In Lilliput we replace fascias, soffits and guttering that have rotted, sagged or let go, and we fix them with fittings that suit a house this close to salt water. You get a written, itemised price after we have looked.

Lilliput rooflines tend to give trouble at the gutter, the fascia and the soffit. A gutter that overflows onto the path every time it rains, even though it was cleared last autumn. A timber fascia that has gone soft and is now pulling the gutter away from the wall. Or a soffit with a hole in it and birds or wasps nesting behind.

We look at the boards on your Lilliput house, the brackets, the gutter run and the eaves above them, photograph what we find and tell you whether it needs a repair, a section replaced or the whole roofline done. If a blocked or broken gutter is sending water into the house, ring 07435 839745 and tell us where it is coming in.

The work

Boards, gutters and the eaves behind them

Replacing fascias and soffits. We strip the old boards instead of capping over them. Capping hides rotten timber under a sleeve of plastic and the rot carries on. With the old boards off we can see the rafter feet and the wall plate, cut back and splice anything rotten, and fix new uPVC fascia and soffit boards with stainless screws. Where the timber is sound and you want to keep it painted, we can repair and refix it instead.

The eaves detail. The fascia is only as good as the tile edge above it. We fit an eaves felt support tray so the bottom of the old felt no longer rots and sags into the gutter, set the tilt fillet so the bottom course of tiles sits at the right angle, and make sure the drip at the eaves lands inside the gutter, not behind the back of the gutter.

Ventilation. Replacing soffits is the right moment to add soffit vents or an over fascia vent. A loft with insulation packed into the eaves and no air gap runs damp, and condensation in the roof space is a common reason timbers rot from the inside.

Guttering. We fit half round, square, ogee or deepflow profiles in plastic or aluminium, set to a proper fall towards each outlet, with a bracket at the spacing the maker specifies. Where an old cast iron system survives and is sound, we can refurbish it instead of replacing it, which suits an older Lilliput house. Leaking joints, a dropped section or a downpipe with a split shoe can often be put right on their own.

Bargeboards and verges. On a gable the bargeboard does the fascia's job and weathers faster because it faces the rain. We replace it with the verge above in the same visit.

When we would talk you out of it. Painted timber that is sound but peeling needs paint, not replacement. We will tell you if that is all it is.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of each run, stripping the old boards and gutter, the fascia, soffit and any bargeboard, the gutter, outlets and downpipes, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Replacing fascias, soffits and gutters needs no planning permission on most houses, but in the Evening Hill conservation area, or on a listed building, changing timber or cast iron for plastic is a change of appearance, so check first against the council keeps the list.

Cost

What decides the price of a roofline

A completed hipped roof with the eaves, fascia and gutter run finished (one of our own jobs, shown for fascias and guttering in Lilliput)
Every hip, every runA hipped roof is more eaves per house, and more to hang straight. Photo from one of our own jobs.

No rate per square metre, because a metre of fascia over a bay is not the same metre as one on a straight gable.

Getting to it. A Lilliput house with a drive and a clear run along the eaves can be done from a tower, while a frontage on Sandbanks Road with the pavement and bus stops below needs scaffold and planning around the traffic. A bungalow run comes off a tower, a two or three storey gable wants a scaffold, and a run over a conservatory or a bay window means building the platform around it. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is behind the boards. Rotten fascia is a symptom. The question is whether the rafter feet and the wall plate behind it are still sound, and nobody knows until the old board comes off. Capping over with plastic hides that instead of fixing it, which is why we take the old boards off rather than clad them.

The run, not the metre. A straight gable is quick. Bay windows, a conservatory in the way, a corner return, a run that has to be worked around a satellite dish or a service cable, and every outlet, hopper and downpipe are priced one at a time. So is putting the fall back: a gutter hung level looks fine and holds water all year.

Comparing quotes? Ask whether the old boards are coming off or being capped over, what happens if the rafter feet or the wall plate turn out to be rotten, whether the gutter, outlets and downpipes are all being renewed or only the fascia, and whether the scaffold is in the price.

If a section has come away

Ring rather than use the form. A length of gutter pulled off its brackets, a downpipe snapped at the bend or a fascia soft enough to put your hand through goes to the front of the queue, because the next heavy rain runs straight down the wall and into the brickwork.

The first visit is about getting it supported and discharging somewhere sensible, and we price the run properly once we can see how far the rot goes. If a Lilliput gutter has come away in the wind and is hanging, keep people and cars clear of it, and do not try to pull it back from a ladder. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Salt air and what holds the roofline on

Most of Lilliput is within a few hundred metres of Poole Harbour, and wind off the water carries salt. Salt does not hurt uPVC boards, but it does attack the metal holding them up. Ordinary plated nails and screws rust, the heads fail, and a fascia that looks fine starts to move.

Mild steel gutter brackets and cheap aluminium fittings pit and stain the wall below. The damage is usually worst on the elevation facing the water and the prevailing wind.

So on a Lilliput house we fix boards with stainless steel screws, and where we fit metal guttering we use a powder coated aluminium system with fittings rated for coastal use. Ask any quote you are comparing what the fixings are made of, because it is the part you cannot see once the job is finished, and on this side of Poole it decides how long the roofline stays where it is.

Questions

Questions about fascias and guttering in Lilliput

Can you cap over my old fascias?

We would rather not. Capping hides rotten timber and the rot carries on underneath. We strip the old boards, repair the rafter feet, and fix new boards to sound timber.

Why does my gutter overflow when it is clear?

Usually because it has lost its fall, a bracket has dropped, or the tiles above shed water behind it. We check all three and correct the one that is wrong.

Do fixings matter so close to the harbour?

Yes. Salt rusts plated nails and screws, and the boards start to move. We use stainless screws and coastal rated fittings.

How long does a new roofline take?

A typical house is two to four days, depending on how much rotten timber is behind the boards.

Is the scaffold included in the price?

Yes, on its own line in the itemised quote, along with taking away the old boards and gutters.
