Rendering in Canford Cliffs covers repairing or re-coating the render on a block of flats, and taking blown render or tired pebbledash off a detached house and putting a sound system back. We tap the wall first, then price it in writing. For inside walls, see plastering in Canford Cliffs.
Most render faults in Canford Cliffs show first as something you can see from the car park or the lawn. A crack running out from the corner of a balcony or a window, on a block where nobody is quite sure who should deal with it. A pale render that has gone streaky and green on the side that faces away from the sun. Or a piece of dash on an older house that has come away and left a patch of bare brick.
None of that is decorating. Render is the coat that keeps rain out of the wall, and once it lets go of the background it holds water in instead. We come out, tap the elevation, tell you how much of it is actually loose, and set it out in a written itemised quote. The visit and the quote are both free.
The work
Blocks, big houses, and what we do to their walls

Blocks of flats. A lot of the homes in Canford Cliffs are flats. Where a block is rendered, whether in a smooth painted coat or a thin coat system, the usual faults are cracks at the corners of openings, hairline crazing across a whole face, and staining that runs down from balconies and copings.
Where the render on a Canford Cliffs building is sound we cut out and fill the cracks, clean down, and put on a breathable coating. Where it rings hollow we hack off the blown area back to a firm edge and rebuild it in the same system, so the patch does not show as a different texture once it is painted.
Silicone thin coat and monocouche. For a full re-render in Canford Cliffs we would usually quote a mesh reinforced basecoat, a primer and a silicone topcoat in a float or scraped texture, or a through-coloured monocouche. Acrylic and polymer systems are cheaper, but on a wall this close to the sea we would rather have the silicone, because it sheds water and holds its colour. A sample panel goes on the wall first, since a white on a chart can look blue on a north face.
The older detached houses. Among the big Canford Cliffs plots are inter-war and earlier houses, often red brick at ground floor with render or pebbledash above. Those are usually solid or early cavity walls, and some are pre-1919. On a solid wall a plastic-rich render traps moisture and pushes damp inside, so we would repair in sand and cement or lime to match, not wrap it in a modern system. Dash can be matched for aggregate, not for ninety years of weathering, so a patch on a frontage often means doing the whole elevation.
Beads, bellcast and edges. Stainless or PVC stop beads at the reveals, angle beads on the corners and a bellcast over the damp course so water drips clear. Galvanised beads rust here and stain the new wall.
External wall insulation. If a solid wall is coming back to brick anyway, EWI is worth pricing at the same time. Insulation board or a render carrier takes the same basecoat and topcoat, so the thermal gain costs one scaffold instead of two.
When we would talk you out of it. Green algae on a shaded face is not a render fault. A clean down and a biocide wash fix it for a fraction of a re-render, so that is what we would quote.
How it runs
From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access and scaffold, protection, preparation of the existing wall, the system and number of coats, beads and stop ends, and making good on separate lines, so you can compare it properly against anyone else's.
On a Canford Cliffs job nothing is left open or unusable overnight. The site is swept at the end of each day, not the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Re-rendering in the same finish and colour is maintenance. Both the Canford Cliffs Village and the Branksome Park and Chine Gardens conservation areas take in parts of the suburb, so if you want to change the finish or the colour of a wall seen from the road, check the council keeps the list first and read the Planning Portal guidance on external walls. Insulation under render is building control work to the Part L standard in Approved Document L. On a block of flats, the freeholder or management company agrees the scaffold and the work before we start.
Cost
What decides the price of a rendering job
No rate per square metre, because the square metres are the easy part; what is already on the wall decides the price.
Getting to it. A detached house set back behind its hedge, a four storey block with balconies over a shared car park, and a bungalow gable need very different access in Canford Cliffs. A bungalow gable comes off a tower, a three storey elevation wants a scaffold, and the platform has to stand for the whole system rather than a day. The work at height rules are why it is a priced line rather than something folded into a rate.
What is already on the wall. Rendering over sound brick is one job. Hacking off blown sand and cement, or a pebbledash that has parted from the background, is another, and it is the part nobody can see from the road. We tap the whole elevation before quoting, because the hollow areas set the hours.
The system, and what the wall behind it needs. Silicone thin coat over insulation, monocouche through-coloured, or traditional sand and cement all price differently and behave differently. On a solid wall that has to breathe, a plastic-rich modern system traps moisture and moves the problem inside, so the right system is a wall decision rather than a colour decision.
Comparing quotes for a Canford Cliffs render? Ask which system is being quoted and how many coats, whether the old render is being hacked off or overlaid, whether beads, bellcast and stop ends are included, whether the scaffold is in the price, and what happens to the existing sills and pipework.
If it has started to come away
Render that has blown or cracked open
Ring rather than use the form. A section that sounds hollow when you tap it, or a crack you can get a coin into, is letting water behind the render and the frost does the rest.
We make the loose area safe, sheet it if the weather is against us, and price the elevation once we can see how far the blown area actually goes. On a block, tell the managing agent the same day, and keep the car park or path under the loose area clear until it has been taken down. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
On the cliff top, the seaward wall wears first
Canford Cliffs sits on the cliff top, well under half a mile from the beach and not much further from the harbour. Walls here take wind-driven rain and salt that a house two miles inland never sees, and it is not spread evenly.
BS 8104, the code for assessing wind-driven rain on walls, treats exposure as a question of which way a wall faces and what shelters it, and that is exactly what we find: the face towards the sea crazes, stains and blows years before the one behind it.
So we do not price every Canford Cliffs elevation the same. On the exposed face we want a mesh in the basecoat, a silicone topcoat rather than a cheaper acrylic, stainless beads, and a bellcast and sill details that throw water clear. The sheltered side of the same building may only need cleaning and a coat. If a quote treats a seaward block and a sheltered one as the same job, ask why, and ask what the beads are made of.

Questions
Questions about rendering in Canford Cliffs
Our block's render has cracked. Is it our job or the freeholder's?
Usually the freeholder's, because the outside walls tend to be part of the building they manage, but your lease is what decides it. We can quote to the freeholder or the managing agent in a form that suits a section 20 consultation if the cost is being shared.
Repair or re-render?
Tap it: if the hollow areas are isolated, cut them out and patch them. If most of an elevation sounds dull, patching is money spent twice, and a new system with mesh and proper beads is the better spend.
Is silicone render right on an older solid wall?
Not always. A solid wall has to let moisture out through its face, and a plastic-rich topcoat stops that. On the older houses we would match in sand and cement or lime. On a modern cavity wall or a block, silicone is fine.
How long does a full elevation take?
A patch repair is a day or two. Hacking off and re-rendering a full elevation usually takes about a working week once the scaffold is up, because each coat needs time to cure.
Do you render in winter?
We work all year, but render does not go on in a frost or onto a wet wall. On an exposed wall near the sea we would rather move a start date than put a coat on that will craze.
