Parkstone

Victorian brick at the bottom of the hill, semis and bungalows at the top

Most of what Parkstone needs is brickwork and roof maintenance on houses that are a century old, plus the ordinary wear on the post-war semis further up the hill. We do both, and the free written quote tells you which parts need doing now and which can wait.

Parkstone is two places that grew into one. Lower Parkstone, the old village around Ashley Cross, the green and the station, is mostly Victorian and Edwardian brick, much of it on narrow plots and some of it turned into flats. Upper Parkstone sits on the higher ground along Ashley Road and out through Heatherlands, where the houses are later, with plenty of semis, some bungalows, and the estates built by the council before and after the Second World War.

A good deal of the older housing in Parkstone is over a century old, and it shows in the same places every time: the pointing, the chimney stacks shared between neighbours, the bay roofs and the front walls. Up the hill the jobs are more often a tired flat roof on a garage or extension, a concrete tiled roof reaching the end of its fixings, or a driveway that has sunk and ponds.

If water is coming in, ring 07435 839745 and tell us which room and what is above it. Otherwise book a visit, and Thomas will look at it properly and price it himself.

Semis, slopes and shared stacks

Three things about Parkstone that change the job

Half the roof belongs next door. On a semi or a terrace the chimney stack usually straddles the party wall, and the ridge and the valley run straight across into your neighbour's roof.

Rebuilding a shared stack, or cutting into a party wall for a new beam, can bring the Party Wall etc. Act 1996 into play, which means notice to the neighbour before the work starts. Even where it does not, the join between your new covering and their old one has to be detailed properly or it leaks on both sides. We look at the neighbour's half too, and say on the quote how the junction will be made.

The ground slopes. Parkstone climbs from the harbour side up to Ashley Road, and plenty of roads run across the slope. That matters for a driveway, because water from the road and the drive above ends up at your garage door or your front wall unless a channel drain or a proper fall sends it somewhere else. It matters for scaffolding and skips, which need a level base on a steep pavement. And it matters for walls: a front or garden wall holding back soil is a retaining wall, and it is built differently from a boundary wall.

Shops with flats above. Ashley Road, and the streets round Ashley Cross, have long runs of shops with flats over them. Work on those means a pavement licence for the scaffold, a covered walkway so the shop can trade, and a clear line on the quote between what the flat owner, the shop and the freeholder are each paying for. Where the flats share a roof, the freeholder normally instructs it, and larger jobs need consultation under section 20 of the Landlord and Tenant Act 1985.

What we do here

Each trade, as it applies to Parkstone houses

Parkstone houses need roofing, flat roofs, rooflines, brickwork, render, insulation, paving and exterior cleaning, and the right spec differs between Lower Parkstone's slate and the post-war tile. One visit and one written quote cover all of it.

Roofing

Victorian and Edwardian roofs in Lower Parkstone are mostly natural slate or clay tile, with lead valleys, bay roofs and shared stacks. The post-war semis and bungalows are mostly concrete interlocking tile. We repair, rebed or dry fix ridges, renew flashings, and re-roof on new membrane and battens when the fixings have failed across the slope.

Roofers in Parkstone

Flat roofs

Garages, rear extensions and dormers, many of them still on felt. Blisters, splits along the upstand and water standing after rain all mean the covering has had its time. We re-cover in GRP, EPDM or torch-on felt, and replace the deck first if it has gone soft.

Fascias, soffits and guttering

Old timber fascias rot behind leaking gutter joints, and on a semi the gutter run often carries on across next door's house. We replace boards and gutters and make a clean, watertight joint where your run meets theirs.

Fascias, soffits and guttering Gutter cleaning

Bricklaying and repointing

The older houses were built with soft brick in lime mortar. Cement repointing on those traps moisture and spalls the brick face, so we repoint in lime. We also rebuild front walls, garden and retaining walls, piers and chimney stacks.

Bricklaying Repointing

Rendering and plastering

Render on Parkstone's post-war houses cracks at corners and around openings and lets water in behind it. We patch or re-render in sand and cement, a through-coloured render or silicone. Inside, we skim, re-plaster and repair ceilings after a leak.

