Blown and cracked render found by tapping, hacked off and re-rendered in the system that suits the wall, priced per elevation.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Rendering in Canford Heath is mostly repairs and re-renders to rendered walls on the houses and flats of an estate built from the 1960s to the 1990s, and new silicone or thin coat render over brick. We tap the old render, hack off what has blown, and quote the system elevation by elevation.

Render on Canford Heath needs work when a panel sounds hollow when knocked, a crack has opened round a window and let water behind, or a rendered wall has gone green on the shaded side. Some owners simply want to cover tired brick or old dash with a clean, through-coloured finish.

Thomas comes out, taps each elevation to find the blown areas, checks what is underneath where he can, and gives you a written price.

The render

Finding what has failed. Old sand and cement render cracks, water gets behind it, and in frost the render parts from the wall. Tapped with a knuckle it sounds hollow. Small areas can be cut back and patched. Where more than a quarter of a wall is blown, patching becomes a false economy and the elevation is better hacked off and re-rendered.

Hack off and prepare. We hack off the old render on a Canford Heath house back to the brick or blockwork, clean down the background, and stabilise it with a primer where it is dusty. Beads go on at the corners, the reveals and a bellcast bead above the damp proof course so water drips clear.

Sand and cement. The traditional finish, laid in two coats, a scratch coat and a float coat, and painted once it has cured. It is the cheapest system to lay but needs repainting every few years.

Silicone and thin coat. A polymer basecoat with mesh bedded into it, then a thin, through-coloured silicone or acrylic topcoat. It is flexible, needs no painting, and resists algae and staining far better. Monocouche is a single thick coat with the colour in it, scraped to texture, and suits large flat walls.

Choosing a colour and texture. We bring colour samples, and finishes run from smooth float to scraped and fine textured. Pebbledash and tyrolean are still possible where a house needs to match the one it is joined to.

External wall insulation. Insulation boards fixed to the wall under a render carrier give a real thermal gain on a house with a poor or empty cavity. It changes the depth at the windows and eaves, and it is building control work under Part L. We price it only when it makes sense for the wall.

When we would not render. Sound, dry brickwork does not need render to keep water out, and trapping moisture behind it helps nothing. If the issue is the joints, it is cheaper to repoint.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access and scaffold, protection, preparation of the existing wall, the system and number of coats, beads and stop ends, and making good on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day instead of the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Nothing in Canford Heath is listed and no conservation area covers it, which you can check on the council\'s heritage pages. Re-rendering is normally permitted development on a house; on a flat or maisonette the rules differ and planning may be needed.

Cost

What decides the price of a rendering job

No rate per square metre, because the square metres are the easy part; what is already on the wall decides the price.

Getting to it. A detached house with a full height gable, a semi with a rendered first floor panel over brick, and a three storey block of flats with a shared stairwell all need very different scaffold. A bungalow gable comes off a tower, a three storey elevation wants a scaffold, and the platform has to stand for the whole system rather than a day. The work at height rules are why it is a priced line rather than something folded into a rate.

What is already on the wall. Rendering over sound brick is one job. Hacking off blown sand and cement, or a pebbledash that has parted from the background, is another, and it is the part nobody can see from the road. We tap the whole elevation before quoting, because the hollow areas set the hours.

The system, and what the wall behind it needs. Silicone thin coat over insulation, monocouche through-coloured, or traditional sand and cement all price differently and behave differently. On a solid wall that has to breathe, a plastic-rich modern system traps moisture and moves the problem inside, so the right system is a wall decision rather than a colour decision.

Comparing quotes for a Canford Heath render? Ask which system is being quoted and how many coats, whether the old render is being hacked off or overlaid, whether beads, bellcast and stop ends are included, whether the scaffold is in the price, and what happens to the existing sills and pipework.

If it has started to come away

Render that has blown or cracked open

Ring rather than use the form. A section that sounds hollow when you tap it, or a crack you can get a coin into, is letting water behind the render and the frost does the rest.

We make the loose area of a Canford Heath wall safe, sheet it if the weather is against us, and price the elevation once we can see how far the blown area actually goes. If a slab of render has come away over a path or a doorway, keep people clear of it until the rest of the loose area has been knocked down safely. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

If you own a flat or maisonette, the wall is probably not yours

Canford Heath has a good number of flats and maisonettes among its houses. If you own one on a long lease, the outside walls almost always belong to the freeholder, and the lease usually makes the freeholder, a residents' management company or its managing agent responsible for them. So you cannot simply have your part of a block re-rendered, however bad it looks, and a single rendered flat in a block would also stand out.

The route is to report the blown or cracked render to whoever manages the block, in writing, with photographs. If the repair would cost each leaseholder more than a set amount, the managing agent has to consult you before the work starts. We are happy to look at a block and price the whole elevation for the freeholder or the management company, with the render system, colour and scaffold set out line by line. That way every owner sees the same quote, and the block is done in one go rather than one flat at a time.

Questions

Questions about rendering in Canford Heath

Can you just patch the cracked bit?

If the render around it is sound, yes. If the wall sounds hollow over a large area, a patch will not bond to it for long, and re-rendering the elevation is better value.

Is silicone render worth the extra over sand and cement?

Often, yes: it needs no painting, flexes, not cracks, and stays cleaner. On a wall you would otherwise repaint every few years, it usually pays for itself.

I own a flat. Can I get my wall rendered?

Usually not on your own, as the outside walls belong to the freeholder. Report it to the managing agent, and we can price the whole block for them.

How long does it take to render a house?

Most houses take one to two weeks once the scaffold is up, depending on the weather, the number of elevations and how much old render has to come off.
