Plastering in Oakdale
Ceilings, wall repairs and skimming in the inter-war semis and bungalows across Oakdale, BH15.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most plastering in Oakdale is in thirties semis and bungalows: old ceilings that have cracked or dropped, walls that have gone hollow, and rooms that want a skim before they are decorated. We look at what is behind the surface first, then price the job in writing. Outside walls are on our rendering page for Oakdale.
In Oakdale the need usually shows up in a bedroom, a living room or a kitchen. A bedroom ceiling in a bungalow with a crack running the length of it, or a bulge by the light fitting that was not there last year. A living room in a semi off Wimborne Road that has been stripped of paper and turned out to be patched plaster from four different decades. Or a kitchen or bathroom refit that has left chased walls and holes where the old units were.
Thomas comes out, taps the walls, looks at the ceiling from the loft where he can, and tells you whether it is a skim, a patch, or old plaster coming off. If a patch is the honest answer, the quote says so.
The work
Thirties ceilings, hollow walls and fresh skims

Ceilings in the older houses. A lot of the inter-war houses and bungalows in Oakdale still have some of their original ceilings, either lime plaster on timber laths or an early gypsum board.
Lath and plaster fails when the nibs that key it to the laths break, and it shows as a crack, a sag between the joists, or a ceiling that moves when you press it. Sound but cracked, it can be screwed back with plaster washers and skimmed. Sagging or loose, it comes down and new plasterboard goes up, screwed to the joists, taped at the joints and given a skim. Overboarding the old ceiling is sometimes right, but only when the laths are firmly fixed. Where an original lime plaster wall is sound on a solid wall, we repair it in lime so it stays breathable, rather than patching gypsum into it.
Walls that sound hollow. The walls in these Oakdale houses are brick with a backing coat and a thin finish. Where the backing has let go of the brick, it sounds drummy and cracks. We take it back to firm edges, put the backing coat on again in bonding or hardwall, float it flat and finish with a multi-finish skim. If the wall is damp, we find why before it is replastered, or the new plaster fails the same way.
Skimming. Where the old surface is sound, it is cleaned, primed with PVA or a bonding agent, and given two coats of finish plaster trowelled smooth, with new angle beads on the corners and reveals. Most rooms are a day. A room with picture rails and coving we can plaster around, keeping them, or take them off first if you want a plain wall.
Textured ceilings. Plenty of homes had Artex put on in the sixties to the eighties. Skimming over it is cleaner and cheaper than removing it, and it leaves the coating undisturbed. Some coatings from before 2000 contained asbestos, so if it is to be scraped or sanded it is tested first.
Dry lining and new walls. Stud partitions when a bungalow is being re-planned, plasterboard over a wall that is past saving, and insulated plasterboard on a cold outside wall, finished with a skim or tape and joint.
Where inside meets outside. Many thirties semis in Oakdale were finished outside in pebbledash or a sand and cement render. When that cracks or blows, the fix is a scratch coat, a basecoat with mesh at the weak points, and a topcoat, or a silicone thin coat such as K Rend on a new primer. That is a separate job with its own scaffold, and it has its own rendering page. What we see from inside is damp coming through, and we check the outside wall before plastering over it.
Stairwells. The high wall and ceiling over the stairs in a semi are done off a tower or a boarded platform, never a ladder balanced on a step, and that access is a line on the quote.
Making good. After a rewire, a new consumer unit, a boiler moved or a fireplace blocked up, we patch in so the repair disappears under paint. We would talk you out of a full replaster where a few square metres of patching will do.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: protection and prep, how many coats, the area of each wall and ceiling, beads and stop ends, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Plastering inside a house needs no planning permission. Replacing more than half of the plaster on an outside wall can bring in the thermal requirements of Approved Document L, and we tell you at the visit if yours does. Oakdale has no conservation area of its own, and the one listed building, St George's Church, is not a house, so ordinary homes here need no heritage consent for work inside.
Cost
What decides the price of a plastering job

No rate per square metre, because two rooms of the same size can be a day apart once you have seen the walls.
Getting to it. A bungalow where every room is on one level, a stairwell in a two storey semi, and a first floor flat reached by a shared staircase each have their own access and protection. Ceilings and stairwells need a platform, and a room you are still living in needs protecting rather than emptying. Where the work is at height the work at height rules apply just as they do on a roof.
What is behind it. Skimming over sound plaster is a different job from taking a wall back to brick, and you often cannot tell which you have until something is tapped. Lath and lime, old bonding, dot and dab and bare block all take different preparation and a different number of coats.
The awkward parts. Reveals, beads, stop ends, arches, curved walls and getting a flat finish where an old ceiling has dropped. The middle of a wall is quick. The edges are where the day goes.
Comparing quotes? Ask how many coats are included, whether the walls are being skimmed or taken back, whether beads and making good are in the price, and who moves and protects the furniture.
If a ceiling has gone
A ceiling down, or plaster off a wall

Ring rather than use the form. A ceiling that is sagging, cracked in a line or dropping dust is the one thing here that will not wait, and nobody should be under it.
The first visit is about getting what is loose down safely and the room usable, and we quote the making good once we can see how far the failure goes. In a bungalow, a ceiling bulging after a leak from the tank or a pipe in the loft should have the water turned off and the room below cleared before anyone touches the ceiling. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
The one local thing
In a bungalow, the ceiling is also the loft floor

Nearly a third of the homes in Oakdale are bungalows, and in a bungalow every ceiling sits directly under the loft. That changes how a ceiling job is done. Anything lying on top of the old ceiling comes down with it: decades of dust, loose fill, and the mineral wool laid on it.
So before an old lath ceiling is pulled down, the insulation above that room is rolled back or bagged from the loft side, and the room is sealed off with sheeting at the doorway so the dust stays in one room.
It also gives you a cheap chance to get things right. With the ceiling open, cables can be clipped where they should be, new light positions set, and the insulation put back at full depth over the new board rather than the thin, flattened layer that was there. If the loft needs topping up anyway, it is worth doing it the same week, and our loft insulation page for Oakdale explains what that involves. We tell you at the visit which ceilings can be saved.

Planning at a glance
Do you need planning permission in Oakdale?
Most repairs in Oakdale need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about plastering in Oakdale
My bungalow ceiling has a long crack. Does it need to come down?
Not always. If the ceiling is firm when pressed, it can be screwed back and skimmed. If it sags or moves, the keys have gone and it is safer to replace it with plasterboard.
How long before I can paint new plaster?
Usually several days in warm weather and longer in winter. When it has dried to an even pale colour, give it a mist coat of watered down emulsion first.
Can you keep my picture rails and coving?
Yes. We plaster up to them and make the joins good. If they are damaged or you would rather lose them, they come off before we start.
Will there be dust everywhere?
Floors and furniture are sheeted, the doorway is sealed when a ceiling comes down, and the room is cleaned at the end of each day.
