Insulation in Oakdale
Lofts, floors and walls in Oakdale's thirties semis and bungalows, looked at together so the money goes where it makes the most difference.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

In an Oakdale semi or bungalow, insulation usually means the loft, the floor, then the walls, in that order. We look at each and tell you which will make the most difference for your house. The detail on each is on our pages for loft insulation in Oakdale and wall insulation in Oakdale.
Every Oakdale house is different, but the reasons tend to repeat. A bungalow warm in the middle and cold at every edge, with the gas bill climbing. A thirties semi with a draught coming up through the floorboards in the bay. Or a buyer with a fresh EPC who wants to know what is worth doing first.
Thomas checks the hipped loft, lifts a floorboard in the front room if he can, drills one hole to look inside a wall, and sets the jobs out on an itemised quote, most useful first. The visit is free.
The work
Ceilings, floors, walls and rooms in the roof

The loft is usually the first job and often the cheapest per degree of warmth. Mineral wool roll is laid between and over the joists to a depth of around 270mm, the second layer crossing the first, with the eaves kept open with vent trays so the roof can still breathe.
Old wool that has settled under decades of boxes in an Oakdale loft is lifted and straightened. On a pair of semis the party wall in the loft is checked, because on many thirties houses it stops short of the tiles. The tank and pipework are lagged, the hatch gets its own board and seal, and storage goes on a deck raised on legs so the full depth runs beneath it.
Suspended timber floors. Many thirties houses in Oakdale have timber floorboards on joists with a void underneath, ventilated by air bricks. Insulation goes between the joists, held on netting or battens, with the gaps at the skirting sealed. The air bricks stay clear, because the void needs its ventilation to keep the joists dry.
Walls. Most Oakdale homes of this age have a cavity wall, but not every cavity suits a fill, and some have been filled already. The alternatives are internal wall insulation, lining a cold wall with insulated plasterboard, or external wall insulation on a house being re-rendered anyway. We look at what you have and which way it faces before recommending anything.
Rooms in the roof and dormers. Where an Oakdale bungalow has had its loft converted, the sloping ceilings and dormer cheeks lose heat fast. PIR rigid board such as Celotex goes between and under the rafters, keeping an air gap below the roof covering, with a vapour control layer before new plasterboard. This is a warm roof at rafter level, and the target U-value there is different from a cold loft floor.
The flat top of a chalet dormer. The dormer roof on an Oakdale chalet bungalow was usually built cold, with a thin quilt between the joists, and it is where winter mould appears in the corner of the bedroom. It cannot be reached from any loft. The lasting fix is to re-cover it as a warm roof, with the insulation board above the deck, which we price with the rest when both are due.
Draughts and cold bridges. In a thirties house in Oakdale the heat escapes through the gaps: round the loft hatch, at downlighter holes, where pipes pass through the floor, round a blocked-up fireplace and at the eaves. Sealing them is part of the job, because insulation with holes in it does little.
When we would say no. If your loft is already at depth, or the real problem is damp or condensation from poor ventilation rather than heat loss, we tell you, and the quote reflects that.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the survey, clearing what is there, the material and its depth, ventilation works and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Most insulation is not development and needs no planning permission, as the Planning Portal guidance on insulation confirms; external wall insulation can, and Approved Document L sets the standard. Renovating more than half of a wall, floor or roof brings in building control under regulation 23, which here is BCP Council. Oakdale has no conservation area of its own. We are not VAT registered, so there is no VAT on our quote. Registered firms zero rate insulation fitted in a home until 31 March 2027, under HMRC VAT Notice 708/6.
Cost
What decides the price of an insulation job

No rate per square metre, because the area is the easy part and the awkward part is everything around it.
Getting to it. A bungalow loft with low eaves all round, a semi with a clear loft and a suspended floor, and a converted bungalow with rooms in the roof take three different kinds of kit to reach. A loft hatch you can stand a ladder under is one job, a crawl space or a room in the roof is another. Where boarding has to come up and go back, that is time before any material is laid.
What is already up there. Old material that has to come out, and be bagged and taken away, is a cost before anything new goes down. So is anything stored in the loft that has to be moved and put back.
Ventilation and the awkward edges. Eaves that must stay clear, downlighters that need covers, a tank and pipework that still need lagging, and getting depth right into the corners rather than just across the middle. Approved Document L sets what the work is expected to reach.
Comparing quotes? Ask what depth is actually being laid, whether the old material is being removed or covered, whether the eaves are being kept clear, and whether the hatch and the pipework are included.
If it is urgent
Damp, condensation or a room you cannot heat

Ring rather than use the form. Insulation is rarely an emergency, but a loft dripping with condensation, black mould coming back faster than you can wash it off, or a room that will not hold heat before a cold snap all get looked at quickly.
The first visit is about finding out whether the problem is insulation, ventilation or both, because insulating a roof space that cannot breathe makes it worse. If condensation is running off the loft felt in a cold snap, check the eaves have not been packed solid with old insulation, and tell us when you ring. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
The one local thing
The cold coming up through the floor

Oakdale was mostly built in the thirties, and houses of that time were usually given suspended timber ground floors: boards on joists over a shallow void, with air bricks in the outside wall to keep it ventilated. It is a sound way to build, and it is also why a front room here can feel cold at ankle height with the heating on. Air moves through the void, up between the boards and out under the skirtings.
So when you ask us about insulation, we lift a board and look underneath. If the void is deep enough to reach, insulation can go between the joists from below without disturbing your floor. If not, the boards come up room by room. Either way, the air bricks must stay open and unblocked, even though it is tempting to seal them, because a void that cannot breathe rots the joists. Sealing the gaps at the skirting and between the boards often makes as much difference as the insulation itself. A solid concrete floor, which some later extensions have, is a different and bigger job.

Planning at a glance
Do you need planning permission in Oakdale?
Most repairs in Oakdale need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about insulation in Oakdale
What should I insulate first?
On a thirties semi or bungalow, the loft. It is quick, costs least for the warmth it gives, and over a bungalow it sits above every room you live in. Then the suspended floor in the front room, or the coldest gable wall.
Is VAT charged on top?
No, we are not VAT registered, so nothing is added. Firms that are registered zero rate insulation fitted in a home until the end of March 2027.
Can I block the air bricks to stop the draught?
No, they ventilate the void under a timber floor and keep the joists dry. The draught is better stopped at the boards and skirtings, with insulation between the joists.
How long does it take?
Topping up a semi loft takes about a day. A floor depends on whether there is room to work underneath, and a chalet bedroom in the roof takes longer because the slopes are replastered afterwards.
