Gutters, downpipes and flat roof outlets in Lilliput are cleared by hand or with a vacuum on a reach pole from the ground, tested with water afterwards, and photographed before and after so you can see the difference.

A gutter in Lilliput needs clearing when water is spilling over the front in heavy rain, a downpipe is gurgling or has stopped draining, or there is a green streak down the wall below the gutter that was not there last year. Sometimes it is a plant growing out of the gutter, which means it has been full for a while.

The whole run is cleared, including the high side of a Lilliput house built into the slope, and anything broken is pointed out. If water is already coming inside, through a ceiling or down an inside wall, ring 07435 839745.

The work

Gutters. Leaves, moss washed off the roof, silt and the odd tennis ball collect at the low points and around each outlet. We scoop out the debris and the sludge by hand where we can reach safely from a ladder or tower, or lift it out with a gutter vacuum on a reach pole from the ground. Everything goes into bags and leaves with us.

Downpipes. A gutter that has been cleared but still overflows usually has a blocked downpipe. We clear the hopper and the swan neck at the top, rod or flush the pipe, and check the shoe at the bottom and the gully it runs into. If it will not clear, a camera down the pipe shows us where the blockage is.

Valley gutters and box gutters. Where two roof slopes meet, or behind a parapet, debris collects in a valley gutter or a box gutter that you cannot see from the ground. They are the ones that overflow into the house, not onto the path, so we check them every time.

After clearing. We run water through each gutter and watch it. A joint that drips, a section that sags so water sits in it, or a gutter with no fall back to its outlet will overflow again however clean it is. Small repairs such as resealing a joint, replacing a union or refixing a bracket we can usually do on the same visit, with a price first. A roofline that needs replacing is a different job, and our fascia and guttering work in Lilliput covers it.

Salt on the fittings. Near the harbour, salt air rusts the metal that holds a gutter up well before the plastic itself fails: plated screws, steel brackets and the clips on cast iron or aluminium runs. While we are up, we look at every bracket on the side that faces the water, and where one has rusted through we say so and price a stainless replacement.

How often. Most Lilliput houses need it once a year, late in the autumn once the leaves are down. Big garden trees over the roof can mean a spring clear too. We tell you what came out, so you can judge the frequency instead of guessing.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of run, the number of outlets and downpipes, any repair, and where the debris goes on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Gutter cleaning needs no planning permission or building control. If a gutter on a listed building or in the Evening Hill conservation area needs replacing rather than clearing, check with the council keeps the list before changing the material.

Cost

What decides the price of a gutter clean

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.

Getting to it. A Lilliput bungalow with a clear path round it takes a fraction of the time of a three storey house on a slope, and a frontage on Sandbanks Road has a busy pavement to work around. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.

Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.

Comparing quotes? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away.

If it is overflowing now

Water coming over the gutter in heavy rain

Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect.

We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. If a blocked gutter is sending water into your Lilliput home, move anything valuable away from the wet wall and do not climb up in the rain yourself. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

On a slope, the back of the house is the high side

The ground in Lilliput falls towards Poole Harbour, steeply in places around Evening Hill and the roads above the shore. Where a house is built into that slope, the front can be two storeys and the back three, with the rear gutter well above a sloping garden, a terrace or a set of steps. A ladder on uneven or stepped ground at that height is the kind of access the work at height rules say should be avoided.

That changes how the job is done. On a Lilliput house like that we use the vacuum on a reach pole from the ground where it can reach, and a tower on levelled bases where it cannot, and the quote will say which. If you are comparing prices, ask how the rear gutters will be reached. A cheap quote that assumes a ladder at the back of a house on a slope is usually a quote for the front only.

Questions

Questions about gutter cleaning in Lilliput

How often should my gutters be cleaned?

Once a year after the leaves have fallen suits most houses. With trees over the roof, spring as well. We tell you what we found so you can decide.

My gutter still overflows after cleaning. Why?

Usually a blocked downpipe, a sagging section or a gutter without a fall. We run water through after clearing to find which.

Do you clear the downpipes too?

Yes. We clear the hopper and swan neck, rod or flush the pipe, and check the shoe and the gully at the bottom.

How do you reach gutters at the back of a house on a slope?

Where the ground falls away, a pole vacuum works from the high side, and where it will not reach, a tower goes up on levelled bases. The quote says which each run needs.
