Patios in Oakdale

New patios and repairs in the back gardens of Oakdale's semis and bungalows, laid on a full bed with the falls and the damp course got right.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

We lay patios in Oakdale in porcelain, sandstone, limestone and granite. Many Oakdale homes are thirties semis and bungalows with a back garden off the kitchen. Each one is laid on a full mortar bed over a compacted sub base, with a fall that takes water away from the house. Front drives are on our driveways page for Oakdale.

Oakdale patio work starts from a sunken slab, a step down from the lounge or a green winter surface. An old concrete slab patio behind a semi that has sunk by the back door and rocks underfoot. A bungalow owner who wants to step straight out of the lounge onto the garden without a step down. Or a patio of riven sandstone that goes green and slippery every winter under the fence.

Thomas comes out to Oakdale, measures the garden, checks the damp proof course and where the water will go, and looks at how the materials will get from the road to the back. The visit and the written itemised quote are free.

The work

Back gardens behind semis and bungalows

Taking up the old patio comes first. A lot of back gardens in Oakdale still have the grey concrete slabs laid on sand or on five dabs of mortar decades ago. The dabs leave voids, the slabs rock, and water sits in the dips. They come up, the made ground and old concrete underneath are dug out to firm ground, and the spoil is barrowed out through the side gate to a skip or grab lorry.

The base. A compacted layer of MOT Type 1 goes down to a depth that suits the ground, then every slab is laid on a full mortar bed, never on dabs, so there is nothing hollow to crack or sink. The whole patio falls away from the house, about one in sixty, towards the lawn, a border or a channel.

Porcelain. Calibrated, dense and easy to keep clean, which suits an Oakdale garden in shade where algae is the usual complaint. It needs a slurry primer on the back of each slab so the bed grips it, and joints finished in a jointing compound brushed in or a pointing mortar. Buy an outdoor porcelain with a proper grip rating, not a smooth indoor tile.

Natural stone. Indian sandstone is the common choice and looks right beside the brick of an older house, but it is porous, so in a damp corner it greens over and wants a clean now and then. Limestone is smoother and paler. Granite is hard wearing and takes a textured finish for grip.

Steps, edges and walls. Where a garden rises or falls, we build steps with even risers and a bullnosed or sawn edge, a haunched edging or kerb along the lawn so the edge slabs do not creep, and a low retaining wall with a coping where the ground has to be held back.

Repairs. A few lifted or cracked slabs, joints washed out, efflorescence and staining, a rocking step. Often a day, and we would rather relay a corner than sell you a new patio.

How it runs

From your call to a written price

One person to ring for an Oakdale patio, from the first visit to the last. The quote is itemised, not a figure on the back of a card: excavation and muck away, the sub base, the falls and where water goes, edgings and steps, the slabs themselves, and jointing on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

A patio at ground level in a back garden rarely needs planning permission for a house, and a permeable surface keeps the runoff on your own land. Raised decks and platforms are a different matter. Oakdale has no conservation area of its own, so an ordinary back garden here needs no heritage consent.

Cost

What decides the price of a patio

No rate per square metre, because the slabs are the part you choose and the smallest part of the price.

Getting to it. A bungalow garden reached along a side path, a semi with a gate wide enough for a barrow, and a mid terrace where everything comes through the house change how the spoil comes out before the first slab is cut. Everything comes in and goes out through the garden, often through a side gate or the house. A patio you can barrow to directly is a different job from one where every slab is carried.

What is coming out before anything goes down. An old concrete slab, a raised bed, tree roots or made ground all have to be dug out and taken away, and that is priced by the load rather than by the metre. The dig is where a patio quote is won or lost.

Falls, levels and the damp course. A patio has to fall away from the house and finish at least two courses below the damp proof course, and getting that right often means steps, a retaining edge or a drainage channel. Laying a new patio up against a wall at the wrong level is the single most expensive mistake on this kind of job.

Comparing quotes? Ask how deep the dig goes and what sub base is specified, whether the slabs are laid on a full wet bed or on dabs, what the falls are and where the water goes, whether edgings and steps are included, and what the jointing compound is.

If it has become a hazard

A patio that has lifted, sunk or turned slippery

Ring rather than use the form. A slab that has lifted at one corner or a step that has dropped is a trip, and a north facing patio in winter can be genuinely dangerous.

We can usually lift and re-lay the worst of it quickly, then look properly at whether the base under the rest has gone. If a sunken patio sends water back against the house after rain, sweep it away from the wall and clear any gully while you wait for us, because that is where the damp starts. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

The one local thing

A patio with no step down from a bungalow

About a third of the homes in Oakdale are bungalows, and the aim with a new patio there is usually the same: to walk out of the back door or the lounge doors onto the garden without a step.

That is a reasonable thing to want, and it is also where patios most often go wrong. The usual rule is to keep paving two courses of brick, about 150mm, below the damp proof course so rain splashing off the slabs cannot reach it. A level threshold throws that rule away.

A level threshold in Oakdale can still be done properly. Right against the door we fit a slot or grated channel drain, such as an ACO, set below the threshold with its own outfall, so any water reaching the door drops into it rather than the wall. The patio then falls away from that channel, and the rest of the paving drops to the normal depth below the damp course a short way out. Where the ground outside sits high, we dig it down and add a low retaining edge. We check the damp course height and the drainage at the first visit, so the quote already allows for the channel.

Questions

Questions about patios in Oakdale

Can we have a patio level with our back door?

Yes, if a channel drain goes across the doorway with its own outfall and the paving falls away from it. Without that, a level patio pushes rain onto the damp course.

Porcelain or sandstone for a shaded garden?

Porcelain, usually: it is dense, so algae has less to hold on to and it cleans easily. Sandstone looks softer but greens over faster in shade.

How long does a patio take?

An average back garden patio is about a week, including the dig and the base. Steps, walls and a channel drain add time, and it is all set out on the quote.

Our old slabs rock. Can you just relay them?

Sometimes. If the slabs are sound, they can be lifted and relaid on a full mortar bed over a proper base. Cracked or thin slabs are not worth the labour.
