Flat roofs in Lilliput usually fail with a leak over an extension, a garage or a dormer, or with a membrane that has started to lift at the edge. We find where the water is getting in, tell you whether it is a repair or a new covering, and price it in writing.

Flat roof trouble in Lilliput usually means water dripping through the ceiling of a kitchen extension after a night of rain. A felt garage roof that has split along its seams and gone soft underfoot. Or a roof terrace or balcony, laid over a room, where the covering has started to crack and the room below has a stain in the corner.

We come out, look at the surface, the edges and the outlets, and check the deck from underneath where we can. You get photographs and a straight answer. If water is getting in right now, ring 07435 839745 and tell us which room it is coming into.

The work

Coverings, decks and the edges that fail first

Repairs to an existing covering. Not every leak means a new roof. A split in felt, a failed seam in a rubber membrane, a blister in torch on felt or a crack in GRP at a joint can often be cut out and patched. We only suggest that when the rest of the covering is sound and the deck beneath it is dry. Put a patch on a wet deck and it only buys you a few months.

New coverings. We lay three systems. EPDM, a single ply rubber sheet bonded to the deck in one piece, suits most extensions and garages and has no seams in the middle of the roof. GRP fibreglass is laid wet over the deck with preformed edge trims and gives a hard surface that takes some foot traffic, so it suits a roof you step onto. Built up felt, usually a three layer torch on system with a mineral cap sheet, is still right on some roofs. We will tell you which we would choose for your roof and why.

The deck and the falls. Most flat roof failures in Lilliput start under the covering. An old chipboard deck soaks up water and sags between the joists, water stands in the dip, and ponding wears the membrane out early. We lift the old deck, replace it with OSB or exterior plywood, and set proper falls with firring pieces or tapered insulation so the water runs to the outlet.

Edges, abutments and outlets. Where a Lilliput flat roof meets a wall, the upstand needs a lead cover flashing chased into the brickwork. At the free edges we fit an edge trim with a drip into the gutter, and we make sure the rainwater outlet sits lower than the roof around it.

Warm roof or cold roof. When a flat roof over a heated room is re-covered, the insulation usually has to be brought up to standard under Approved Document L. We build a warm roof, with PIR insulation boards and a vapour control layer above the deck, which keeps condensation out of the joists. A cold roof with the insulation between the joists needs a ventilated void and is easy to get wrong.

Rooflights and lanterns. A skylight or a lantern is the most common leak on a flat roof. We check the kerb and the seal, and re-cover around it or replace it.

When we would talk you out of it. A garage roof with one split and a dry deck needs a repair, not a new roof. We will say so.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day, not the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Replacing a flat roof covering like for like needs no planning permission, but building control does apply when most of a roof over a heated room is renewed. Inside the Evening Hill conservation area, or on a listed building such as Landfall on Crichel Mount Road, a change of material or a new rooflight needs checking first against the council keeps the list.

What decides the price of a flat roof

Stripped back firstWhatever goes on top, what is underneath decides the price. Illustrative photo.

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. A single storey extension reached from a back garden is a tower job, while a roof terrace over a second floor room on a Lilliput house facing the water needs scaffold and a safe way up. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.

The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. If water is coming through, put a bucket under it and move anything electrical. Do not walk on a roof that feels soft, because the deck may have rotted through. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

By the harbour, a flat roof fails at its edges

Lilliput runs right down to the shore of Poole Harbour, and the wind that crosses the water arrives with nothing to break it. On a flat roof that wind does not push down. It pulls up, hardest at the corners and along the edges.

That is why membranes in Lilliput tend to peel back from the perimeter first, and why an edge trim held on with a few nails, or a felt roof that was only bonded round the sides, does not last as long as it should.

So when you compare quotes for a Lilliput flat roof near the water, ask how the covering is held down across the whole deck, how the edge trim is fixed, and what the roof is designed to take under BS 6229:2025 on flat roofs. A walked on roof terrace needs a finish that takes foot traffic, such as GRP or paving on supports, not a bare membrane. We write all of that on the quote.

Questions

Questions about flat roofs in Lilliput

Can my flat roof be repaired rather than replaced?

Often, yes, when the leak is in one place and the deck underneath is dry. If the deck has gone soft, a patch will not last and we will tell you so.

Which is better, EPDM or GRP?

EPDM rubber suits most extensions and garages. GRP gives a hard surface you can step onto, so it suits a roof terrace. We explain the choice for your roof on the quote.

How long does a new flat roof take?

A garage or a small extension is usually two or three days, longer if the deck needs replacing. We tell you before we start.

My roof terrace faces the harbour. Does that change anything?

Yes. Wind lifts flat roofs at the edges, so the covering needs to be fully bonded and the edge trim properly fixed. We specify both on the quote.

Is the scaffold or tower included?

Yes, on its own line in the itemised quote.
