Insulation in Lilliput
Lofts, rooms in the roof, floors and walls on the harbour edge of Poole, looked at together so the order and the ventilation are right.

We insulate lofts, rooms in the roof, floors and walls in Lilliput, and look at the house as a whole first, because on the harbour edge the order you do them in and the ventilation matter as much as the material. For the detail on each, see loft insulation and wall insulation in Lilliput.
Insulation work in Lilliput tends to start from a heating bill, an EPC or one cold room. A heating bill that has gone up again, with the house still cold whenever the wind gets up. An EPC that came back with a list of recommendations and no sense of which one to do first. Or a room, often upstairs or on the side facing the water, that is always colder than the rest.
Thomas starts on the side of a Lilliput house that faces the harbour, then goes into the loft, looks at the walls and under the floor where he can, and writes a free itemised quote in the order that makes sense for your house.
The work
Roof, walls and floor, in the right order

Lofts are the cheapest heat loss to stop. Mineral wool roll laid between and over the joists in two layers to 270mm, where many older lofts have 100mm or less that has compressed and settled. A vent tray at each rafter bay keeps the eaves open, the hatch is insulated and draught sealed, the tank and pipes get lagging, and downlighters get covers. Boarding for storage goes on a raised platform so the depth is not squashed.
Rooms in the roof. A Lilliput bedroom with a sloping ceiling or a dormer needs rigid board, usually PIR such as Celotex, between and under the rafters, with an air gap below the underlay. Where depth is tight, a multi-layer foil such as TLX can top it up. Target U-values are 0.16 at the ceiling and 0.18 at the rafters, and this is a warm roof job, so the plasterboard comes down.
Walls. A borescope shows whether a Lilliput wall is cavity or solid, and what is in it. A cavity fill should be done by a registered cavity wall installer, who issues CIGA paperwork. Internal wall insulation, insulated plasterboard or a breathable stud lining, suits a cold room or a solid wall. External wall insulation, EWI, suits a house being re-rendered anyway.
Floors. A suspended timber floor in Lilliput loses heat through the gaps. Mineral wool held between the joists on netting, with the air bricks kept clear, stops the draught coming up through the boards. Eco roll or a similar roll suits a void you can crawl into.
Ventilation and damp. Every improvement takes away a draught that was drying a Lilliput house, so extract fans, trickle vents and air bricks are part of the job. Insulating a damp wall or a loft with a leak traps the water, so the cause is fixed first. That is how you avoid condensation and a new cold bridge where the old one was.
Wind at the eaves. Wind that has crossed the harbour to Lilliput pushes in at the soffit vents and can blow straight through the first half metre of loft insulation over the outside walls, so the ceiling at the edge of every upstairs room runs cold. Blocking the vents is the wrong answer. An eaves guard or vent tray that keeps the air in a channel above the wool, and a firm edge on the insulation, lets the roof breathe and keeps the depth you paid for working.
What we talk you out of. Sprayed foam on the underside of a roof, which hides the timbers and can make a house harder to sell, and a cavity fill on a wall that takes the full weather. We tell you why on the quote.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the survey, clearing what is there, the material and its depth, ventilation works and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Most insulation is not development and needs no planning permission, as the Planning Portal guidance on insulation confirms; Approved Document L sets the standard, and renovating more than half of a wall, floor or roof brings in building control under regulation 23, which here is BCP Council. We are not VAT registered, so there is no VAT on our quote. Registered firms zero rate insulation fitted in a home until 31 March 2027, under HMRC VAT Notice 708/6.
Cost
What decides the price of an insulation job

No rate per square metre, because the area is the easy part and the awkward part is everything around it.
Getting to it. A loft you can stand up in over a house with a drive off Lilliput Road, a shallow void over a top floor flat up a shared stair, and a room in the roof behind a dormer on the slope above the harbour cannot sensibly be priced as one job. A loft hatch you can stand a ladder under is one job, a crawl space or a room in the roof is another. Where boarding has to come up and go back, that is time before any material is laid.
What is already up there. Old material that has to come out, and be bagged and taken away, is a cost before anything new goes down. So is anything stored in the loft that has to be moved and put back.
Ventilation and the awkward edges. Eaves that must stay clear, downlighters that need covers, a tank and pipework that still need lagging, and getting depth right into the corners rather than just across the middle. Approved Document L sets what the work is expected to reach.
Comparing quotes? Ask what depth is actually being laid, whether the old material is being removed or covered, whether the eaves are being kept clear, and whether the hatch and the pipework are included.
If it is urgent
Damp, condensation or a room you cannot heat

Ring rather than use the form. Insulation is rarely an emergency, but a loft dripping with condensation, black mould coming back faster than you can wash it off, or a room that will not hold heat before a cold snap all get looked at quickly.
The first visit is about finding out whether the problem is insulation, ventilation or both, because insulating a roof space that cannot breathe makes it worse. If condensation is running off the loft felt after a still, frosty night, check the eaves are not packed solid with old insulation, and mention it when you ring. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Insulating a house in the Evening Hill conservation area

Part of Lilliput, on the harbour side of Sandbanks Road around Evening Hill, is a conservation area. For most insulation that changes nothing, because a loft, a floor or an inside wall is out of sight. The job it does change is external wall insulation.
Cladding a wall adds depth to the outside, so the render, the window reveals, the sills and the line of the eaves all move, and inside the conservation area that alters the look of the street. Expect to need permission from the council before it goes on, and to be asked for a finish that matches what is there.
So in or near Evening Hill we start with the work nobody sees: the loft to full depth, the floor, and internal lining on the coldest walls. If EWI is still the right answer for a wall, we price it as a separate option and help you put together the details the council keeps the list will ask for. Landfall on Crichel Mount Road is also listed, and any change to a listed building's walls needs listed building consent as well.

Planning at a glance
Do you need planning permission in Lilliput?
Most repairs in Lilliput need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about insulation in Lilliput
Where should I start: loft, walls or floor?
Usually the loft, because it costs least and saves most. Then the coldest walls or the floor, depending on what the survey finds.
Will VAT be added?
No, we are not VAT registered, so there is none on our price. For registered firms, insulation fitted in a home is zero rated until 31 March 2027.
Can I insulate a house in the Evening Hill conservation area?
Yes. Inside the house, loft, floor and wall linings need no permission even within Evening Hill. Cladding the outside would change how the house looks from Sandbanks Road or the harbour, so that is a question for BCP Council before anything is ordered.
Will insulation cause damp?
Not if the ventilation is kept and any leak is fixed first. We check both before we start.
