Fascia, soffit and guttering replacement in Hamworthy

Fascias, soffits, bargeboards, gutters and downpipes replaced or repaired on houses and bungalows across Hamworthy.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

On a Hamworthy house or bungalow from the sixties or seventies, the roofline is usually the original timber fascia and soffit, or timber that someone capped over in plastic years ago, carrying a plastic gutter whose joint seals have perished. We check what is under it before we price a replacement.

Hamworthy rooflines nearly always announce trouble with water in the wrong place. A gutter that overflows at one corner every time it rains. A dark streak down the brickwork under a leaking joint. Paint peeling off a fascia that has gone soft, or a length of gutter sagging away from the brackets after a gale.

If a leak at the eaves is already putting water inside, ring 07435 839745 and we will sort out what can be done first. Otherwise Thomas comes out, looks along the whole run from the ground and the ladder, and tells you whether it wants a repair, a new gutter on the old boards, or the full roofline replaced.

The work

Boards, gutters and the eaves behind them

Everything comes off. The old fascia, soffit and bargeboard come off, which is the only way to see the rafter feet behind them. Any rotten rafter ends get repaired, then new uPVC boards go up with a vented soffit, a new gutter and downpipe, and the bottom of the roof finished properly: an eaves felt support tray or a new strip of underlay so water drips into the gutter, not behind it. A semi is usually two or three days.

Capping over, and when we say no. If your house had plastic capping boards fixed over the original timber, check behind them. It looks fine while the timber inside quietly rots, and eventually the gutter brackets have nothing to screw into. We will only cap over timber that is sound, so if the boards behind have gone, expect us to recommend a strip and replace.

Gutters and downpipes on their own. Where the boards are sound we can replace just the rainwater system. Half round plastic on Hamworthy houses from the seventies and eighties leaks at the unions and the rubber seals, and it sags where the brackets are too far apart. The new gutter is set to a steady fall toward the outlet, with brackets close enough that it holds its line when the wind gets under it. Square, ogee or a deepflow section if your roof sheds a lot of water into one corner.

Bungalows. There are plenty in Hamworthy, and their long, low runs mean the gutter takes the water off the whole roof at one level. A bungalow roofline usually comes off a tower, which keeps the access simpler.

Soffits and ventilation. If your loft has no eaves ventilation at all, condensation shows up as damp on the loft side of the roof. A vented soffit or an over fascia vent lets air in along the eaves, provided the insulation is not pushed against it. Wasps and birds nesting behind loose soffit boards are dealt with when the boards come off.

Where the water goes. A new downpipe is only as good as what it discharges into. We check that the shoe or the gully at the bottom is clear, and tell you if a blocked drain or soakaway is the real reason the gutter backs up.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of each run, stripping the old boards and gutter, the fascia, soffit and any bargeboard, the gutter, outlets and downpipes, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Replacing fascias, soffits and gutters needs no planning permission on an ordinary house. None of BCP Council's conservation areas takes in Hamworthy. The nearest, Town Centre Heritage, is across the water around the Old Town and the quay, and the council keeps the list. There are four listed entries on this side, The Old Rectory among them, and most changes to one of those need listed building consent first.

Cost

What decides the price of a roofline

No rate per square metre, because a metre of fascia over a bay is not the same metre as one on a straight gable.

Getting to it. A Hamworthy bungalow with a long straight run, a semi with a gable end and a porch in the way, and a terrace where the run crosses next door all price differently. A bungalow run comes off a tower, a two or three storey gable wants a scaffold, and a run over a conservatory or a bay window means building the platform around it. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is behind the boards. Rotten fascia is a symptom. The question is whether the rafter feet and the wall plate behind it are still sound, and nobody knows until the old board comes off. Capping over with plastic hides that instead of fixing it, which is why we take the old boards off rather than clad them.

The run, not the metre. A straight gable is quick. Bay windows, a conservatory in the way, a corner return, a run that has to be worked around a satellite dish or a service cable, and every outlet, hopper and downpipe are priced one at a time. So is putting the fall back: a gutter hung level looks fine and holds water all year.

Comparing quotes? Ask whether the old boards are coming off or being capped over, what happens if the rafter feet or the wall plate turn out to be rotten, whether the gutter, outlets and downpipes are all being renewed or only the fascia, and whether the scaffold is in the price.

If a section has come away

A gutter hanging off, or a fascia gone through

Ring rather than use the form. A length of gutter pulled off its brackets, a downpipe snapped at the bend or a fascia soft enough to put your hand through should not be left, because the next heavy rain runs straight down the wall and into the brickwork.

The first visit is about getting it supported and discharging somewhere sensible, and we price the run properly once we can see how far the rot goes. If a gutter has come down onto a path or a car, move anything underneath it and keep people away from that corner. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

The soffit boards on older houses may contain asbestos

Houses built before the 1980s sometimes had soffit boards made of asbestos cement or insulating board, and a great deal of Hamworthy went up in the sixties and seventies. A flat grey board, usually painted, sometimes with a slightly fibrous edge where it has broken, is the thing to be careful with. Left alone and painted, it does no harm. Cut, drilled or snapped, it releases fibres.

So if your Hamworthy house is of that age, do not let anyone rip the soffits out without knowing what they are. We check before any board is disturbed, and if there is any doubt a sample is tested first. Where it does contain asbestos it is removed by people licensed or trained for that type of material, before we fit the new roofline, and that goes on the quote as a separate line. It is also worth knowing before you drill a new satellite bracket or alarm box into the eaves yourself.

Questions

Questions about fascias and guttering in Hamworthy

Can you just cap over my old fascias?

Only if the timber underneath is sound, and you cannot tell that until a board is opened. Capping a rotten board hides the rot until the gutter brackets pull out, so we open it up and show you before deciding.

How long does a new roofline take?

A bungalow or a semi is usually two or three days, depending on how many rafter ends need repair. Wherever we can, a working gutter goes back up before we leave each evening.

Do I need scaffolding?

A bungalow usually comes off a tower. A two storey house with a long run or a gable is safer and quicker off a scaffold, and either way it is a separate line on the quote.

What colour can I have?

White is most common, but black, grey, brown and wood-effect uPVC are all available, with gutters and downpipes to match.

Will you take the old boards away?

Yes. Everything that comes off leaves with us, and the ground under the eaves is swept each evening.
