Driveways in Oakdale

New drives and repairs in front of the semis and bungalows of Oakdale, with the base, the water and the kerb worked out before the surface is chosen.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most new driveways in Oakdale go in front of a thirties semi or bungalow, replacing a cracked concrete drive or turning a front lawn into parking. Block paving, resin, tarmac or concrete, each laid on a base built for the ground, with the water, the kerb and the house's damp course sorted first and priced in writing. For back gardens, see patios in Oakdale.

Oakdale frontages mostly fit these descriptions. An old concrete drive, or a pair of wheel strips, cracked across and sunk where the car sits. A front lawn the owner now wants to park on, with the kerb still at full height. And a bungalow drive running down the side of the house to a garage at the back, too narrow for a modern car and breaking up at the edges.

Thomas measures the frontage, looks at where the roof water and the rain off the road end up, and digs out a corner to see what the old surface is sitting on. On a pair of semis he checks where your boundary meets next door. The written itemised quote is free, and if a repair is the honest answer, that is what gets priced.

The work

Replacing a tired concrete drive. Many houses in Oakdale were given a concrete drive or two wheel strips when they were built or soon after. Most have cracked across, sunk at the joints, and let weed in along every crack.

A slab that is still flat and solid can sometimes take resin bound on top with little digging. One that rocks or has dropped comes out. The ground is excavated to a firm formation, a geotextile membrane goes down, and the sub-base is built up in compacted layers, deep enough for the ground and for the weight of the car.

Block paving. It suits an Oakdale semi well, because a block that settles over a service trench can be lifted and relaid without a patch showing. The edges need a kerb or edge restraint set in a concrete haunch, or they slowly creep out onto the lawn. Kiln dried sand is brushed into the joints and topped up after a few weeks. A permeable block with open joints over a free draining base keeps the rain on your own ground.

Resin bound, tarmac and concrete. Resin bound is porous and tidy on a flat frontage, but goes down in one pour over a sound, dry base. Tarmac lays quickly and copes with a car turning on it, which suits a short drive you have to swing into off a side street. Pattern imprinted concrete wears hard, but a repair always shows and water runs off it, so the fall and a channel drain are designed in from the start.

Parking on the front garden. Laying the surface takes days; getting the crossing over the pavement approved can take longer. A new or wider dropped kerb is an application to BCP Council as highway authority, who rebuild or specify the footway. The lawn, roots and topsoil are dug out, the spoil leaves by grab lorry or skip, and the finished drive sits below the damp proof course, with the old front wall and piers rebuilt to suit if they have to move.

Side drives to a garage. On Oakdale bungalows especially, the drive often runs past the side of the house between the wall and the boundary. It is narrow, it takes the roof water from that side, and the gully at the bottom is often blocked. We widen what the boundary allows, fall it away from the house and give it a channel drain with a proper outfall.

Two drives side by side. On a pair of thirties semis in Oakdale the two front gardens meet at a low wall or a strip of lawn, and the new drive has to finish level with next door's path without pushing water onto it. We set the fall towards your own border or a channel drain, rebuild the dividing wall or pier if the digger has to take it out, and leave a clean edge where the two surfaces meet. If your neighbour wants a drive too, laying both at once saves a second dig along the boundary.

Repairs. A sunken bay of blocks, ruts in the wheel tracks, a kerb that has lifted, a puddle by the garage door or oil staining. Many of those are a day or two, and we tell you so instead of quoting a whole new drive.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: excavation, muck away, the sub base, edgings, the surface itself and the drainage on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Paving a front garden is permitted development for a house if the surface is permeable or drains onto your own ground, and needs planning permission if more than five square metres of sealed surface runs to the road. Flats have no permitted development rights for this. Oakdale has no conservation area of its own, so there is no extra heritage consent for a front wall here.

Cost

What decides the price of a driveway

No rate per square metre, because what is under it decides more of the cost than what goes on top.

Getting to it. A bungalow with a long side drive to a rear garage, a semi with a short open frontage and no side access, and a detached house set back on a main road run quite differently before a machine arrives. Everything arrives and everything leaves by the same route. A drive you can back a lorry onto is cheaper to build than one where every barrow goes through a side gate.

The sub base. The part you never see is the part that decides whether the surface is still flat in ten years. Ground conditions, how deep it has to be dug and how much muck goes away are the real variables.

Water, and where it is allowed to go. Surface water has to be dealt with on the property rather than run into the road, which means a permeable surface or somewhere for it to soak away. That is a design decision with a cost, not an afterthought.

Comparing quotes? Ask how deep the dig is and what sub base is going in, where the surface water is going, whether the edgings are haunched, and who takes the spoil away.

If it is urgent

A trip hazard, or a drive that floods

Ring rather than use the form. A lifted slab, a sunken bay by a doorway or a gully that has stopped taking water are the ones that will not wait, because somebody falls or water ends up against the house.

The first visit is about making it safe and getting the water going somewhere, and we quote the permanent work once the ground can be opened up. If rainwater is standing against the front wall or running under the garage door, clear the gully and send us a photograph, because that is the part to fix first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

The one local thing

Putting a drive onto a main road

Edged and restrainedWithout an edge restraint a drive spreads and the edges go first. Photo from one of our own jobs.

Plenty of Oakdale homes front a busy road: Wimborne Road runs through the middle of it, north to Fleetsbridge and south towards the town centre. On a quiet side street, a new drive needs the dropped kerb approved and that is usually the end of it.

On a classified road, which a main road like that usually is, forming a new vehicle access also needs planning permission, and the council looks at sight lines, the bus stops, and whether you can turn round on the drive rather than reverse out into traffic.

That changes the design. On a main road through Oakdale we set the drive out so a car can turn on it where the frontage allows, keep the front wall or hedge low either side of the crossing so you can see along the pavement, and make sure no water runs off onto the footway. We check the road's status with BCP before we quote, and we start that paperwork first, because it takes longer than the dig. If permission is unlikely, we tell you before you spend anything.

Planning at a glance

Do you need planning permission in Oakdale?

Most repairs in Oakdale need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about driveways in Oakdale

How long does a new drive take?

On a typical semi frontage, about a week from digging out to the last sweep for block paving or resin. The dropped kerb approval can take longer than the build, so that application goes in first.

Can you lay over our old concrete drive?

Only if it is flat, sound and not cracked right through. If it rocks or has sunk, a new surface will crack along the same lines, so it comes out and the base is rebuilt.

We live on Wimborne Road. Can we still get a drive?

Often, but it may need planning permission as well as the kerb approval, and the council will want to see a safe way in and out. We check before we quote.

Where will the rainwater go?

Into a permeable surface over a stone base, into a channel drain with an outfall, or both. It must not run to the house or out across the pavement.

What happens to the soil and old concrete?

It goes into a grab lorry or a skip, usually parked on your drive instead of the road on the side streets. The pavement and road are swept every evening.
