How can you tell a dodgy roofer?
You can tell a dodgy roofer by what they cannot show you on paper. A genuine firm gives you a company number you can look up on Companies House in a minute, and the name on the register should match the name on the quote.
Ask who owns the business and whether that person comes out to look at the roof. Get the price as a written, itemised quote with the scope, materials, scaffold and waste on separate lines, not a figure scribbled on a card. Walk away from anyone who pushes you to decide today, offers a discount for signing on the spot, or asks for cash only. Be most wary of the knock at the door from someone who just happened to notice a loose tile, because that is the classic opening. What should a roofing quote include?
A proper roofing quote is written, itemised and specific enough that you could hand it to another roofer and get a like-for-like price. It should say exactly what is being done: whether the roof is stripped to the rafters or patched, whether the battens and membrane are renewed, how the ridge is fixed, and what happens at the chimney and the valleys. Scaffold, materials, labour and taking the waste away should each be a separate line. It should also say what happens if something unexpected turns up once the roof is open, such as a rotten batten or a split rafter. The fair answer is a photograph and a price before anyone carries on. Check the firm's full name, address and company number are on it. A single total next to the words roof repairs tells you nothing. How much deposit should a builder ask for?
Keep any deposit small, and only pay it to a firm you have checked, against a quote you have in writing. Citizens Advice suggests keeping a deposit under 25 percent and getting quotes in writing. On a bigger job, staged payments tied to finished stages are fairer than a large sum up front, for example once the strip-out is done, once the roof is covered and once the snagging is finished. Be careful of anyone who wants most of the money before a tile has moved, or who wants it in cash with no paperwork. If you pay part by credit card, section 75 of the Consumer Credit Act can make the card company jointly liable if things go wrong. Whatever you agree, get the payment terms written down before work starts, not talked through on the drive. Can I cancel building work after I have signed?
Usually yes, if you agreed the contract at home rather than at the firm's premises. Under the Consumer Contracts Regulations, a contract made in your house or away from the trader's premises carries a 14 day cancellation period, and you can cancel within it without giving a reason. The trader has to tell you about that right in writing, and if they did not, the cancellation period is extended by up to 12 months. If you asked for the work to start inside those 14 days and then cancel, you pay a fair share for what has already been done. An urgent repair you specifically called someone out for can fall outside the rules. Pressure to sign on the doorstep and let the work begin at once is a warning sign in itself, because it cuts across all of this. How fast can you get out to a roof leak?
Ring rather than email if water is already coming in. We will get someone out to make it safe and stop it getting worse, usually with a temporary cover, then price the permanent repair once the roof can be seen properly in dry weather. Diagnosing a leak from the ground in driving rain wastes your money as well as ours.
Is scaffolding in the price, or does it come later?
It is a priced line on the quote, never a surprise afterwards. Anything above single storey needs a proper platform, and how long it has to stand matters as much as how big it is. Where a job can be done safely off a tower we say so, because that costs you less. Whatever we have assumed about access is written down where you can see it.
How do I check you are a real firm before I let anyone start?

Do you work through the winter?
Yes, with the sense the season asks for. Mortar and render will not go on in frost, so repointing and rendering wait for the temperature to come up. Roof repairs, dry-fix ridge work, leadwork, loft insulation and inside plastering carry on regardless. Winter is usually the quickest time to get booked in, and it is the season that shows you exactly where a roof is weak.
