Gutter cleaning in Oakdale
Moss, leaves and silt cleared by hand or by vacuum, downpipes flushed through, and any repair priced before it is done.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Gutter cleaning in Oakdale is mostly bungalows and 1930s semis: moss and grit off the tiles, leaves in the autumn, and the small gutters round the bays that nobody remembers. We clear each run, flush every downpipe through, and price any repair separately.
On a pair of Oakdale semis the front gutter often runs across both houses to one downpipe, so a blockage on next door's side can overflow on yours. Other times it is a green stain spreading down the pebbledash under one corner, weeds sprouting above the front door, or the back run of a bungalow spilling over the patio.
Water showing on the ceiling of a bay, or round a window frame, means the overflow is already inside: ring 07435 839745 and say which room. For anything else, Thomas walks each run, looks at the bay and porch gutters too, and puts the price in writing before any work starts.
The work
Bungalow runs, bays and the moss off concrete tiles

Clearing is done by hand. Autumn leaves come out in handfuls. The harder part on Oakdale's concrete tiled roofs is the moss that washes down with the grit and packs into a heavy silt along the bottom of the gutter, flattening the fall until water sits in it. That gets scooped and scraped out by hand, and the debris is bagged at the top of the ladder, not dropped on your borders.
Bungalows from the ground. About three in ten homes in Oakdale are bungalows, with one low gutter running right round the house. Most of that can be cleared from the ground with a gutter vacuum on a reach pole, and a camera on the pole shows us and you the inside of each run. No ladder has to lean on a conservatory roof or a greenhouse.
Two storey semis. The front and back runs on an Oakdale 1930s semi are reached by ladder where it is safe to do so, or a tower where the ground is uneven or a flat roof extension is in the way. A valley gutter or a box gutter behind a parapet needs a proper platform.
The little gutters over the bays. Many thirties semis in Oakdale have a bay with its own small roof and a short gutter below the main one. It is hard to see from the ground, it blocks long before the main run, and the first sign is usually a damp patch on the bay ceiling indoors instead of any overflow you can spot outside. Every bay and porch gutter is cleared on the same visit.
Downpipes and shoes. We pour water down each downpipe with you watching. If one backs up it is rodded from the top, and if it still will not run we find out whether the swan neck, the pipe or the gully at the shoe is the problem. A silted gully at ground level is cleared as part of the job. On a shared run, we check the outlet on next door's side too.
What we find while we are up. A drip at a union where the seal has perished, a bracket that has let the run droop, a joint opened up by frost, or the place where your gutter meets next door's. Small fixes such as refixing a bracket or renewing a seal can be done on the day if you agree. A run gone brittle belongs to our fascia and guttering work in Oakdale, and is priced separately.
When it is not the gutter. If a gutter overflows even when it is clean, the fall may be wrong or the outlet too small for the roof above it. We tell you that instead of charging you to clear an empty gutter twice a year.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of run, the number of outlets and downpipes, any repair, and where the debris goes on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Clearing gutters is maintenance and needs no planning permission or building control. No conservation area covers Oakdale, though the council keeps the list and Heckford Park is next door.
Cost
What decides the price of a gutter clean

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.
Getting to it. A detached bungalow with a clear run all round, a semi with a conservatory under the back gutter, and a two storey house with a flat roof extension below the eaves all take different kit. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.
What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.
Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.
Comparing quotes? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away.
If it is overflowing now
Water coming over the gutter in heavy rain
Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect, so a blocked outlet in a wet week goes to the front of the queue.
We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. If water is coming over the gutter above your Oakdale front door or a path, keep people out from under it, because in winter that splash freezes. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Do not forget the gutter over the bay
Many of the 1930s semis in Oakdale have a bay window at the front, often running up two storeys, with its own small roof and its own short gutter. That little gutter is easy to miss.
It sits below the main gutter, it is awkward to see from the ground, and on some houses it drains onto a porch roof or into a hopper rather than straight into a downpipe. Leaves and moss collect in its corners and it blocks long before the main run does.
When it overflows, the water runs down the face of the bay and into the joint between the bay and the main wall, and a damp patch appears on the ceiling or the wall inside the bay. People often assume the roof is leaking. So when you book a clean in Oakdale, make sure the bay and porch gutters are on the list, and ask that the outlet from the bay is checked all the way down. We include them as a matter of course and photograph them for you, because they are the part you cannot see.

Questions
Questions about gutter cleaning in Oakdale
How often should my gutters be cleaned?
Once a year for most Oakdale houses, after the leaves have finished falling. A concrete tiled roof with a lot of moss on it, or a garden with big trees, is worth a second visit in the spring.
Can you clean a bungalow's gutters without a ladder?
Usually yes. We use a vacuum on a reach pole with a camera, working from the ground, and show you the pictures of the inside of the gutter.
Do you check the downpipes?
Yes. We run water through every downpipe, and rod any that are blocked before we leave.
Do I need to be at home?
No, as long as the side gate is open and we can get round the back. Photographs of each run come to you afterwards, and any repair found is priced before it is done.
