Driveways in Hamworthy

Cracked concrete drives, rutted block paving and new front parking across Hamworthy, dug properly and priced in writing.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most driveway work in Hamworthy is on drives laid with houses from the late sixties and seventies: concrete that has cracked along the wheel tracks, tarmac breaking up at the edges, and front gardens being turned into a second parking space. We open the surface, check what is under it and where the water goes, and price it in writing.

A Hamworthy drive starts to need attention when it sinks, runs out of room or wears out. The drive has sunk or cracked and the car now sits in a puddle every time it rains. There is one space and two cars, and the front lawn is the only room left. Or a block-paved drive from the nineties has started to rut, weed through and spread at the edges.

The surface you choose is the last decision, not the first. What decides whether a drive lasts is the dig, the base, the edges and where the rainwater goes, so that is what we look at on the free visit. Then you get one written price with each part on its own line, and if a repair is the honest answer we price that instead. For garden paving on its own, see patios in Hamworthy.

The work

Drives, parking bays and paving on the peninsula

Original concrete drives need replacing. Many drives in Hamworthy went down with the house: a concrete slab or two strips to a garage at the side, often laid straight onto the ground with no real sub-base. They fail in the same order.

A crack down each wheel track, a step where a section has sunk, then ponding at the garage door. Where the slab rocks, it comes out, the formation is cut to a firm level, a geotextile membrane goes down and the sub-base is built up in compacted layers to the depth the traffic needs. That dig and the muck away are the biggest part of the job, and a standard house drive usually takes a week or so from breaking out to the last joint.

Resin over sound concrete. If the old concrete is flat and solid and only the surface is tired, resin bound over the top is a two or three day job with no dig and very little spoil. We check it properly first, because resin laid over a slab that moves just cracks along the same lines.

Block paving. Still the most practical surface for a Hamworthy drive that takes a van or a trailer, and it can be lifted and relaid over a drain later. The failures are nearly always underneath it: a thin base that ruts, an edge restraint that was never haunched so the blocks creep into the border, and joints that lost their kiln dried sand and filled with weed. Rutted areas can be lifted, the base rebuilt and the same blocks relaid and re-sanded.

Tarmac. A good answer on a larger drive or a shared parking area, laid in two courses over a proper base with a kerb to hold the edge. Cracked and crazed tarmac over a failed base cannot be patched well, so we will tell you if a skim is pointless.

Front gardens into parking. Plenty of houses in Hamworthy were built with one space, and the front garden is the obvious place for a second. The paving is the quick part. A new or wider dropped kerb is a separate application to BCP Council, and the footway crossing is built to their standard. Under the rules on paving a front garden, more than five square metres of hard surface draining to the road needs planning permission, so we design it permeable or drain it onto your own ground, with a border left for the water to soak into.

Shared parking and flats. The newer blocks around Lower Hamworthy and the shared parking areas outside older flats are often one big apron owned by a freeholder or a management company. That work goes through them, and flats have no permitted development rights for hard surfacing, so a new surface needs planning permission. We write the quote so it can go straight to the managing agent.

Repairs. A sunken bay, a lifted kerb, a gully that has stopped taking water, weed through open joints. Small jobs, and usually worth doing before they spread.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: excavation, muck away, the sub base, edgings, the surface itself and the drainage on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

We check the planning side before the dig: the government guidance on permeable front gardens for the surface, and the dropped kerb with BCP Council as highway authority, which is usually the slowest part and is started as soon as you say go. No conservation area covers Hamworthy, though the council keeps the list if you want to check.

Cost

What decides the price of a driveway

Porcelain paving with a gravel border, raised planters and a young tree in a rear garden (one of our own jobs, shown for driveways in Hamworthy)
Porcelain, laid to fallEven joints, level edges, and rain going where it should. Photo from one of our own jobs.

No rate per square metre, because what is under it decides more of the cost than what goes on top.

Getting to it. A bungalow in Lake with a straight run to the road, a semi on Turlin Moor where the skip has to stand on a shared parking area, and a house on Blandford Road with traffic going past all day differ a great deal before a machine turns a wheel. Everything arrives and everything leaves by the same route. A drive you can back a lorry onto is cheaper to build than one where every barrow goes through a side gate.

The sub base. The part you never see is the part that decides whether the surface is still flat in ten years. Ground conditions, how deep it has to be dug and how much muck goes away are the real variables.

Water, and where it is allowed to go. Surface water has to be dealt with on the property rather than run into the road, which means a permeable surface or somewhere for it to soak away. That is a design decision with a cost, not an afterthought.

Comparing quotes? Ask how deep the dig is and what sub base is going in, where the surface water is going, whether the edgings are haunched, and who takes the spoil away.

If it is urgent

A trip hazard, or a drive that floods

Ring rather than use the form. A lifted slab, a sunken bay by a doorway or a gully that has stopped taking water are the ones that will not wait, because somebody falls or water ends up against the house.

The first visit is about making it safe and getting the water going somewhere, and we quote the permanent work once the ground can be opened up. If water is standing against the house, take a photograph while it is still there, because it shows exactly where the fall has gone wrong. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

A new drive onto Blandford Road is a planning application

Blandford Road is the A350, the main road through Hamworthy from Upton down to Poole Bridge. It is a classified road, and that changes the rules. On most residential streets a new vehicle access onto the road is permitted development and the only paperwork is the dropped kerb.

Onto a classified road, the permitted development right in Part 2 of the General Permitted Development Order does not apply, so a new or widened access needs planning permission as well as the kerb works.

What that means in practice is time and design. The council will look at whether you can see traffic coming as you pull out, and whether you can turn on the drive so you leave forwards rather than reversing into a busy road. So on Blandford Road we plan the drive around a turning space, keep the front boundary low where it affects the view, and get the applications in before anything is dug. If you are on a side road, none of this applies, and we tell you that too.

Planning at a glance

Do you need planning permission in Hamworthy?

Most repairs in Hamworthy need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about driveways in Hamworthy

Can you lay resin over my old concrete drive?

Sometimes. If the concrete is flat, solid and not rocking, resin over the top is quick and tidy. If it has cracked right through or sunk, the resin will crack along the same lines, and we will tell you it needs to come out.

How long does a new drive take?

A typical house drive is about a week from breaking out to finishing, longer if the dig is deep or the access is tight. The dropped kerb approval often takes longer than the build, so it is started first.

Do I need planning permission for a drive?

Not usually, if the surface is permeable or drains onto your own ground. You do need it for more than five square metres of sealed surface draining to the road, for a flat, and for a new access onto a classified road such as Blandford Road.

Will you make a mess of the road?

The road and path are swept every evening, the spoil leaves with us, and nothing is left as an open hole overnight. Where a skip has to stand on the road, it has the council's permit.