Rendering Plastering

Insulation

Most lofts up the hill can take a straightforward top-up. The Victorian houses in Lower Parkstone mostly have solid walls with no cavity, which changes the whole approach to wall insulation, so we survey first and explain the options before quoting.

Insulation Loft insulation Wall insulation

Driveways and patios

Block paving, resin-bound and tarmac drives, and porcelain or stone patios. On a sloping plot the levels, the drainage and the edge restraint decide whether it stays flat and dry, so those are designed first and the surface is chosen last.

Driveways Patios

Exterior cleaning

Moss on north facing slopes and shaded paving, and algae on render. Soft washing with a biocide cleans without forcing water under the tiles or damaging older slate.

Conservation and listed buildings

Ashley Cross is a conservation area. Most of Parkstone is not

The Ashley Cross conservation area covers the Victorian heart of Lower Parkstone around the green, the station and the shopping streets nearby. BCP Council keeps the list and the maps, and the boundary follows particular streets, so check your address. The Branksome Park and Chine Gardens conservation area lies close by to the south east, but it is a separate area and not part of Parkstone.

Inside Ashley Cross, like for like repairs are normally fine: matching slate or clay tile, matching brick, lime mortar of the right colour. Changing the appearance is where permission comes in, whether that is swapping slate for concrete tile, replacing timber details, or cladding a wall, as the Planning Portal guidance on external walls sets out. A house converted into flats has no householder permitted development rights at all.

There are six listed buildings in Parkstone, including St Peter's Church near Ashley Cross and the St Dunstan of Canterbury Orthodox Church, both grade II*, and the Church of St John the Evangelist at Heatherlands. If your property is listed, any work that affects its character needs listed building consent, and we price it in matching materials.

How a job runs

From your call to the site being swept

You ring or send the form. Thomas Hannen, who owns the firm, comes out and looks at the problem properly, including the neighbour's side of a shared roof or wall where it matters, and prices it himself. You get a written, itemised quote you can compare line by line.

If the work needs a party wall notice, a pavement licence or a conversation with a freeholder, the quote says so, so there are no surprises about the start date.

One point of contact runs from the quote to the finish. The site is swept each day and the waste leaves with us. If we open something up and find more than the quote allowed for, we stop, photograph it and price it before doing anything extra.

Scheduled work runs Monday to Friday, 8am to 6pm. If something is urgent, ring rather than use the form, and if we miss the call we ring you back.

Reviews

What customers said

A driveway in BH13 and a new roof, both written by the customer after the job. One describes a resin driveway, patio and decking area, and the other a roofing crew who left the property tidy every day.

Bournemouth Roofing and Building completed a beautiful resin driveway, patio, and decking area for us. The job was quite complex and far from straightforward, but they handled everything with professionalism and skill…

Questions

Parkstone questions

Our chimney stack is shared with next door. Can you still repair it?

Yes. We look at both halves, explain what needs doing, and tell you whether the work needs a party wall notice to your neighbour. Where the stack serves both houses, it is worth talking to your neighbour about sharing the cost.

Is my house in the Ashley Cross conservation area?

Only if it is in the old centre of Lower Parkstone around the green and the station. The boundary follows particular streets, so check the BCP Council map. Most of Upper Parkstone is outside it.

Should my Victorian brickwork be repointed in lime?

Usually, yes. Soft old brick needs a mortar that is weaker and more breathable than it is, so moisture leaves through the joints. Hard cement on those walls tends to damage the brick face in a frost.

Water runs down the road onto my drive. Can a new driveway fix that?

It can, if the drainage is designed rather than added afterwards. A channel drain across the entrance, the right falls and somewhere legal for the water to go are part of the quote, not an extra.

I own a flat over a shop on Ashley Road. Who pays for the roof?

It depends on the lease, but the roof usually belongs to the freeholder. We can look, write up what we found and address the quote to whoever is responsible.
