Flat roofs in Canford Heath are mostly over garages, porches, and the single storey extensions added to the estate's 1970s and 1980s houses. Most of the old ones are built up felt nearing the end of its life. We lift what has failed, check the deck, and re-cover in EPDM rubber, GRP or new felt.
A Canford Heath flat roof shows trouble as a drip in the garage after heavy rain, a ceiling stain in a kitchen extension, or a porch roof that has puddled and gone green. Sometimes it is the lead or felt upstand where the flat roof meets the house wall that has opened up, and the water is tracking in behind it.
Thomas comes out, walks the roof if it is safe to, looks at the ceiling underneath and tells you whether it is a patch or a re-cover. If water is coming into a room now, ring 07435 839745 and say which roof it is over, then move anything electrical out of the way.
What we cover
Garages, extensions and porch roofs on an estate built for the car

Garage roofs. Many houses on Canford Heath have an attached or integral garage with a flat roof, often on a chipboard or plywood deck laid over timber joists. The felt on these was never meant to last fifty years. When it blisters and splits we strip it, check the deck for soft spots and rot, and replace any boards that have gone. A single garage is usually a day or two.
Kitchen and living room extensions. These matter more, because a failure drips on to a ceiling, not a car. We look hard at the fall. A flat roof needs a slope of at least 1 in 80 to shed water, and many built on Canford Heath in the eighties and nineties were laid dead level and hold puddles. That ponding is what makes felt blister and bubble. Firring pieces under a new deck put the fall back, as BS 6229, the code of practice for flat roofs, expects.
Warm roof or cold roof. Most garage and extension roofs in Canford Heath were built as a cold roof, with any insulation between the joists and a void above it. Without airflow that void collects condensation and the deck rots from underneath. When we re-deck a heated extension we turn it into a warm roof: a vapour control layer on the deck, PIR insulation boards on top, and the covering over those. Replacing a whole roof over a heated room brings in Part L, so building control is told, and we tell you that at the quote stage.
EPDM rubber. A single sheet of synthetic rubber bonded to the deck, with no seams on a small roof. It is cold applied, it copes with the sun, and it suits garages and extensions with simple shapes.
GRP fibreglass. Laid wet over the deck with a resin and matting, then topped with a coloured topcoat. It gives a hard surface you can stand on and shaped edge trims for a crisp finish. Best on a dry day.
Built up felt. Modern torch-on felt in two or three layers with a mineral cap sheet is still a good system and a sensible choice where a neighbour's roof joins yours.
The edges and outlets. Most leaks are at the edges: the abutment where the upstand meets the house wall, the drip edge into the gutter, and the outlet. We cut a chase into the brick joint and dress a new lead cover flashing over the upstand, fit a proper drip trim, and make sure the outlet is big enough. On an extension built with a cavity tray above the roof line, we check it is still weeping out rather than into the room.
Rooflights and pipes. A skylight, a lantern over a kitchen, or a soil pipe or vent pipe coming through the deck all need their own kerb and collar. Lifted felt round a rooflight is a classic leak, and it is easy to seal properly when the roof is re-covered.
When we would not re-cover. A small split in an otherwise sound felt roof can be patched. If the deck is dry and firm and the covering has a few years left, we say so.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
No conservation area covers Canford Heath and nothing on the estate is listed, which you can check on the council\'s heritage pages, so re-covering a flat roof is normally just maintenance. Swapping a flat roof for a pitched one is a different question, and Planning Portal guidance sets out when it needs permission.
Cost
What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.
Getting to it. On Canford Heath, a detached house with an integral garage, a semi with a rear kitchen extension, and a bungalow with a flat roof porch over the front door each need different access and different edge detail. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.
The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.
The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.
Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.
If it is coming through
Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.
The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. If the leak is over a garage, get anything electrical or stored in boxes off the floor, and keep the door open so it can dry. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Living next to a heath changes how we lay the roof
Canford Heath is protected lowland heath, and it has had serious fires, several of them in 2022. Many gardens back straight on to it. Torch-on felt is laid with a gas torch and an open flame, and on a dry, windy summer day, working on a garage roof yards from a fence and dry gorse, we do not think that is the right tool.
So on the homes that back onto the heath we recommend a cold applied system, EPDM or a GRP, where no flame is used at all. If you already have a felt roof and want felt again, it can still be done, but we plan it for a damp, still day and keep a watch on the edges after the torch is off. We will say which method we are using when we give you the quote, and why, so that you can weigh it up. The heath itself is off limits to us: nothing is stored or stacked beyond your fence, and all waste leaves on our van.

Planning at a glance
Do you need planning permission in Canford Heath?
Most repairs in Canford Heath need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about flat roofs in Canford Heath
Which is better for my garage, rubber or fibreglass?
Both are sound choices for a garage. EPDM rubber is quick and suits a plain garage roof. GRP gives a harder surface and neater trims. We explain the difference for your roof when we price it.
My extension roof has a puddle on it. Is that a problem?
A shallow puddle that dries soon after the rain stops is not unusual. Standing water that stays is a sign the fall is wrong, and it will shorten the life of any covering. We can correct it when the roof is re-covered.
Do you use a gas torch near the heath?
On homes backing onto the heath we recommend a cold applied system instead, so no flame is needed. We will explain the choice on the quote.
How long does it take to re-cover a garage roof?
Usually one or two days, depending on the size of the roof and how much of the deck needs replacing.
