Homes in Canford Heath were built in the 1970s and 1980s to the thin insulation standards of the day, so most can gain from more: in the loft, over a garage, in a dormer or a flat roofed extension, and on a cold wall. We look at the whole house first and tell you which job pays back soonest. The detail is on loft insulation in Canford Heath and wall insulation in Canford Heath.

Houses on the Canford Heath estate share the same few weak spots. A bedroom that is always colder than the rest of the house, often the one over the garage. A loft with a flattened layer a few inches deep and boarding laid straight on it. Black mould in the corner of a ceiling or behind a wardrobe on an outside wall. Or an EPC that has come back low when the house is being sold or let.

Thomas goes up through the hatch, checks whether the house is brick and block or timber framed, looks at the room over the garage and any flat roofed extension, and writes a free itemised quote with the jobs in the order he would do them.

The loft is usually the first job and the cheapest per room warmed. A top-up of mineral wool, glass wool or rockwool roll to about 270mm, laid in two layers crossing each other, with the eaves kept open for ventilation and any storage raised on loft legs. The ceiling then reaches the U-value that Part L looks for, and heat loss through the top of the house falls more than anywhere else. The loft page has the detail.

Rooms over an integral garage. Common in houses of this age, and covered in the section below. Mineral wool batts between the joists from underneath, boarded with fire resisting plasterboard, is the usual fix.

Flat roofed extensions and dormers. Plenty of houses here have a flat roofed kitchen, porch or garage extension, and some have a dormer. If the flat roof is being re-covered, PIR insulation board such as Celotex or Kingspan goes on top of the deck as a warm roof, with a vapour control layer under it. That is far better than stuffing the void, which traps condensation. Flat roofing in Canford Heath covers the covering itself.

Cold walls. Most houses in Canford Heath have cavity walls, and whether they suit a fill depends on what a borescope shows. Where a wall should not be filled, or one room is cold, internal insulation with insulated plasterboard or rigid board behind a new skim is the answer, and it lifts the thermal comfort of that room noticeably. The wall insulation page explains the choice.

Floors. Most houses in Canford Heath were built with solid concrete ground floors, which cannot be insulated from below. A new floor finish over rigid board is possible when a room is being redone, but it raises the floor, so doors and thresholds need thought. We will tell you when it is not worth it.

Draughts and ventilation. The loft hatch, gaps round pipes going into the loft, and old window trickle vents are checked. In a Canford Heath house, insulation works best with draughts sealed, but kitchens and bathrooms still need extract fans running, or condensation moves somewhere else. Thin multi-foil products are sold as a quick fix; on their own they rarely match the depth of wool they replace, and we will say so. The heating bill and the EPC both move most when the big areas are done properly.

Maisonettes, flats and neighbours on the same close. In a Canford Heath maisonette or flat the roof and outside walls normally belong to the freeholder, so the loft and any wall insulation go through whoever manages the block, and a large job needs the leaseholders consulted under section 20. On a close where the houses went up in the same year, the lofts usually hold the same thin layer, so two or three neighbours can have the work done on consecutive days, each with their own quote.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the survey, clearing what is there, the material and its depth, ventilation works and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Most insulation is not development and needs no planning permission, as the Planning Portal guidance on insulation confirms; external wall insulation can, and Approved Document L sets the standard. Renovating more than half of a wall, floor or roof brings in building control under regulation 23, which here is BCP Council. Canford Heath has no conservation area. We are not VAT registered, so there is no VAT on our quote. Registered firms zero rate insulation fitted in a home until 31 March 2027, under HMRC VAT Notice 708/6.

Cost

What decides the price of an insulation job

No rate per square metre, because the area is the easy part and the awkward part is everything around it.

Getting to it. A detached house with a clear loft and a bedroom over the garage, a mid terrace with a small loft and a flat roofed kitchen, and a top floor flat with a shared roof space do not share one access plan. A loft hatch you can stand a ladder under is one job, a crawl space or a room in the roof is another. Where boarding has to come up and go back, that is time before any material is laid.

What is already up there. Old material that has to come out, and be bagged and taken away, is a cost before anything new goes down. So is anything stored in the loft that has to be moved and put back.

Ventilation and the awkward edges. Eaves that must stay clear, downlighters that need covers, a tank and pipework that still need lagging, and getting depth right into the corners rather than just across the middle. Approved Document L sets what the work is expected to reach.

Comparing quotes? Ask what depth is actually being laid, whether the old material is being removed or covered, whether the eaves are being kept clear, and whether the hatch and the pipework are included.

If it is urgent

Damp, condensation or a room you cannot heat

Ring rather than use the form. Insulation is rarely an emergency, but a loft dripping with condensation, black mould coming back faster than you can wash it off, or a room that will not hold heat before a cold snap all get looked at quickly.

The first visit is about finding out whether the problem is insulation, ventilation or both, because insulating a roof space that cannot breathe makes it worse. If mould is spreading on a ceiling or an outside wall, wipe it down, keep the room ventilated and tell us which room it is, because where it appears points to the cold spot. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

A lot of houses on Canford Heath, built in the 1970s and 1980s, have an integral garage with a bedroom above it. It is nearly always the coldest room in the house. The floor sits over an unheated, draughty garage, often with little or no insulation between the joists, so the room loses heat downwards as well as through its outside walls.

The fix is done from the garage side, so the bedroom is barely touched. The garage ceiling comes down, mineral wool is fitted snug between the joists, gaps round pipes and cables are sealed, and the ceiling is boarded again with fire resisting plasterboard and skimmed, because that ceiling is also the fire separation between the garage and the house and has to stay that way. If the garage has been turned into a room, the floor above is already better off, and the job moves to the walls. Ask us to look at it at the same visit as the loft.

Questions

Questions about insulation in Canford Heath

Which insulation job should I do first?

Usually the loft, because it is quick and warms every upstairs room. After that, whichever room is coldest, often the one over the garage.

Do you add VAT?

No, we are not VAT registered, so none goes on the price. A registered firm would charge insulation fitted in a home at zero rate until 31 March 2027.

Can you insulate the floor over my garage without disturbing the bedroom?

Yes. It is done from underneath: the garage ceiling comes down, insulation goes between the joists and a fire resisting ceiling goes back up.

Will insulating cause condensation?

Not if the house can still breathe. The eaves stay open, kitchens and bathrooms keep working extract fans, and on a timber framed house the vapour control goes on the warm side of any lining.
