Exterior cleaning in Oakdale is mostly pebbledash and render on thirties semis, concrete tile roofs on bungalows, and block paved drives and patios. We clean each one with the gentlest method that works: a soft wash and biocide for walls and roofs, and low pressure with a proper surface cleaner for paving.

Oakdale houses tend to need cleaning on pebbledash, bungalow roofs or winter paving. A pebbledashed semi that has gone grey and streaked under the gutters and the sills. A bungalow roof thick with moss, shedding clumps into the gutters every time it rains. Or a drive and patio that went green and slippery over the winter, often with a sale or a family event coming up.

Thomas comes out, looks at what is growing and what it is growing on, and tells you what cleaning it will take and what it will not fix. You get a free written itemised quote.

The work

Pebbledash, bungalow roofs and paving

Pebbledash and render each need care. Pebbledash holds dirt and algae in every hollow between the stones, so it goes grey, not green. A jet wash is the wrong tool: it knocks stones out and drives water into hairline cracks.

We soft wash instead, applying a biocide treatment at low pressure, leaving it to work on the algae and lichen, then rinsing gently. Painted pebbledash and smooth sand and cement render in Oakdale are done the same way. Black spot lichen is slow to shift and can take weeks to fade.

Concrete tile roofs. Most of the bungalow and semi roofs in Oakdale are concrete interlocking tiles, which grow moss faster than clay. The moss is scraped off by hand from the tile surface and the laps, working down from the ridge, and the roof is then treated so the spores left behind die off and regrowth is slower. We do not pressure wash a roof, because it strips the surface of the tile and forces water up under the laps.

Gutters and downpipes. A roof clean always ends with the gutters, the valleys and the outlets cleared of moss and grit, because that is where it all ends up. If a gutter or fascia is past cleaning, we say so and point you to the right repair.

Driveways and patios. Block paving is cleaned with a rotary surface cleaner at a controlled pressure, so the joints are not blasted out, then re-sanded with kiln dried sand. Sealing is optional and we tell you honestly whether it is worth it. Porcelain and sandstone patios get a softer clean and a biocide to hold back the green.

Brickwork and walls. Garden walls, brick piers and the plinth of a house are cleaned at low pressure. Soft or old mortar is never hit hard, because force strips it out of the joints.

What we protect. Planting is sheeted or wetted before any treatment, windows and doors are covered, and we block the nearest drain or gully while we work so the runoff does not go down it.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the method for each surface, protection, access, and where the water and residue go on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Exterior cleaning in Oakdale needs no planning permission. Biocides are regulated, and only products approved under the biocides regime the HSE administers are used, at the rate the label allows. Road gullies carry surface water rather than sewage, so what goes into them is not treated, and we follow the government's pollution prevention guidance in keeping wash water and treatment out of them.

Cost

What decides the price of a clean

Grey porcelain patio slabs photographed wet (one of our own jobs, shown for exterior cleaning in Oakdale)
Paving brought backCleaned and re-jointed, with no new slabs needed. Photo from one of our own jobs.

No rate per square metre, because the same square metre can be twenty minutes or two, depending what is growing on it.

Getting to it. A single storey bungalow roof reached from a ladder, a two storey pebbledashed semi that needs a tower on one side, and a drive with a patio behind it are three different jobs before any water is used. Ground level off a lance is one thing, a second storey or a roof slope is another. Reach poles do a lot of it, some of it wants a tower, and the work at height rules decide which.

The surface decides the method. Render, painted masonry, old brick, block paving and a tiled roof all want different pressure, and some want no pressure at all. Getting that wrong takes the surface off with the dirt, which is the expensive kind of clean.

How bad it has actually got. A light film comes off quickly. Years of organic growth needs treating, and often needs a second visit rather than more pressure.

Comparing quotes? Ask what method is being used on each surface, whether any treatment is included or just a rinse, whether a second visit is part of it, and where the run off is going. Once the answers match, the prices are worth comparing.

If there is a date

A viewing, a visit or a deadline

Ring rather than use the form. This is not emergency work, but it is often work with a date on it: a property going on the market, a letting inspection, a visit, or scaffolding coming down.

Tell us the date when you ring and we will tell you honestly whether it can be done properly by then, rather than book it and rush it. If a sale or a letting inspection is close, tell us which part people will see first, usually the front wall and the drive, so that gets done first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

The one local thing

Cleaning pebbledash without damaging it

Oakdale was built up mostly in the thirties, and a lot of the semis and bungalows from that time wear pebbledash, or a dashed render that has since been painted. It is the single surface people here most want cleaned, and the one most often damaged by it.

On Oakdale pebbledash, the stones are held in a thin coat of render. After many winters that coat has fine cracks and some of the stones are only just hanging on. Put a jet wash on it and you see bald patches the same afternoon, and water pushed into the cracks shows up as damp inside the next winter.

So on pebbledash we never use pressure to do the cleaning. The biocide does the work, and the rinse is no harder than a garden hose. Before we start we tap the wall and look for hollow or loose patches. If we find them, we tell you, because cleaning cannot fix them and they may need render repairs first. If the paint on a painted wall is flaking, cleaning will lift more of it, and it may be better to clean it ready for repainting.

Questions

Questions about exterior cleaning in Oakdale

Can you jet wash our pebbledash?

We will not jet wash pebbledash. Pressure knocks the stones out and pushes water into the cracks. We soft wash it with a biocide and a gentle rinse instead.

How long does a roof clean last?

It depends on shade and trees, but the treatment slows regrowth for a good while. A roof under trees greens over sooner than an open one.

How long does a job take?

A bungalow roof or the front of a semi is usually a day. A roof, walls and a drive together can run to two or three, and the quote sets it out.

Will the treatment harm our plants?

Planting is sheeted or wetted first and we apply the biocide carefully at the rate on the label. We also keep runoff out of the drains.
