Most roofs in Hamworthy are concrete interlocking tile on houses and bungalows from the sixties and seventies, and the usual faults are tired ridge and verge mortar, felt that has perished at the eaves and fixings rusted by the harbour air. We find which it is, then price the repair in writing.

Hamworthy roofs tend to come to a head with a damp patch on a bedroom ceiling after a south-westerly. A ridge tile sitting on the lawn, or mortar crumbs in the gutter. Or a roof that has simply reached the age where they want to know whether to keep patching it or have it done once.

If water is already coming through, ring 07435 839745 instead of filling in the form, put a bowl under it and keep off the ladder. For everything else, Thomas comes out, goes up, looks in the loft and tells you plainly whether the roof needs a repair, a few junctions sorting or a full re-roof, and why.

The work

What goes wrong on a Hamworthy roof, and what we do about it

Ridges and verges. A roof from the late sixties or seventies almost always has its ridge, hip and verge tiles bedded in sand and cement. After fifty years of wind off the water that bedding cracks, rain gets behind it, and the next gale lifts a tile.

Re-bedding in mortar works, but it starts the same clock again. On most Hamworthy roofs we fit a dry ridge and dry verge instead: the tiles are screwed or clipped down over a ventilated roll, so there is no mortar to fail. A typical semi is a day or two once the scaffold is up.

Felt at the eaves. Roofs of this age were laid on bitumen underlay, and the strip that runs into the gutter goes brittle in the sun and rots away. Water that should drain into the gutter runs down the fascia and into the wall instead. We lift the bottom courses, fit an eaves protection tray and a strip of new membrane, and relay the tiles. If the underlay has gone further up the slope, we will tell you that the repair is only buying time.

Slipped and missing tiles. Interlocking tiles slip when the nail has rusted through or the batten has rotted. One or two can be refixed with clips. When they are slipping across a whole slope, the fixings have gone together and patching becomes a running cost. If it is only a tile or two, a cracked ridge joint or a drip you want traced, see our page on roof repairs in Hamworthy.

Re-roofs. Stripped to the rafters, new treated battens, breathable membrane, a new interlocking concrete tile or a clay tile if you want one, with dry fix ridge and verge and the lead renewed. A bungalow, and there are plenty in Hamworthy, can often be done off towers at the eaves, which keeps the access cost down. On a two storey house expect about a week of good weather.

Moss, gutters and the loft. Concrete tiles on shaded Hamworthy slopes grow moss, which washes down and blocks the gutter and downpipe. We clear the debris by hand rather than jet washing, which drives water up under the laps. While the tiles are off for a re-roof is also the cheapest time to put the loft right: topping up the insulation, fitting eaves ventilation so the air moves, and curing the condensation that drips off old felt in a cold snap.

Chimneys and leadwork. Stepped flashings, soakers, back gutters and valleys in code rated lead, and the flaunching on top of the stack. A lot of leaks blamed on tiles turn out to be here.

Older roofs and flats. The few older houses near the bridges and along Blandford Road may still carry natural slate or a plain clay tile, which we repair in kind. The flat roofs on garages and back extensions, many still on felt, are covered on our flat roofing page for Hamworthy: GRP or EPDM rubber on a sound deck, with the upstands and outlet detailed properly. On a block of flats the freeholder or managing agent has to instruct the work, so we quote for them.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: scaffold, the strip out, battens and membrane, the covering, each junction and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Re-covering a house roof like for like is normally permitted development, and the Planning Portal guidance shows where that stops, for example raising the roof or adding a dormer to the front. None of BCP Council's conservation areas takes in Hamworthy. The nearest, Town Centre Heritage, is across the water around the Old Town and the quay, and the council keeps the list. There are four listed entries on this side, The Old Rectory among them, and most changes to one of those need listed building consent first.

Cost

What decides the price of a roof

No rate per square metre, because the square metres are the easiest thing to measure and the least useful thing to know.

Getting to it. A bungalow off Blandford Road, a three bedroom semi with a drive for the scaffold to stand on, and a flat-roofed block by the harbour are three very different access jobs. Some roofs come off a tower, most want a scaffold, and how long it stands matters as much as its size. This is work at height and the work at height rules are why the platform is a priced line rather than an optional extra.

Junctions and substrate. Chimneys, valleys and abutments are priced one at a time, because that is where the leadwork hours go. Battens, membrane and fixings are the part nobody sees and the part that decides what a re-cover costs.

Comparing quotes? Ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, what grade of lead is going on the chimney, and who pays for the skip.

Ring rather than use the form. Anything letting water in goes to the front of the queue. The first visit is about making it safe and watertight so nothing gets worse while you decide, and we quote the permanent repair once the whole of it can be seen.

If you rent from BCP Homes or live in a Hamworthy block, tell your landlord or managing agent too, because they will need to instruct the permanent repair. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Water on three sides, and what that does to the fixings

Hamworthy is a peninsula. The harbour is to the south, Holes Bay to the east and Lytchett Bay to the west, so whichever way the wind blows, a good part of it arrives over open water carrying salt. That does very little to a concrete tile.

It does a lot to the steel that holds it on. Galvanised nails, old tile clips and steel lead fixings corrode, and a roof can look fine from the road while the fixings underneath have mostly gone.

So on this side of the harbour we specify stainless or aluminium nails and clips, and we fix every tile rather than every other course where the exposure calls for it. BS 5534 sets out how a covering should be fixed for the wind it will see, and a roof facing across the water toward Brownsea and the Purbecks needs more than one tucked in behind other houses. When you compare quotes, ask what the nails and clips are made of. It costs little extra now and it is what stops the roof loosening in ten years' time.

Questions

Questions about roofing in Hamworthy

Should I repair my roof or replace it?

If the tiles are sound and the trouble is at the ridge, the verges or a flashing, a repair is the right answer and we will say so. If tiles are slipping across a whole slope, or the old felt has gone brittle all the way up, the fixings and underlay have reached the end together and patching becomes a running cost. We photograph what we find so you can see the reason for either answer.

How long does a re-roof take?

For a bungalow, three or four working days once the towers or scaffold are up. For a two storey semi, about a week, depending on the weather and how much lead and timber needs renewing. The roof is never left open overnight.

Is the scaffold included in the price?

Yes. It has its own line on the written quote, so you can see what it costs and compare it with anyone else's.

Will you make a mess of the garden?

Old tiles and battens come down a chute or are lowered, not thrown, the site is swept at the end of every day, and all the waste leaves with us.

Do you work on roofs in winter?

Yes, for repairs. A full re-roof needs a run of dry days, so in winter we plan around the forecast and only strip what can be covered again the same day.
