Roofing in Canford Heath

Dry fix ridges and verges, tile repairs, valleys and full re-roofs on the estate's houses and bungalows, priced in writing after we have looked.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most roofs in Canford Heath went on in the 1970s and 1980s, in concrete interlocking tile over bitumen felt, and most of them are now failing at the edges: ridges, verges, valleys and the felt at the eaves. We look from the roof and from the loft, then give you an itemised written price.

Roofs across the Canford Heath estate tend to fail in the same few ways. A ridge tile has lifted and there is a line of loose mortar on the drive. A verge on the gable end has shed its pointing and the tiles along it are rocking. Or a stain has appeared on a landing ceiling right under a valley, where two slopes meet over a later extension.

Thomas comes out, gets up to it safely, goes into the loft with a torch and tells you whether it is a repair or the start of a re-roof. If rain is already coming through a ceiling, ring 07435 839745, tell us which room and whether it is near a valley or the chimney, and put a bowl under it.

The roofs

Ridges and hips. Estate roofs of this age were finished with ridge and hip tiles bedded in sand and cement and nothing else. Fifty years of heat and frost breaks that bond. We lift the run, clean the tiles and refit them on a dry fix system with screws and clips, as BS 5534 now expects. On a semi or a terrace block that is usually a day or two.

Verges on the gable ends. A lot of the houses in Canford Heath are gabled rather than hipped, so each has two mortar verges that take the wind side on. When the mortar drops out, the last tile in each course is held by a nail or a clip only. Dry verge caps replace the mortar for good and are a tidy job from the scaffold.

Tile repairs. The big concrete interlocking tiles on these roofs, in Marley and Redland type profiles, are tough, but their surface has worn and they have grown moss on the north slopes, with algae on the shaded side. A cracked or slipped one, or a missing tile after storm damage, can be swapped for a matching profile. Older clay tiles and slate are rare in Canford Heath, so we rarely have to source reclaimed stock.

Shallow pitches. Some of the later houses on the estate have low pitched roofs. Water runs off them slowly, so a tile lapped or laid badly lets rain blow back under it in a storm. We check the pitch against what the tile maker allows before we patch anything.

Valleys and extensions. Many homes in Canford Heath have been extended, and the join between old and new roofs is where leaks start: a valley lined in cheap felt, or a lead soaker that was never dressed properly. We relay the valley in lead or a dry valley trough.

Re-roofing. The original felt under the tiles is often brittle and torn at the eaves now. When enough tiles are loose and the felt has gone, a new roof is better value than more patching. We strip to the rafters, check the timbers, and lay breathable membrane, new treated battens and new tiles, and while the scaffold is up we look along the gutter, fascia and downpipes and clear the debris out of them. A house on the estate takes about a week once the scaffold is up, depending on the weather.

When we would say no. Moss on a sound roof is not a reason to replace it, and neither is one slipped tile. If the battens are sound and the felt is holding, we fix what is wrong and tell you what to watch. A single cracked tile, a lifted ridge or a drip through a ceiling is covered on our page for roof repairs in Canford Heath.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: scaffold, the strip out, battens and membrane, the covering, each junction and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Nothing in Canford Heath is listed and no conservation area covers it, which you can check on the council\'s heritage pages, so replacing a roof like for like, or changing the tile colour, is normally permitted development. Rooflights and dormers have their own limits, set out in Planning Portal guidance, and building control applies when more than half of the roof is renewed.

Cost

No rate per square metre, because the square metres are the easiest thing to measure and the least useful thing to know.

Getting to it. A detached house on a quiet close with its own drive, a mid terrace with no side access, and a bungalow with a conservatory under the eaves each need a different scaffold. Some roofs come off a tower, most want a scaffold, and how long it stands matters as much as its size. This is work at height and the work at height rules are why the platform is a priced line rather than an optional extra.

Junctions and substrate. Chimneys, valleys and abutments are priced one at a time, because that is where the leadwork hours go. Battens, membrane and fixings are the part nobody sees and the part that decides what a re-cover costs.

Comparing quotes? Ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, what grade of lead is going on the chimney, and who pays for the skip.

Ring rather than use the form. Anything letting water in goes to the front of the queue. The first visit is about making it safe and watertight so nothing gets worse while you decide, and we quote the permanent repair once the whole of it can be seen.

On a Canford Heath terrace, tell the neighbours either side too, because water can travel along the felt and show up next door first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

The estate was built in phases. Building started in the south of Canford Heath in 1963 and in the north in 1973, and each phase went up close by close, usually with one tile, one felt and one mortar mix across a whole run of houses. So those roofs are all the same age, and they fail in the same order: ridge mortar first, then verges, then the felt at the eaves.

That gives you a free warning. If the house three doors down has just had its ridge rebedded or its felt replaced, yours is probably not far behind, and it is cheaper to plan it than to wait for a storm. It also means that on a terrace or a pair of semis, one scaffold can serve two or three roofs at once. If your neighbours are thinking about the same job, ask us to price it together. Each owner gets their own quote, and each saves on the scaffold.

Questions

Questions about roofing in Canford Heath

My ridge tiles keep coming loose. Do I need a new roof?

A loose ridge in Canford Heath does not usually mean a new roof. The ridge comes off, the old mortar is cleaned away and the tiles go back on a dry fix system that is screwed down. On most houses on the estate that is a day or two.

Can I change the colour of my tiles?

Normally yes. Canford Heath has no conservation area and nothing listed, so a like for like re-roof or a change of colour is usually permitted development. We check before we price.

How do I know if the felt under my tiles has failed?

Look in the loft on a bright day. Daylight at the eaves, torn felt hanging between the rafters or stains on the timber are the signs. We photograph it for you on the visit.

Is the scaffold included in the price?

Yes, as its own line on the itemised quote. A bungalow can sometimes be done from a tower, which costs less.

Do you work on roofs in winter?

Yes. Repairs go ahead in most weather, and a stripped roof is never left open overnight. It is sheeted and the work carries on when the rain stops.
