Driveways in Canford Heath

Relaid, widened and resurfaced drives on the closes of Canford Heath, BH17, priced in writing after we have seen the base.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most drives in Canford Heath were laid when the estate was built in the 1970s and 1980s, in concrete, tarmac or early block paving, and many are now sunk, cracked or too small for two cars. We relay and widen them in block paving, resin, tarmac or concrete, after checking the base and the drainage. For back gardens, see patios in Canford Heath.

On Canford Heath the drives needing work are dipped block paving, single drives the family has outgrown and tired tarmac. A block paved drive on a close that has dipped in the wheel tracks and holds a puddle by the garage door. A single width drive in front of a detached house that the family has outgrown. Or a tarmac drive that has gone grey, crumbled at the edges and let weeds through every crack.

Thomas comes out, measures the frontage, looks at the falls and where the water goes, and lifts a block or opens a corner to see the sub-base. You get a free written itemised quote, and if relaying one sunken section is the honest answer, that is what we price.

Relaying, widening and resurfacing estate drives

Sunken block paving gets relaid. Block paving laid in Canford Heath forty years ago often went on a thin sub-base, so it rutted where the car sits. The blocks lift out, the base is dug out and rebuilt in compacted MOT Type 1, a new sand bed is screeded, and the same blocks go back if they are sound. Kiln dried sand is brushed into the joints and topped up after a few weeks.

Widening for a second car. Often the lawn beside the drive. Turf, roots and topsoil come out, a geotextile membrane goes down, and the sub-base is built to match the old drive so the two do not settle differently. A widened drive usually needs a wider dropped kerb, which is an application to BCP Council as highway authority and is built to their standard.

Tarmac. Quick, cheap to repair and happy with a car turning on it. We cut back to a straight edge, lay a binder course and a surface course, and roll it hot. Edging goes in first, in block or concrete kerbs haunched in concrete, or the edges crumble again.

Resin bound. A porous stone and resin surface that suits a neat frontage. It needs a sound base: over a flat, solid concrete or tarmac drive it can sometimes go straight on, otherwise it goes on a new open graded base. It is laid in a day and cannot be driven on until it has cured.

Concrete and pattern imprinted concrete. Hard wearing, but not permeable, and a crack cannot be patched invisibly. Where it suits, it needs expansion joints and a designed fall to a channel drain.

Drainage. A drive falling towards the garage or the front door needs an ACO style channel drain across it, run to a soakaway or permeable area on your own land, not into the road. We keep the finished level at least 150mm below the damp proof course.

When we would say leave it. One sunken patch in otherwise sound block paving is a day's relay, not a new drive. Oil stains and moss come off with a clean, and our exterior cleaning page covers that.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: excavation, muck away, the sub base, edgings, the surface itself and the drainage on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day instead of the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Paving a front garden is permitted development for a house if the surface is permeable or drains onto your own ground, and needs planning permission if more than five square metres of sealed surface drains to the road. Flats have no permitted development rights for this. Canford Heath has no conservation area, so no extra consent is needed for the drive itself.

Cost

What decides the price of a driveway

Porcelain, laid to fallEven joints, level edges, and rain going where it should. Photo from one of our own jobs.

No rate per square metre, because what is under it decides more of the cost than what goes on top.

Getting to it. A detached Canford Heath house on a close with room for a machine, a terraced house whose parking bay sits across a shared court, and a semi with a slope up to the garage call for different methods before any digging starts. Everything arrives and everything leaves by the same route. A drive you can back a lorry onto is cheaper to build than one where every barrow goes through a side gate.

The sub base. The part you never see is the part that decides whether the surface is still flat in ten years. Ground conditions, how deep it has to be dug and how much muck goes away are the real variables.

Water, and where it is allowed to go. Surface water has to be dealt with on the property rather than run into the road, which means a permeable surface or somewhere for it to soak away. That is a design decision with a cost, not an afterthought.

Comparing quotes? Ask how deep the dig is and what sub base is going in, where the surface water is going, whether the edgings are haunched, and who takes the spoil away.

If it is urgent

A trip hazard, or a drive that floods

Ring rather than use the form. A lifted slab, a sunken bay by a doorway or a gully that has stopped taking water are the ones that will not wait, because somebody falls or water ends up against the house.

The first visit is about making it safe and getting the water going somewhere, and we quote the permanent work once the ground can be opened up. If water is pooling against the house wall or running under the garage door after rain, clear any gully or channel and send us a photograph, because the fall is the first thing to fix. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

One thing to check first

Who owns the ground you want to pave?

Black tarmac driveway edged with buff block paving (one of our own jobs, shown for driveways in Canford Heath)
Edged and restrainedWithout an edge restraint a drive spreads and the edges go first. Photo from one of our own jobs.

Canford Heath was laid out with a lot of cul-de-sacs, shared parking courts and open fronts where the grass runs from one house to the next with no wall between. That makes the boundary less obvious than on an older street. The strip you want to turn into a second space may be yours, part of the neighbour's garden, or land kept by the council or a management company as open space.

So before we price a widening in Canford Heath, look at the plan on your title deeds, or buy a copy from HM Land Registry, and talk to the neighbour if the new edge will sit on the line. If your parking space is in a shared court rather than in front of the house, check whether the space is owned with the house or only used by it, because you cannot resurface ground that is not yours. When those answers are clear, we mark the edge on the ground with you before a machine arrives.

Do you need planning permission in Canford Heath?

Most repairs in Canford Heath need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about driveways in Canford Heath

Can my old block paving be relaid rather than replaced?

Often, yes. If the blocks are sound, they come up, the base is rebuilt properly and they go back down. You get a drive that sits level and looks the same.

Do I need planning permission to widen my drive?

Not if the new surface is permeable or drains onto your own garden. A wider dropped kerb is a separate application to BCP Council.

Part of the grass in front of my house is open plan. Can I pave it?

Only if it is yours. Check the plan on your title deeds first, because some open grass on the estate belongs to a neighbour, the council or a management company.

How long before I can park on a new drive?

Block paving and tarmac can take a car almost straight away. Resin needs to cure first, and concrete needs about a week.
