Flat roofs in Oakdale are mostly the small ones: a garage or a kitchen extension behind a 1930s semi, the canopy over a bay or porch, and the flat tops of dormers on chalet bungalows. We find the leak, tell you whether the covering can be repaired, and price any new roof in writing.

A flat roof in Oakdale needs looking at when there is a drip in the garage after heavy rain, a brown ring on a kitchen extension ceiling, or a dormer bedroom that has started to smell damp in winter. Sometimes it is simply a felt roof that has been patched so often nobody can tell where the last patch ends.

We come out, get onto the roof, look at the deck from below where we can, and photograph what we find. If water is dripping in now, ring 07435 839745, tell us which room it is in and whether it is above an electric light or socket, and put a bowl under it.

The work

Garages, extensions and dormer tops: the flat roofs in BH15

Felt that has had its day. A lot of the flat roofs in Oakdale are old built up felt, laid in three layers with a mineral cap sheet or chippings on top. Felt goes brittle in the sun, blisters, and splits along the laps.

A single split or a lifted edge can be cut out and patched with a torch on repair. When the blisters are everywhere and the deck is soft underfoot, a patch is money wasted, and we will say so.

Re-covering. A new roof starts with the deck. The old chipboard on many Oakdale garages and extensions from the sixties and seventies swells once it gets wet, so we strip back to the joists, fit firring pieces to give the roof a proper fall, and board it in exterior grade OSB or plywood. Then the covering you choose: EPDM rubber laid as one sheet with no seams in the field, GRP fibreglass laid wet and finished with a topcoat, or a modern torch on felt system. A single garage roof is often a day or two. A larger extension takes longer, and we tell you at the quote.

The edges and the wall. Most leaks start at the edges, not in the middle. Where an extension roof meets the house wall there should be an upstand under a lead cover flashing set into a chase in the brickwork, not a strip of mastic. At the front edge, a drip or GRP edge trim throws water into the gutter. We check the abutment, the upstands and the outlet, because a roof with standing water over a blocked outlet will fail long before its time.

Bay and porch canopies. The small flat or lead roofs over the bays and porches on the 1930s semis in Oakdale are easy to forget until the plaster inside the bay stains. They are small, quick jobs, and worth doing while the front is scaffolded for anything else.

Rooflights and pipes. An old domed rooflight or a skylight on a kitchen extension is often where the water gets in, at the kerb instead of the glazing. We can replace it with a new unit or a lantern on a proper kerb when the roof is re-covered. A soil pipe or vent pipe coming up through the roof gets a proper collar rather than a ring of mastic.

Where the water goes. Ponding, standing water that sits for days after rain, tells you the fall is wrong or the outlet is blocked. We check that the outlet, the hopper and the downpipe below it are clear, and set the new falls so the roof drains to them.

When we would talk you out of it. An Oakdale garage roof that leaks at one corner often needs a new outlet or a lap resealed, not a new roof. We would rather do the small job and tell you how long the rest has left.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Re-covering a flat roof like for like needs no planning permission, and no conservation area covers Oakdale itself, though Heckford Park adjoins it and the council keeps the list. Flats and maisonettes do not have permitted development rights. When more than half of a flat roof over a heated room is renewed, building control applies and the insulation has to meet Approved Document L.

What decides the price of a flat roof

Stripped back firstWhatever goes on top, what is underneath decides the price. Illustrative photo.

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. In Oakdale, a detached garage down the side of a semi, a kitchen extension under a first floor window, and a dormer on a chalet bungalow that is reached over the tiled slope each need different access. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.

If it is coming through

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.

The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. If a garage roof is leaking onto a freezer, a car or stored boxes, move them and switch off any socket that is getting wet. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

A dormer on a chalet bungalow is a heated roof

Bungalows make up a large part of Oakdale's housing, and some of them are chalet bungalows with bedrooms in the roof and a flat topped dormer to give them headroom. That flat top sits straight over a room you sleep in.

Built decades ago, it was usually a cold roof with little or no insulation and nothing to stop warm, damp air from the bedroom reaching the underside of the deck. That is where the winter damp smell, the black mould in the corner and the rotten deck edges come from.

So a re-cover on a dormer is not just new rubber or fibreglass. Renewing it counts as work on a heated roof, which brings in building control and the insulation standard. We recommend a warm roof: a vapour control layer on the deck, PIR insulation boards above it, then the covering, so the timber stays on the warm side of the dew point. It raises the roof by the thickness of the boards, so check the quote says how the upstands under the dormer window and the edge trim will be detailed to suit.

Questions

Questions about flat roofs in Oakdale

Can a leaking felt garage roof be patched?

Often, if the leak is at one split, a lifted edge or a blocked outlet and the deck underneath is sound. If the deck is soft or the felt is blistered all over, a new roof is better value.

Which is better, EPDM or GRP?

Both last well when laid properly. EPDM rubber is a single seamless sheet and suits most garages and extensions. GRP gives a hard surface that copes with foot traffic. We explain which suits your roof at the visit.

How long does a new flat roof take?

A single garage is often a day or two. A kitchen extension or a dormer with insulation added takes longer, and the timetable is on the quote.

Will my dormer need building control?

If more than half of a dormer roof over a bedroom is renewed, yes, and the insulation has to be brought up to standard. We put that on the quote as its own line.
