We plaster ceilings and walls in Lilliput, from a single cracked ceiling to skimming a whole floor, and repair outside render where the harbour weather has got behind it. You get a written, itemised price after Thomas has looked. For new outside render, see rendering in Lilliput.
Plaster trouble in Lilliput usually starts overhead, behind the paper, or on the side facing the water. A ceiling with a crack that has opened into a sag, or a bulge you can push up with a hand. A room stripped for redecorating where the old plaster has come away with the paper and left the wall looking like a map. Or a wall on the side of the house that faces the water, where a damp patch keeps coming back through the paint.
We come out, tap the walls and ceilings to find what is hollow, look at what the plaster is sitting on, and find out why the damp is there before anyone talks about replastering. The visit and the quote are free.
The work
Ceilings, walls and damp rooms in Lilliput

A skim suits sound plaster. Where the plaster underneath is sound, a skim is the quick answer. The wall is cleaned, loose paint scraped back, a PVA or bonding primer goes on, and a two coat finish is laid and trowelled flat. Artex on a ceiling can usually be skimmed over once it is sealed, and we test old textured coatings before anyone sands or scrapes them. A room is usually a day, sometimes two.
Ceilings. A crack along a board joint is a tape and skim job. A sag or a bulge is not: it means the plaster has let go of the lath, or the plasterboard has lost its fixings, and it gets taken down under dust sheets and replaced with new plasterboard, screwed to the joists and taped before the finish coat. Lath and lime ceilings in older Lilliput houses are sometimes worth saving. We will say which yours is.
Walls that have blown. Plaster that sounds hollow has parted from the wall behind. It is cut back to a sound edge, the background is prepared, and the patch is built up with a backing coat of bonding or hardwall, then a float coat and finish, so the repair sits flush. New angle bead goes on every corner and reveal we touch, and a stop bead where plaster meets another surface.
Dry lining. For a room with uneven walls, or after a chimney breast comes out, plasterboard on dot and dab or a timber stud gives a flat surface fast. Joints are taped and jointed, or the whole board is skimmed.
Damp walls. Replastering a wet wall only buys you time. On the elevation of a Lilliput house that takes the weather we look outside first: the render, the sills, the gutters and the pointing. Once the water is stopped, the wall is replastered with a backing that suits it, which on a solid or older wall means a breathable lime plaster rather than gypsum.
Outside render repairs. Blown sand and cement is hacked off, the edge cut square, and the patch built up in a scratch coat, a basecoat and a topcoat with a bell cast over the damp course. Pebbledash and silicone thin coat finishes are matched to what is there.
After we leave. New plaster needs to dry before you decorate. Allow a couple of weeks in a warm room, then a mist coat of thinned emulsion before the paint.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: protection and prep, how many coats, the area of each wall and ceiling, beads and stop ends, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Plastering inside a house needs no planning permission. Replacing more than half of the plaster or render on an outside wall can bring in Approved Document L, and we tell you at the visit if yours does. Outside, the Evening Hill conservation area on the harbour side of Sandbanks Road is where a change of render finish or colour needs checking with the council keeps the list first; repairs like for like do not.
Cost
What decides the price of a plastering job

No rate per square metre, because two rooms of the same size can be a day apart once you have seen the walls.
Getting to it. A ground floor room in a house with a drive off Lilliput Road, a first floor flat reached up a shared stair, and a tall rear wall above a stepped garden on the slope to the harbour call for different access and protection. Ceilings and stairwells need a platform, and a room you are still living in needs protecting rather than emptying. Where the work is at height the work at height rules apply just as they do on a roof.
What is behind it. Skimming over sound plaster is a different job from taking a wall back to brick, and you often cannot tell which you have until something is tapped. Lath and lime, old bonding, dot and dab and bare block all take different preparation and a different number of coats.
The awkward parts. Reveals, beads, stop ends, arches, curved walls and getting a flat finish where an old ceiling has dropped. The middle of a wall is quick. The edges are where the day goes.
Comparing quotes? Ask how many coats are included, whether the walls are being skimmed or taken back, whether beads and making good are in the price, and who moves and protects the furniture.
If a ceiling has gone
A ceiling down, or plaster off a wall

Ring rather than use the form. A ceiling that is sagging, cracked in a line or dropping dust is the one thing here that will not wait, and nobody should be under it.
The first visit is about getting what is loose down safely and the room usable, and we quote the making good once we can see how far the failure goes. If the wall facing the harbour is wet after a blow from the south west, photograph it with the date and leave the plaster alone, because it tells us where the water is getting in. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Salt air on the harbour edge, and the metal beads it rusts

Lilliput sits on the edge of Poole Harbour, and the wind that comes across the water carries salt with it. On the elevation that faces the harbour, that salt settles on the wall and keeps it damp between showers. The render itself copes.
What suffers is the metal inside it: the corner beads, stop beads and bell cast beads that give render its edges. Ordinary galvanised beads rust in those conditions, and rust swells, so it pushes the render off the corner in a brown-stained line, and water gets in behind.
So on the seaward side of a house in Lilliput we use stainless steel beads, or uPVC where the detail allows, and stainless fixings for any mesh. It costs a little more on the day and saves cutting out a corner again in a few years. If you already have rust stains running down the corners of your render, that is usually the cause, and we will show you at the visit. Ask anyone who quotes you what the beads are made of.

Questions
Questions about plastering in Lilliput
My ceiling has a crack and a slight sag. Is it dangerous?
A sag means the plaster has let go of what holds it up, so keep out from under it and ring. A straight crack along a board joint on its own is cosmetic.
Can you skim over artex?
Usually, once it is sealed. We test older textured coatings before anything is sanded or scraped.
Why do the corners of my render have rust stains?
Near the harbour, galvanised corner beads rust and push the render off. The fix is to cut out the corner and rebuild it on stainless steel beads.
How long before I can paint new plaster?
Allow a couple of weeks in a warm room, then a mist coat of thinned emulsion first.
