Plastering in Hamworthy is mostly skimming, ceilings and repairs in sixties and seventies houses and bungalows, and plasterboard repairs in the newer flats. We tell you what is sound and what has let go, then price it in writing after a free visit.

In Hamworthy the work is an Artex ceiling wanted flat and modern, a wall that sounds hollow and has cracked since a new kitchen went in, a ceiling stained brown after a leak from the bathroom above, or a room stripped back for decorating that turned out to need more than filler.

Thomas comes out, taps the walls and ceilings, looks at what is behind any damage, and tells you whether it wants a skim, a patch, or the old plaster taking off and starting again.

The work

Skims, ceilings and making good

Skimming suits sound plaster. Where the old plaster is sound and well stuck, it is cleaned, sealed with PVA or a bonding primer, and given a two coat skim of finish plaster, trowelled flat. New angle beads go on the corners and window reveals so the edges are straight and hard wearing. An average room is a day, with a couple of days' drying before paint.

Textured ceilings. Plenty of homes in Hamworthy still have an Artex or similar textured ceiling from the sixties to the eighties. We skim over it rather than scraping it off, which is cleaner and cheaper. Some textured coatings from before 2000 contained asbestos, so if the ceiling is going to be sanded, scraped or cut, it is tested first. Skimming over it does not disturb it.

Blown and cracked walls. In the older houses in Hamworthy the walls are brick with a backing coat of browning, hardwall or bonding and a thin finish. Where that backing has come away from the brick, it sounds hollow when tapped and cracks. The loose plaster comes off back to sound edges, the backing coat goes back on and is floated level, then the finish coat, with a stop bead wherever the plaster meets another surface. In the few older solid-walled houses near the bridges you may find lath ceilings and lime plaster, which we repair in lime so the wall stays breathable. Where old plaster has failed because the wall is damp, we find the cause of the damp before replastering.

Ceilings after a leak. A plasterboard ceiling that has taken water stains, then sags between the joists. If the boards are still firm it is cut back, refixed and skimmed. If they have gone soft, the ceiling comes down and new board goes up, taped and jointed and skimmed.

Dry lining and boarding. New stud walls, boarding over a wall that is past saving, and insulated plasterboard on a cold outside wall, all finished with a skim or a tape and joint finish. A stairwell ceiling is done off a tower or a boarded platform, never a ladder on the stairs.

Making good. After a rewire, new sockets, a bathroom refit or a fireplace taken out, we patch in so the repair disappears under paint. Outside walls in sand and cement render, pebbledash or a silicone thin coat are a separate job, covered on our rendering page.

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: protection and prep, how many coats, the area of each wall and ceiling, beads and stop ends, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Plastering inside a house needs no planning permission. Replacing more than half of the plaster on an outside wall can bring in the insulation requirements of Approved Document L, and we will tell you if yours does. None of BCP Council's conservation areas takes in Hamworthy. The nearest, Town Centre Heritage, is across the water around the Old Town and the quay, and the council keeps the list. There are four listed entries on this side, The Old Rectory among them, and most changes to one of those need listed building consent first.

What decides the price of a plastering job

No rate per square metre, because two rooms of the same size can be a day apart once you have seen the walls.

Getting to it. A bungalow room with everything on one level, a stairwell in a two storey semi, and a top floor flat up a shared staircase with no lift do not protect or access alike. Ceilings and stairwells need a platform, and a room you are still living in needs protecting rather than emptying. Where the work is at height the work at height rules apply just as they do on a roof.

What is behind it. Skimming over sound plaster is a different job from taking a wall back to brick, and you often cannot tell which you have until something is tapped. Lath and lime, old bonding, dot and dab and bare block all take different preparation and a different number of coats.

The awkward parts. Reveals, beads, stop ends, arches, curved walls and getting a flat finish where an old ceiling has dropped. The middle of a wall is quick. The edges are where the day goes.

Comparing quotes? Ask how many coats are included, whether the walls are being skimmed or taken back, whether beads and making good are in the price, and who moves and protects the furniture.

If a ceiling has gone

A ceiling down, or plaster off a wall

Ring rather than use the form. A ceiling that is sagging, cracked in a line or dropping dust is the one thing here that will not wait, and nobody should be under it.

The first visit is about getting what is loose down safely and the room usable, and we quote the making good once we can see how far the failure goes. If the water came from the flat above, tell the owner or the managing agent straight away so the leak is stopped before the ceiling is repaired. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Why a newer wall sounds hollow

Through-coloured renderThe colour runs right through the coat, so a chip shows the same shade. Illustrative photo.

A good part of Hamworthy was built from the eighties onward, including the newer blocks around Carter's Quay and Lower Hamworthy. Walls in homes like these are usually plasterboard, either stuck to the blockwork with blobs of adhesive, which is called dot and dab, or fixed to a metal or timber stud. Knock on them and they sound hollow. That is how they were built, and it is not a sign that the plaster has failed.

It changes what the repair should be. On dot and dab, a crack along a board joint or a hole where a shelf pulled out is a patch, tape and skim job, not a replaster. Hacking it off because it sounds hollow wastes money and makes a mess. On the older houses, the same hollow note does mean the plaster has come away from the brick. We tell you which you have before anything is quoted.

Questions

Questions about plastering in Hamworthy

Can you skim over my Artex ceiling?

Usually yes, and it is normally the best option, because it avoids disturbing the coating. If it needs removing, it is tested first.

How long before I can paint?

New skim usually needs several days in warm weather and longer in winter. When it is an even pale colour all over, give it a mist coat of watered down emulsion before the top coats.

Will it make a mess?

Plastering is messy work, so floors are covered with dust sheets, furniture is covered or moved, and we clean up at the end of every day.

How long does a room take?

A skim on a normal room is usually a day. Taking off blown plaster and putting a backing coat on first adds a day or two, plus drying time.
