We clean render, brickwork, roofs, drives and patios in Lilliput, using a low pressure soft wash and an approved biocide on anything that could be damaged by force, and keeping the run-off out of the drains that lead to the harbour. You get a written price after we have looked.

In Lilliput it is usually render, roof or paving that needs the attention. A rendered wall that has gone green or streaked black on the side that stays damp. A roof with moss in the laps and lichen spreading across the tiles. Or a drive and patio that turn slippery after rain and look tired when the house is going on the market.

Thomas comes out, looks at each surface, checks what it is made of and what is growing on it, and tells you which parts need cleaning and which need something else. The visit and the written itemised quote are free.

The work

The right pressure for each surface

Render and painted walls. Render, pebbledash and painted masonry are soft washed at low pressure. A biocide goes on, is left to work on the algae, lichen and black spot, and is rinsed off gently. A jet wash at full force strips paint, blows out weak render and drives water behind it. The treatment keeps killing spores for weeks after, so the wall keeps improving and regrowth is slower.

Roofs. Moss is scraped out of the laps and off the ridge by hand, then a biocide treatment goes on to kill what is left. We do not jet wash tiles: it strips the surface of a concrete tile, pushes water up under the laps and blasts mortar out of the ridge. The gutters and downpipe outlets are cleared at the end, because that is where the moss lands.

Drives and paving. Block paving and slab paving can take a pressure wash with a rotary cleaner, because the surface is hard. Block paving then needs a re-sand of the joints, and a seal if you want to hold the colour and slow the weeds. Natural stone patios are washed at lower pressure, because sandstone marks easily.

Brickwork. Soft brick and old mortar lose their face under high pressure. A low pressure wash with the right nozzle and a biocide cleans without damage.

Protecting what is around it. Planting is sheeted and wetted before a biocide goes on, gullies are covered, and windows and doors are rinsed as we go.

When cleaning is not the answer. A wall that goes green again within months is staying wet, often from a blocked gutter or failed render, and we tell you so instead of selling you a clean every year.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the method for each surface, protection, access, and where the water and residue go on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day instead of the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Exterior cleaning in Lilliput needs no planning permission. Biocides are regulated, and only products approved under the biocides regime the HSE administers are used, at the rate the label allows. Road gullies carry surface water, not sewage, so what goes into them is not treated, and we follow the government's pollution prevention guidance in keeping wash water and treatment out of them.

Cost

What decides the price of a clean

No rate per square metre, because the same square metre can be twenty minutes or two, depending what is growing on it.

Getting to it. A rendered house with a drive off Lilliput Road, a tall rear wall above a stepped garden on the slope to the harbour, and a first floor flat where only one elevation is yours to clean take three different kinds of kit to reach. Ground level off a lance is one thing, a second storey or a roof slope is another. Reach poles do a lot of it, some of it wants a tower, and the work at height rules decide which.

The surface decides the method. Render, painted masonry, old brick, block paving and a tiled roof all want different pressure, and some want no pressure at all. Getting that wrong takes the surface off with the dirt, which is the expensive kind of clean.

How bad it has actually got. A light film comes off quickly. Years of organic growth needs treating, and often needs a second visit rather than more pressure.

Comparing quotes? Ask what method is being used on each surface, whether any treatment is included or just a rinse, whether a second visit is part of it, and where the run off is going. Similar totals can hide a rinse on one side and a full clean on the other.

If there is a date

A viewing, a visit or a deadline

Ring rather than use the form. This is not emergency work, but it is often work with a date on it: a property going on the market, a letting inspection, a visit, or scaffolding coming down.

Tell us the date when you ring and we will tell you honestly whether it can be done properly by then, rather than book it and rush it. If a sale or a letting inspection is close, tell us which part people see first, usually the front wall and the drive, so that is done first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

The drains here run to Poole Harbour

Lilliput sits on the shore of Poole Harbour, which is protected for its birds and its wetlands under international designations. A road gully outside a house here is a surface water drain, and surface water is not treated before it reaches open water.

That makes where the wash water goes a real question. A pressure wash of a mossy drive sends moss, silt and anything you have put on it straight down the nearest gully, and a biocide rinsed off a wall does the same.

So on every job in Lilliput we cover the gullies before we start, and use a biocide treatment that is left on to work rather than rinsed off in a flood. Loose moss and debris is swept up and bagged rather than washed away. On a drive that falls to the road we hold the wash water back with a barrier and let it soak into the garden where the ground allows. It takes a little longer, and it is the difference between cleaning your house and cleaning it into the harbour. Ask anyone who quotes where their wash water will go.

Questions

Questions about exterior cleaning in Lilliput

Will a pressure wash damage my render?

Yes, a pressure wash can damage render. Render and painted walls are soft washed at low pressure with a biocide, which cleans without blowing out weak patches.

Do you jet wash roofs?

No, moss comes off by hand and a biocide treatment deals with the rest. A jet wash damages the tiles and forces water under the laps.

Where does the wash water go?

Not down the road gully: we cover the drains, bag the debris and hold wash water back, because the drains here run towards Poole Harbour.

How long does a clean last?

A biocide keeps working for weeks after it goes on. Regrowth depends on how damp and shaded the surface stays.
