A flat roof in Hamworthy is usually over a garage, a back extension or a dormer added to a bungalow, and most of the ones from the sixties and seventies are felt on a chipboard deck. When it leaks, the question is whether the deck is still sound, and we find that out before pricing a new covering.

A failing flat roof in Hamworthy shows itself in the same few ways. A brown ring on the extension ceiling that grows after every storm. A puddle that sits on the garage roof for days. Felt that has cracked along the wall, or a blister you can press down with your foot.

If water is dripping into a room, ring 07435 839745 and put something under it, and do not go up on the roof yourself. Otherwise Thomas comes out, gets on the roof, looks at the ceiling underneath and tells you whether it wants a repair, a new covering on the existing deck, or a new deck as well.

The work

Repairs to felt. A split at an upstand, a lifted lap, a failed seam around a vent pipe or a blister that has burst can often be cut out and patched with torch on felt, provided the deck under it is dry. It is a morning's work. If the felt is crazed all over and the cap sheet has lost its chippings, a patch just moves the leak along, and we will say so.

Replacing the covering. Where the deck is sound we strip the old felt and lay a new system. EPDM rubber is a single ply sheet bonded to the deck, with no seams across the middle of an ordinary garage. GRP fibreglass is laid wet over a mat with edge trims and a drip at the gutter, and it takes foot traffic well on a roof you walk out onto. A modern three layer built up felt still has its place. On a Hamworthy garage it is usually one or two days.

New decks. Chipboard decks on Hamworthy roofs from this era swell and crumble once they get wet, and you feel it as a soft spot or a dip where water ponds. The old deck comes off down to the joists, the firring pieces are reset so the fall runs to the outlet, and new OSB or plywood goes down. Standing water that never clears means the fall is wrong, and no covering fixes that on its own.

Warm roofs. Many older flat roofs in Hamworthy are cold roofs, with a little insulation between the joists and no ventilation, so condensation gathers under the deck and rots it from below. Rebuilding as a warm roof puts a vapour control layer on the deck and PIR insulation boards above it, which moves the dew point out of the timber. Replacing most of a roof counts as renovation under Approved Document L, so building control is involved, and BS 6229 is the code of practice we design to.

Edges and openings. Most leaks are at the edges rather than in the middle: the abutment where the roof meets the house wall, which wants a lead cover flashing chased into a joint and sometimes a cavity tray above it, the kerb of a rooflight or skylight, the gutter and downpipe at the front edge, and the outlet. We detail those first and cover the field last.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Replacing a flat roof covering like for like needs no planning permission, and new rooflights on an existing flat roof are generally permitted development: the Planning Portal guidance has the detail. None of BCP Council's conservation areas takes in Hamworthy. The nearest, Town Centre Heritage, is across the water around the Old Town and the quay, and the council keeps the list. There are four listed entries on this side, The Old Rectory among them, and most changes to one of those need listed building consent first.

What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. In Hamworthy, an attached garage with a drive in front, a single storey kitchen extension reached through a narrow side passage, and a dormer on a bungalow roof all need a different platform. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.

If it is coming through

Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.

The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. If the roof is over a flat and not your own, let the freeholder or BCP Homes know at the same time, because the permanent repair has to be theirs to order. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

When the flat roof is not yours to order

A good share of Hamworthy's homes are flats and maisonettes, from low-rise blocks to the newer developments around Carter's Quay, and the roof over a flat almost never belongs to the person living under it. It belongs to the freeholder, and it is paid for through the service charge. If you rent from BCP Homes, or you are a leaseholder in a block they own, the repair goes through them. If a managing agent runs the block, they instruct it.

So the first thing to do with a leak through the ceiling of a Hamworthy flat is report it in writing, with a photograph and a date, and keep doing so each time it rains. A large job on a block may need the freeholder to consult every leaseholder before work is ordered under section 20 of the Landlord and Tenant Act, which takes weeks, so starting early matters. We are happy to survey and write a quote in enough detail for the agent to use, but it is the freeholder, not you, who books the work. On a house, of course, the decision is yours.

Questions

Questions about flat roofs in Hamworthy

Can you repair my flat roof, or does it need replacing?

If the leak is at one seam or upstand and the deck is dry, a repair is fine. If the felt is cracked all over, or the deck is soft when you walk on it, a patch will not last and we would rather tell you now than come back for the next one.

EPDM, GRP or felt: which is best?

All three last if the deck and falls are right. EPDM rubber suits a plain garage roof, GRP suits a roof with rooflights or one you walk on, and modern felt suits a roof with a lot of awkward details. We say which we would use on yours and why.

How long does a new flat roof take?

A garage is usually one or two days. A larger extension with a new deck and insulation can take three or four, and the roof is watertight at the end of each day.

Will the room underneath need replastering?

Only if the ceiling has been wet for long enough to stain or sag. We look from below as well as above and put any making good on the quote as its own line.

Can a flat roof be done in winter?

Repairs, yes. A new covering needs a dry deck and, for GRP and rubber adhesives, a temperature above the maker's minimum, so we plan the day around the forecast.
