In Lilliput most roof faults are repairable: tiles or slates lifted by wind coming across the harbour, a ridge that has worked loose, or a leak where the roof meets a wall or a chimney. We look from the roof and from the loft, then give you a written, itemised price.

The way a Lilliput roof fails is fairly predictable. A south westerly has come up the harbour overnight and there is a tile on the lawn in the morning. A stain has appeared on a ceiling after rain that was driven sideways rather than falling straight. Or a roof has been patched so many times that the owner wants an honest view on whether it is worth patching again.

We come out, get up to it safely and into the loft, photograph what we find and tell you plainly whether it is a repair or a new roof. If water is already coming through, ring 07435 839745, tell us which room it is in and which way the wind was blowing, because on this side of Poole that often points straight at the cause.

The work

Tiles, slates and the fixings that hold them down

Tile and slate repairs. You will find clay plain tile, concrete interlocking tile and natural slate on the roofs between Sandbanks Road and Lilliput Road, often on neighbouring houses. A clay tile hangs on nibs and is nailed every few courses, so a snapped nib or a rusted nail lets it slide, and a small roof repair becomes a leak.

On a Lilliput roof a concrete tile is heavier and tougher but loses its surface with age. A slate hangs on two nails, and when those corrode the slate slips and leaves a gap. We refit with matched material and new fixings, and use a clip or a hook where a nail alone is not enough.

Ridges, hips and verges. Mortar bedded ridges and verges are the first thing wind finds. Once the bedding cracks, the ridge tiles rock and then lift. We strip them, clean them and refix on a dry fix system, mechanically fixed in line with BS 5534, with dry verge units on the gable ends. On most houses it is a day or two, and it stops the same tiles coming off in the next gale.

Flashings and chimneys. Where a Lilliput roof meets a wall, a dormer cheek or a stack, the joint is sealed with lead. Rain that arrives sideways tests those joints far harder than rain that falls straight, so we check the step and cover flashings, the back gutter behind any chimney and the pointing, and replace worn lead with code rated lead sheet dressed into the joints, not mastic.

Re-roofing. When slipping is general rather than local, patching stops being good value. We strip to the rafters, check the timbers and go back on breathable membrane, new treated battens and a fixing pattern worked out for the site, not copied from the old roof. Depending on the size of the house and the weather, allow one to three weeks once the scaffold is up.

Moss, gutters and the loft. Moss and algae on Lilliput roofs hold water against the tiles, and every heavy shower washes some of it into the gutter. While we are up, clearing the moss by hand and lifting the debris out of the gutters and the top of each downpipe takes little extra time, and we look at the fascia and soffit boards too. From inside the loft we check for a cracked or missing tile letting in daylight, for condensation on the underside of old felt, and for insulation pushed hard into the eaves, where it blocks the ventilation the roof space needs.

Storm damage. After a named storm we make the roof safe first, with a sheet or a temporary repair, and photograph everything, which helps if you claim on your insurance.

When we would talk you out of it. A roof with a few lifted tiles and sound timbers does not need replacing. Moss on the north slope looks worse than it is. We would rather fix what is wrong and tell you what to keep an eye on. If it is one slipped slate, a lifted flashing or a leak you want traced, our page on roof repairs in Lilliput covers that kind of single fault.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: scaffold, the strip out, battens and membrane, the covering, each junction and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Like for like repairs need no planning permission. The Evening Hill conservation area sits on the harbour side of Sandbanks Road, and inside it a change of roof covering is not maintenance, so check an address there against the council keeps the list first. A dormer or a rooflight can need permission anywhere, and Planning Portal guidance sets out the rules.

What decides the price of a roof

No rate per square metre, because the square metres are the easiest thing to measure and the least useful thing to know.

Getting to it. Sandbanks Road carries a bus route and heavy summer traffic out to the ferry, so a scaffold on a frontage there is planned around the pavement and the traffic, while a house on a quiet road off Lilliput Road with a drive is much simpler. Some roofs come off a tower, most want a scaffold, and how long it stands matters as much as its size. This is work at height and the work at height rules are why the platform is a priced line rather than an optional extra.

Junctions and substrate. Chimneys, valleys and abutments are priced one at a time, because that is where the leadwork hours go. Battens, membrane and fixings are the part nobody sees and the part that decides what a re-cover costs.

Comparing quotes? Ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, what grade of lead is going on the chimney, and who pays for the skip.

Ring rather than use the form. Anything letting water in goes to the front of the queue. The first visit is about making it safe and watertight so nothing gets worse while you decide, and we quote the permanent repair once the whole of it can be seen.

If the damage is on the side of a Lilliput house facing the water, keep off any balcony or terrace below it until we have looked, because loose tiles keep coming down while the wind holds. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

The harbour decides how a roof should be fixed

Lilliput sits on the edge of Poole Harbour, a few hundred metres from open water at most. Wind reaching a roof here has travelled across a long stretch of flat water with nothing to slow it, and on the streets that rise from the shore it meets the roof higher up the slope.

BS 5534 asks the roofer to work out the fixing for each tile and slate from the site's exposure, so the right fixing pattern for a roof here can be heavier than for the same roof a mile inland.

What that means for you: a new roof or a big repair should come with a fixing specification, not just nailing like the old one. Ask any roofer who quotes how the tiles will be fixed at the eaves, the verges and the ridge, and whether they have allowed for being this close to the water. We put our answer on the written quote, so you can compare it line by line.

Questions

Questions about roofing in Lilliput

A tile came off in the wind. Is the rest of the roof at risk?

Sometimes. One lost tile often means the fixings on that slope are tired. We refit it and check the tiles around it, and tell you whether the problem is local or across the roof.

Do I need a new roof or a repair?

If the timbers are sound and the slipping is in one place, a repair. When tiles or slates are moving all over the slope and the felt underneath has perished, re-roofing is better value. We show you photographs either way.

How should a roof near the harbour be fixed?

To a fixing specification worked out for the exposure under BS 5534, which on this side of Poole can mean more clips and mechanical fixing than the old roof had. We put it on the quote.

Is the scaffold included in the price?

Yes, as a separate line on the itemised quote, so you can see what the access costs.

Do you work on roofs in winter?

Yes. Repairs go ahead in most weather, but not in high wind, and a stripped roof is never left open overnight.
