Hamworthy

Sixties and seventies houses, and the jobs that come with them

Most homes in Hamworthy went up after the war, and the jobs they need now are the ones that age brings on: tired ridge and verge mortar on concrete tile roofs, felt flat roofs on garages and extensions, rotten timber fascias and cavity walls that were never insulated. All of those, plus the brickwork, render, drives and patios, go on one quote from one firm.

Housing of this age in Hamworthy shows its problems at the ridge, on the extension roof and, sooner or later, everywhere at once. A ridge tile on the lawn after a blow off the harbour. A garage or kitchen extension roof that drips onto whatever is stored under it. Or a house that has reached fifty years old all at once, with the roof, the roofline and the drive all wanting attention in the same summer.

If water is coming through a ceiling now, ring 07435 839745 rather than using the form, put a bowl under it and stay off the ladder. Otherwise Thomas comes out, looks at the roof and the loft, photographs what he finds and puts a written itemised quote in front of you, with repair and replacement priced side by side where both are honest options.

The housing

A real mix of houses, and a big post-war core

Hamworthy has a bit of everything. Semis, terraces, detached houses and flats each make up a sizeable share of the homes, with a fair number of bungalows among them. The biggest building wave was the late sixties and seventies, over an older layer from the twenties and thirties and a newer one of flats and houses since 2000, many of them on former industrial land around the quays.

That matters because each era fails in its own way. The inter-war houses have solid or early cavity walls, often clay tile or slate roofs and bay windows with their own small roofs. The post-war estates are mostly concrete interlocking tile, with ridges and verges bedded in sand and cement, timber fascias and a garage or extension somewhere under felt. The newer blocks have managing agents, and usually a different set of problems entirely.

  • Council homes and leaseholders. Turlin Moor was built by the council, and where a home there or elsewhere was bought from the council, the owner of a house can instruct us directly. If you own a flat in a block where BCP Council is still the freeholder, the roof, gutters and outside walls are the council's to repair, and your share comes through the service charge after consultation under section 20. Tenants should report repairs to BCP Homes rather than booking a builder.
  • Bungalows are simple to reach and big to cover. The whole floor area sits under one roof, so there is more tile, verge and gutter per home than on a two storey house. Towers at the eaves often do instead of a full scaffold, which keeps the access cost down.
  • Older houses near the bridge are a separate case. The few pre-war and Victorian houses along Blandford Road towards Poole Bridge may be pointed in lime and roofed in slate or clay. We repair those in kind rather than in the materials the estates were built with.

Planning

No conservation area, four listed entries, and ordinary permitted development

None of BCP Council's conservation areas covers Hamworthy. The nearest, Town Centre Heritage, is across the water around the Old Town and the quay. You can check the council list yourself. For most houses here that means the normal permitted development rules apply: re-roofing in a similar-looking material, replacing fascias and gutters, and repointing need no application.

Appearance, roof shape and the listed buildings still catch Hamworthy owners out.

  • Changing how the house looks. Permitted development expects outside work to use materials of a similar appearance to the house. The Planning Portal guidance on external walls explains when render or cladding over brick is fine and when it is worth asking first. A flat for sale or a house on an estate with covenants may have its own rules as well.
  • Dormers and roof shapes. A rear dormer is often permitted development on a house, but not on a flat or a maisonette, and never on the front slope facing the road. The roof guidance sets out the volume limits.
  • The listed buildings. Historic England lists four entries in Hamworthy: The Old Rectory, a seventeenth century brick house listed at Grade II*, two sets of houses on Blandford Road towards the bridge, and the war memorial in St Michael's churchyard. Work that affects the character of any of them needs listed building consent, whatever the permitted development rules say.

The one local thing

Water on three sides, so ask what the nails are made of

Hamworthy is a peninsula. Poole Harbour is to the south, Holes Bay to the east and Lytchett Bay to the west, so whichever way the wind blows, much of it arrives over water carrying salt. That does very little to a concrete tile.

It does a lot to the steel holding it on. Galvanised nails, old tile clips, steel lead fixings and the brackets on gutters corrode, and a roof can look fine from the road while the fixings underneath are going.

So on a re-roof here we fix to the exposure BS 5534 sets out, with stainless or aluminium nails and clips, and dry fix ridges and verges instead of mortar. When you compare quotes, ask what the fixings are made of. It adds little now and it is what stops the roof loosening in ten years.

The water also sits close to some front doors. The Environment Agency runs flood warning areas for Poole Harbour at West Quay and Lower Hamworthy Quay and at Hamworthy Park, so on a new drive or patio near the shore we keep the finished level at least 150 mm below the damp-proof course, fall it away from the house and give it somewhere to drain. You can check the flood risk for your address before you decide on a surface.

