The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most roof problems in Canford Cliffs are repairs, not new roofs: a tile lifted by a blow off the bay, a valley choked with pine needles, a flashing that has let go on a block. We look from the roof and from the loft, then put an itemised price in writing.

A roof in Canford Cliffs usually shows it needs attention when something has come off after a southerly gale and is lying on the drive. A damp patch has appeared on a top-floor ceiling in a block of flats and nobody is sure whose problem it is. Or a survey on a house you are buying has flagged the ridge, the lead or the age of the covering and you want to know what that means in practice.

All three need someone on the roof rather than a guess from the pavement, which on a house set back behind pines is about all the pavement gives you. We get up there, get into the loft, and photograph what we find so you see what we saw. If rain is getting into a room or a flat right now, ring 07435 839745 rather than filling in the form, and tell us where the water is showing.

The work

Repairs. Slipped, cracked and missing tiles, storm damage after a wind straight off the sea, and leaks traced back to where the water really gets in, which is rarely directly above the stain. The detached houses in Canford Cliffs are big and many are hipped, with several slopes, valleys and more than one chimney, so a leak has more places to start. A straightforward repair is a morning or a day.

Pines and what they leave behind. Canford Cliffs is heavily wooded, and pine needles are finer than leaves. They mat in valleys and gutters, hold water against the lead and the tile edge, and in a downpour the valley overflows sideways under the tiles. Shaded north slopes also carry moss and algae that lift the tails of the tiles. Clearing the debris and freeing the valley often cures a leak on its own, and when that is all it needs, that is all we quote.

Ridge, hip and verge. Mortar bedding cracks, frost opens it, and the next gale lifts the tile. We rebed where the roof suits it or convert to a dry fix system, with a dry ridge screwed to a ventilated roll and a dry verge on the gables, which takes the mortar out of the equation.

Re-covering. When the nails, battens and underlay have all failed together, patching stops making sense. The covering is stripped, soft timber and rafter ends replaced, and it goes back on breathable membrane and treated battens. Most of the housing in Canford Cliffs went up after the war, so expect concrete interlocking tile on a lot of it, with clay plain tile and natural slate on the older villas. This close to the cliff we fix every tile to the exposure BS 5534 sets out, with clips and stainless nails. A detached re-roof takes a couple of weeks, weather allowing. If your tiles are sound and only the ridge or a valley has failed, we will tell you a new roof is money you do not need to spend. For a single slipped tile, a lifted flashing or a leak you want traced, see our page on roof repairs in Canford Cliffs.

Leadwork and the blocks. Chimney flashings, soakers, valleys and abutments in code rated lead. Many of the post-war blocks of flats here have a flat roof behind a parapet, and the pitched ones have long runs of abutment where a tired flashing can feed water into a top flat for months before anyone notices. The bungalows at Imbrecourt, off Canford Cliffs Road, are a far simpler roof to get onto.

The loft while the roof is open. Insulation, eaves ventilation and condensation are cheapest to sort with the covering off, and Approved Document L sets what a renovated roof should reach. Fascias, soffits and gutters can be done off the same scaffold.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: scaffold, the strip out, battens and membrane, the covering, each junction and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Re-covering a house in matching materials is maintenance with no application, and the Planning Portal guidance shows where permitted development stops. Parts of Canford Cliffs sit in a conservation area and the council keeps the list, so if the covering or the look of the roof is changing, we check your address before anything is ordered.

Cost

What decides the price of a roof

No rate per square metre, because the square metres are the easiest thing to measure and the least useful thing to know.

Getting to it. A detached house behind a gravel drive and a stand of pines, a bungalow at Imbrecourt and a tall block of flats on Canford Cliffs Road are three very different scaffolds, and the trees often decide where the tubes can stand. Some roofs come off a tower, most want a scaffold, and how long it stands matters as much as its size. This is work at height and the work at height rules are why the platform is a priced line rather than an optional extra.

Junctions and substrate. Chimneys, valleys and abutments are priced one at a time, because that is where the leadwork hours go. Battens, membrane and fixings are the part nobody sees and the part that decides what a re-cover costs.

Comparing quotes? Ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, what grade of lead is going on the chimney, and who pays for the skip.

Ring rather than use the form. Anything letting water in goes to the front of the queue. The first visit is about making it safe and watertight so nothing gets worse while you decide, and we quote the permanent repair once the whole of it can be seen.

If you live in one of the Canford Cliffs flats, tell the managing agent as well, because the permanent repair is theirs to instruct, and photograph the ceiling each time it rains. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Two conservation areas, and what they change on a roof

Canford Cliffs has two. The Canford Cliffs Village conservation area takes in the shops on Haven Road between Elmstead Road and Ravine Road and the streets around them. The Branksome Park and Chine Gardens conservation area reaches in from the east, through the pine-wooded roads towards the chines.

Inside either one, appearance is what the council controls. Putting back the same tile or slate is maintenance. Swapping clay for concrete, adding rooflights to a slope that faces the road, or changing a dormer is a change, and it is worth asking the council before it is priced, not after.

The trees matter as much as the roof. A pine in a conservation area, or one under a Tree Preservation Order, cannot simply be cut back to make room for a scaffold. The council has to be told in writing first and that takes weeks, so if a branch overhangs your roof we raise it at the first visit. St Ann's Hospital on Haven Road is listed at Grade II*, and anything listed needs its own consent for roof work, whatever the covering.

Questions

Questions about roofing in Canford Cliffs

How soon can you come and look at it?

Ring and we will agree a time for the visit there and then. If water is coming in, say so on the call, because a leak is treated differently from a routine quote. The visit and the written quote are both free.

Does the whole roof need replacing?

Usually not: on most roofs here, the covering is sound and the trouble is at a junction: a valley blocked with needles, a flashing that has lifted, or ridge bedding that has cracked. We only suggest a new roof when the battens, underlay and fixings have gone together, and we show you the photographs.

The leak is above my flat. Can I book you myself?

You can ring us and we will look, but the roof of a block belongs to the freeholder, so the managing agent normally has to instruct the repair. We write the quote so they can act on it, and on a larger job they may have to consult the other leaseholders before it goes ahead.

Is the scaffold included in the quote?

Yes, as its own line, so you can see it. On a house surrounded by pines we also note whether any tree work or council notice is needed before it can go up.

Do you re-roof in winter?

We do repairs all year. A full strip is planned around the forecast, because a roof is only open for as long as we can cover it again the same day, and nothing is left open overnight.
