Most Merley roofs are concrete interlocking tile that went on when the estate was built, and on those the tile outlasts the nails, the mortar and the felt beneath it. That is why so many roofs here need edge work and new fixings rather than a new roof.
Three calls come out of Merley more than any others. A ridge or verge tile has lifted and there is mortar down the drive. A stain has appeared on a bedroom ceiling after a wet week and nobody can say where it is getting in. Or a neighbour has had a full re-cover and you want to know whether yours is at the same point.
We come and look properly: up on the slope, into the loft with a torch, and a camera on everything worth seeing. Then you get a straight answer. A repair that will hold, new edges and fixings that buy the covering years more, or a strip and re-cover because the substrate is finished. Nothing is charged for the survey, the visit or the written price.
The work
A clad fascia can still be rotten underneath

Ridge, hip and verge. Seventy seven per cent of Merley went up between 1945 and 1982, and nearly half of everything here in the 1970s and early 1980s, so these roofs are one cohort ageing together and the edges fail together. Ridge and hip tiles on an estate house of that age are bedded in mortar, and mortar that has weathered since the houses went up cracks and lets the tiles rock. We take the lot off and convert to dry ridge and dry verge screwed onto a ventilated roll. BS 5534 is the code that calls for mechanical fixing at the edges, and the roll lets the roof space breathe along the ridge.
Gutters, fascias and soffits. A lot of Merley rainwater goods were clad or replaced once already, and uPVC screwed over rotten timber hides the problem instead of curing it, so we take a board off and look. Plenty of the leaks we get called to are a gutter tipping water down the wall behind a fascia, or a downpipe emptying onto a path. On ground that shrinks and swells, where a downpipe finishes matters more than it looks.
Nearly every roof on the estates here is concrete tile, most of it interlocking, and the tile is in better order than whatever is holding it down, so the culprit is a rusted nail, a lost clip or a junction. Along the older lanes towards Canford you get plain tile, clay tile and natural slate over felt with no sarking board. The bitumen felt underlay of the 1970s perishes where it laps into the gutter, the one place it has to be sound, so we check it from inside before anyone talks about a roof coming off.
When the nails have gone and the underlay tears as soon as it is touched, the covering comes off, wet timber is cut out, and it goes back on breathable membrane and treated battens with a matched tile. The join where a garage roof runs into the main slope is where most flat roofs here let go, so the deck comes first. Cement smeared over a failed flashing is the commonest bad repair we take off a roof here, and it goes back in code rated lead. With the covering off and the platform already paid for, insulation and eaves ventilation cost a fraction of what the same work costs as its own visit, and Approved Document L is the standard a renovated roof has to reach.

There is no conservation area over the estates, so a like for like re-cover, a repair, new rainwater goods or a flush rooflight all count as householder permitted development, so long as nothing sits proud of the roof plane by more than 150mm, and Planning Portal guidance spells the limits out. The listed buildings in this area are clustered around Canford, and a listed address needs consent for any work at all. The council is Bournemouth, Christchurch and Poole, and it keeps the list of conservation areas.
Cost
What decides the price of a roof

No rate per square metre. Merley is kind ground for access. Estate roads, off street parking and a drive to stand on mean the platform goes up without a permit or a road closure, and a bungalow needs a good deal less of it than a two storey detached, which matters where three in ten homes are bungalows. This is work at height and the work at height rules are why the platform is a priced line. Chimneys, valleys and abutments are priced one at a time. Ask whether the scaffold is in the price and who pays for the skip.

Ring rather than use the form. Anything letting water in goes to the front of the queue, and the first visit makes it safe and watertight while you decide. Put a bucket under the drip and look along the ridge and gable verge from the ground for mortar on the drive. Do not go up a ladder to check. Worth knowing
Merley roofs are all the same age

About three quarters of the houses here went up between the war and the early 1980s, most of them in one long build through the 1970s. Those roofs were tiled within a few years of each other, using the same mortar and the same nails, so they wear out together. That is why a run of streets starts shedding ridge mortar in the same couple of winters.
Two things follow. A neighbour having the whole roof stripped is not evidence that yours is due: two houses built the same month can be years apart, depending on which slope catches the weather and whether anybody kept the gutters clear. And since the mortar and the fixings tire long before the tile does, the honest question on most Merley roofs is whether new edges will do instead. Have both priced on one sheet and decide with the figures in front of you.

Merley questions we get asked
Why does every house on our road seem to need work?
Because Merley went up as one cohort and the roofs are ageing together. Around 77 per cent of the housing here was built between 1945 and 1982, and close to half of it in the 1970s and early 1980s, so the mortar, the felt and the nails are all the same age. When one house on the road loses ridge bedding the neighbours are usually a winter or two behind. It is normally edge work rather than a full strip.
Nearly half of Merley is detached. Does that change the survey?
It changes what we spend the time on. Detached homes make up about 49 per cent of Merley and most of them are hipped, which means far more hip, ridge and valley for the floor area than a terrace of the same age. Those are the lines that let go. We measure the hip and valley runs at the survey and price the mortar work and the valley linings separately from the tiling.
Which council do we deal with, Dorset or BCP?
Bournemouth, Christchurch and Poole, which surprises people who assume every BH21 address answers to Dorset Council. There is no conservation area over Merley, so a like for like re-cover needs no application at all. Twenty six entries in the area are listed, Canford School and John of Gaunt's Kitchen among them, and those are a different matter entirely, needing consent before anything at all is touched.
The soakaway floods the border every winter. Is the roof causing it?
It is roof water arriving faster than the ground will take it. The ground around Merley shrinks and swells, so a soakaway that stays full keeps one strip permanently wet through the winter while the rest dries out in summer, and that movement shows in the brickwork long before anything shows in the loft. We look at the gullies and the run of every downpipe on the same visit, and say plainly if the drainage is the real fault.
