Bungalows extend well at the back or the side, because there is no first floor to support and the new roof can follow the old. The detail that matters is the roof line: a low-pitched bungalow roof has to meet the extension roof without a gutter trapped between them.
Brick walls and repairs

What goes on top of the extension
An extension on a post-war semi or a bungalow usually gets one of two roofs. A flat roof in EPDM or GRP keeps the height down, takes roof lights well and suits a room under an upstairs window. A pitched roof in tile to match costs more in timber, but it can look as though it was always part of the house.

Permission
Planning and approvals in New Milton
New Forest District Council handles planning for the town. The New Forest National Park boundary runs to the north, and Bashley and Tiptoe are inside it, but the town, Barton on Sea and Ashley are not.
Planning permission. A single-storey rear extension on a house often needs no application if it stays within the permitted development limits: 3 metres beyond the original rear wall of a semi or terrace, 4 metres for a detached house, and no taller than 4 metres. Two-storey and side extensions have tighter rules. Old Milton Green is a conservation area, and inside it a side extension or a rear extension of more than one storey always needs an application.
Building Regulations. Needed with or without planning. Building control checks the foundations, structure, drainage and insulation as the job goes up. See Regulation 12 and Approved Document A.
The neighbours. Work on the boundary, or foundations dug within 3 metres of a neighbour's building and deeper than theirs, needs notice under the Party Wall Act at least a month before it starts.

What sets the price of building work here
- The ground. How deep the footings have to go, and whether roots or drains are in the way. Building control confirms it once the trench is dug.
- Access. Space for a skip and a small digger on the drive, or none.
- The roof. Flat or pitched, and whether tiles have to match the house.
- Matching the walls. Brick to match, or render that meets the old coat without a visible line.
- Drainage. Where the roof water goes, and whether a drain or manhole has to move.
- Structure. Any steel over a new opening, sized by an engineer.
- Finishes. Where the job ends: plastered shell or finished room.
Keeping an extension on budget comes down to deciding the finishes before work starts, not changing the design once walls are up, and reading any provisional items on the quote. On the cliff top at Barton, check the shoreline plan before you extend
The Environment Agency's shoreline planning map sets the policy for the stretch called Barton-on-Sea Marine Drive and Marine Drive West as managed realignment through to 2105. That means measures that might slow erosion of the cliffs, not stop it. The action plan for that stretch also says to work with communities on a plan for the loss of properties at its western end. Its erosion projections are guidance, and it says itself that they do not give information for individual properties.
If your house is on a cliff-top plot near Marine Drive, look up the stretch and its projections, and ask New Forest District Council what it would accept, before spending money on drawings for an extension. Ask building control too where the roof water from a new extension should go, because a soakaway near an eroding cliff is not a decision to guess at. Further back from the cliff, and across the rest of New Milton, none of this applies.
