Most roofs in Oakdale are hipped roofs on 1930s semis and on bungalows, and most of what goes wrong is repairable: a cracked or slipped tile, a ridge or hip that has let go, or a leak around the chimney. We look from the roof and from the loft, then give you a written, itemised price.
Oakdale roofs usually show their age at the chimney breast, the hips or the whole slope. A damp patch on a bedroom ceiling of a semi off Wimborne Road, right by the chimney breast. Hip tiles on a bungalow that have loosened in a gale and are sitting crooked, or one that has already come down onto the drive. Or an old roof that has been patched for years and is now slipping tiles faster than anyone can refix them.
We come out, get up to it safely and go into the loft, photograph what we find and tell you whether it is a morning's repair or a new roof. If water is coming through a ceiling now, ring 07435 839745 and tell us which room it is showing in and whether it is near the chimney.
The work
Hipped roofs, tiles and chimneys: what Oakdale roofs need

Tile repairs. Most roof repair work in Oakdale is on tiles rather than slate, which is less common on these streets. Many of the 1930s houses were first roofed in clay plain tile, and plenty were re-covered later in concrete interlocking tile.
Clay plain tiles on Oakdale roofs hang on nibs and are nailed every few courses, so when the nails rust or a nib snaps a tile slides out, and after storm damage you can often see the missing tile from the garden. We slide in a matched clay tile and fix it. Concrete tiles are heavier and tougher, but they lose their surface with age and the bottom edges soften. We match the profile and the colour, because a bright new tile in the middle of a weathered slope stands out from the street.
Hips and ridges. A hipped roof has more ridge line than a gable, and on older roofs those hip and ridge tiles sit in mortar alone. Once the mortar cracks, the wind lifts them. We take them off, clean them and put them back with a dry fix system, fixed mechanically in line with BS 5534, with a hip iron at the foot of each hip. Where a house or a chalet bungalow has a gable instead, the verge gets the same treatment, with dry verge units in place of the old mortar. That is usually a day on a semi or a bungalow, and it stops the same tiles coming off in the next gale.
Chimneys and flashings. Most 1930s semis in Oakdale have a stack on the party wall between the two halves, and a lot of the leaks we trace start there, where the lead meets the brick. We check the step flashings, the back gutter behind the stack and the pointing, and replace worn lead with code rated lead sheet dressed into the joints. If the stack is no longer used, taking it down below the roof line is an option we will price, but it is a shared structure, so your neighbour has a say.
Re-roofing. When too many tiles are going, patching stops being good value. We strip to the rafters, check the timbers, and go back on breathable membrane and new treated battens. The old bitumen felt under Oakdale roofs has usually rotted at the eaves, which is where the water gets in. A semi or a bungalow is typically a week or so once the scaffold is up, depending on the weather and on how much timber needs replacing.
Bays and porches. The front bays on the 1930s Oakdale houses carry their own small roof, tiled or covered in lead or felt, and they are often forgotten until the bay ceiling stains. They are easy to put right while a scaffold is up for something else.
Moss, gutters and the eaves. Concrete tiles hold moss and algae, and every heavy shower washes some of it into the gutter. While we are up, clearing the moss by hand and lifting the debris out of the gutter and the top of each downpipe takes little extra time, and we look at the fascia and soffit boards too, because rot at the eaves often starts behind a blocked gutter.
When we would talk you out of it. A roof with a few slipped tiles, a loose ridge and sound timbers does not need replacing. Nor does a roof covered in moss, which looks worse than it is. We would rather fix what is wrong and tell you what to watch for. A single slipped tile, a loose hip or a drip you want traced is covered on our page for roof repairs in Oakdale.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: scaffold, the strip out, battens and membrane, the covering, each junction and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Replacing tiles like for like needs no planning permission, and no conservation area covers Oakdale, although Heckford Park adjoins it, so check an address near the edge against the council keeps the list. A new dormer or a rooflight on the front slope can need permission, and Planning Portal guidance sets out the rules. Where more than half of a roof is renewed, building control applies too, because the loft insulation has to come up to standard.
Cost
What decides the price of a roof

No rate per square metre, because the square metres are the easiest thing to measure and the least useful thing to know.
Getting to it. A 1930s semi on Tatnam Road, a hipped bungalow set back behind its front garden and a block of flats on a main road with cars parked along the front need three different scaffolds. Some roofs come off a tower, most want a scaffold, and how long it stands matters as much as its size. This is work at height and the work at height rules are why the platform is a priced line rather than an optional extra.
Junctions and substrate. Chimneys, valleys and abutments are priced one at a time, because that is where the leadwork hours go. Battens, membrane and fixings are the part nobody sees and the part that decides what a re-cover costs.
Comparing quotes? Ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, what grade of lead is going on the chimney, and who pays for the skip.
If it is leaking now
Water coming in today

Ring rather than use the form. Anything letting water in goes to the front of the queue. The first visit is about making it safe and watertight so nothing gets worse while you decide, and we quote the permanent repair once the whole of it can be seen.
If the leak is beside the chimney breast on a semi, tell your neighbour too, because the stack and its flashing are usually shared. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Your roof is half of a pair

Most of Oakdale's semis were built as pairs under one hipped roof, with the party wall running up the middle to the ridge. Re-roof your half and the new tiles meet your neighbour's old ones along that line, so the join has to be made carefully, the tiles have to line up with next door's courses, and the colour and profile should suit the pair.
On many 1930s houses the party wall in the loft stops short of the underside of the tiles or has gaps at the top. When the roof is stripped, that is the time to build it up and fire stop it properly, and we will show you in the loft before we price.
So talk to next door before you book. If both roofs are tired, doing the pair together on one scaffold saves you both money and gives one even roof. If they want to leave theirs, we will price your half with a clean finish at the party line. Work on the party wall itself, such as taking down a shared stack, can need notice under the Party Wall etc. Act 1996, and we will tell you when it does.

Planning at a glance
Do you need planning permission in Oakdale?
Most repairs in Oakdale need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about roofing in Oakdale
Can you replace just my half of a semi's roof?
Yes. We join the new tiles to next door's along the party wall line and match the courses. If your neighbour's half is also tired, pricing both together on one scaffold usually saves you both money.
My hip tiles keep coming loose. Is that a big job?
Usually not: the hip and ridge tiles come off, get cleaned and go back on a dry fix system that is screwed down, not bedded in mortar alone. On a semi or a bungalow that is normally a day.
Do I need a new roof or a repair?
If the timbers are sound and only a few tiles have slipped, a repair. When tiles are slipping all over the slope and the felt underneath has rotted, re-roofing is better value. We show you photographs either way.
Is the scaffold included in the price?
Yes, it is a separate line on the itemised quote. A bungalow sometimes needs only a tower, which costs less.
Do you work on roofs in winter?
Yes. Repairs go ahead in most weather, and a stripped roof is never left open overnight. We sheet it and carry on when the rain stops.