What we do in Hamworthy

Every trade, for the houses that are here

Each trade has its own page for Hamworthy. These are the short versions, with the fault we would look for first on this housing.

Roofs and flat roofs

Ridge and verge work, slipped tiles, eaves felt that has rotted into the gutter, leadwork and full re-roofs in concrete or clay tile. Garage and extension flat roofs re-covered in GRP, EPDM rubber or torch-on felt on a sound deck, with the upstands and outlet detailed properly.

Fascias, soffits and gutters

Timber fascias and soffits from the sixties and seventies replaced in uPVC, with new gutters and downpipes and the eaves ventilation put right. Gutter clearing by hand where moss off the tiles keeps blocking the outlets.

Fascias and guttering Gutter cleaning

Brickwork and repointing

Garden walls, piers, chimney stacks and new openings. Repointing where the joints have weathered back on the exposed side, in a mortar that suits the brick, so the joint wears rather than the face of the brick.

Bricklaying in Hamworthy Repointing in Hamworthy

Render and plastering

Cracked and hollow render patched or stripped and redone, including pebbledash where a house has it. Skimming, patching and replastering inside, and ceilings put back after a leak.

Rendering in Hamworthy Plastering in Hamworthy

Driveways and patios

Block paving, resin bound and tarmac drives, and porcelain or stone patios. A new front drive over five square metres has to be permeable or drain to a border, and near the harbour the levels matter as much as the surface.

Cleaning and insulation

Soft washing of roofs, render and paving with a biocide finish. Loft insulation topped up to current depths, and cavity wall insulation only where the wall and its exposure suit it, which we check first.

How we work

From the first visit to the last sweep

Thomas visits, looks at the building properly and puts an itemised quote in writing, with the scaffold as its own line. Where a repair will do, that is what we quote, and where the roof or the fascias have reached the end, the photographs show you why.

Once work starts, one person is your contact throughout. Nothing is left open overnight, the site is swept at the end of each day, and the waste leaves with us. If something extra turns up once the tiles or the old fascia boards are off, we photograph it and price it before doing it.

Parking and the harbour bridges are worth planning early on this side of the water. Where a road has parked cars on both sides, we agree where the skip and the scaffold lorry go before the day. And the lifting bridge and the Twin Sails Bridge both open for boats, so deliveries are timed around them rather than left to chance. On the lofts, while a roof is open for a re-roof is the cheapest moment to insulate, and Approved Document L sets what a renovated roof should reach.

Reviews

What customers said

A patio and a roofing job, both written by the customer after the work was finished. The patio customer names Tom and Lloyd, and the roofing customer mentions a team that turned up when they said.

…Tom and Lloyd were both lovely, really knowledgeable and kept us updated throughout, which was reassuring. They did a great job and we're really happy with the end result…

…The workmanship was excellent, everything was completed to a high standard, and they left the site clean and tidy afterwards. It's refreshing to deal with a company that's reliable, turns up when they say they will, and clearly takes pride in their work…

Questions

Questions about building work in Hamworthy

Is Hamworthy in a conservation area?

No, none of BCP Council's conservation areas covers Hamworthy, and the nearest, Town Centre Heritage, is across the water around the Old Town and the quay. There are four listed entries on this side, including The Old Rectory and the war memorial in St Michael's churchyard, and those need listed building consent for changes. For everything else the ordinary permitted development rules apply.

My ridge tiles keep coming loose. Should I have them rebedded?

Rebedding in mortar works, but on a roof facing the harbour it starts the same clock again. On most concrete tile roofs in Hamworthy we fit a dry ridge and dry verge instead, with the tiles screwed or clipped down over a ventilated roll, so there is no mortar left to crack. We will tell you if the rest of the roof is sound enough to make that worthwhile.

I own my flat but the council owns the block. Who fixes the roof?

The council, as freeholder, is responsible for the roof, gutters and outside walls, and recovers the cost from leaseholders through the service charge after consulting them. Report the problem to BCP Homes. We can quote for work inside your own flat, such as replastering a ceiling after the leak is fixed.

Is my garage flat roof worth repairing or should it be re-covered?

One split or blister can be patched. If the felt is cracked across the surface, water is ponding in the middle, or the deck feels soft underfoot, it needs stripping and re-covering, and the deck checked before anything new goes down. GRP and EPDM rubber both last well on a garage if the fall and the edges are right.

Do you cover all of Hamworthy?

Yes. Lower Hamworthy, central Hamworthy, Lake, Rockley, Cobbs Quay and Turlin Moor are all in our working area, and so is Upton to the north. It is BH15, under BCP Council for planning and building control.
