Fascia, soffit and guttering replacement in Oakdale
Fascias, soffits, bargeboards, gutters and downpipes replaced or repaired on the semis and bungalows of Oakdale.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

On Oakdale's 1930s semis and its bungalows the roofline is often still original timber, or timber boxed in with plastic at some point, with a gutter that has seen better days. We look behind the boards before we price, then replace or repair only what needs it.
Roofline trouble in Oakdale is easy to spot from the pavement. Paint flaking off a fascia that has gone soft at one end. A gutter that drips at every joint or has dropped away from its brackets. A soffit board hanging loose with birds going in and out behind it.
Water spilling over the eaves soaks the wall below, and on a bay front it can find its way inside. If it is already coming through a ceiling or a window head, ring 07435 839745. Otherwise Thomas comes out, walks round the whole house, and tells you what you actually need.
The work
Eaves, bays and long bungalow runs

Everything comes off. The old fascia, soffit and any bargeboard come off, which is the only way to see the rafter feet and the wall plate behind them. Soft rafter ends are repaired first.
Then new uPVC boards go up, with a vented soffit and a felt support tray at the eaves so water runs off the tile and underlay into the gutter, not behind the fascia, as BS 5534 expects. An Oakdale semi is usually two or three days, and the new gutter goes up as the boards are finished.
The 1930s bay fronts. Many semis in Oakdale have a two storey bay with its own small roof and a short run of fascia and gutter round the bay, which is fiddly to do well. The angles at each corner need proper mitres and brackets, and the little outlet on the bay often discharges onto the main roof or a porch. We make sure it has somewhere sensible to go.
Capping over. Plenty of Oakdale houses had plastic capping fixed over the original timber years ago. Where the timber is still sound that can be fine, but if the rot has started, capping hides it until the gutter brackets pull out of soft wood. We check with a screwdriver before we agree to cap anything.
Gutters and downpipes on their own. If the boards are sound, we can replace only the rainwater system. Old half round plastic leaks at the unions and sags where the brackets are too far apart. The new gutter is set to a steady fall to the outlet, in half round, square, ogee or a deepflow profile if a big roof slope drains to one corner. Cast iron on older Oakdale houses can be matched in aluminium or cast iron style plastic.
Bungalows. Bungalows make up a large share of Oakdale, and a hipped bungalow has eaves all the way round. That means a long roofline, but it is at one low level, so it usually comes off a tower instead of a full scaffold, which keeps the access cost down.
Where the water ends up. A new gutter is only as good as its discharge. We check that each downpipe shoe runs into a clear gully or a working soakaway, because a blocked drain makes a new gutter back up just like the old one. Green staining and damp patches on the brickwork under a joint tell you where the old run has been leaking, and on the side of the house that takes the driving rain those marks show up first. Moss and debris from the roof are cleared out as the old gutter comes down.
Ventilation. Lofts in older Oakdale houses often have no eaves ventilation, and condensation shows as damp on the underside of the roof. A vented soffit or an over fascia vent fixes that, as long as the loft insulation is not packed against it. Wasp and bird nests behind loose boards are cleared when they come off.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of each run, stripping the old boards and gutter, the fascia, soffit and any bargeboard, the gutter, outlets and downpipes, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Replacing fascias, soffits and gutters on a house needs no planning permission. No conservation area covers Oakdale, although Heckford Park is next door and the council keeps the list. The one listed building here, St George's Church, would need consent, and changes to the roof structure bring in building control. On a block of flats the freeholder or managing agent instructs the work.
Cost
What decides the price of a roofline

No rate per square metre, because a metre of fascia over a bay is not the same metre as one on a straight gable.
Getting to it. A hipped bungalow with a continuous run round all four sides, a 1930s Oakdale semi with a two storey bay, and a house with a garage or conservatory under the eaves all need different access. A bungalow run comes off a tower, a two or three storey gable wants a scaffold, and a run over a conservatory or a bay window means building the platform around it. The work at height rules are why the access is a priced line rather than something absorbed into a rate.
What is behind the boards. Rotten fascia is a symptom. The question is whether the rafter feet and the wall plate behind it are still sound, and nobody knows until the old board comes off. Capping over with plastic hides that instead of fixing it, which is why we take the old boards off rather than clad them.
The run, not the metre. A straight gable is quick. Bay windows, a conservatory in the way, a corner return, a run that has to be worked around a satellite dish or a service cable, and every outlet, hopper and downpipe are priced one at a time. So is putting the fall back: a gutter hung level looks fine and holds water all year.
Comparing quotes? Ask whether the old boards are coming off or being capped over, what happens if the rafter feet or the wall plate turn out to be rotten, whether the gutter, outlets and downpipes are all being renewed or only the fascia, and whether the scaffold is in the price.
If a section has come away
A gutter hanging off, or a fascia gone through

Ring rather than use the form. A length of gutter pulled off its brackets, a downpipe snapped at the bend or a fascia soft enough to put your hand through goes to the front of the queue, because the next heavy rain runs straight down the wall and into the brickwork.
The first visit is about getting it supported and discharging somewhere sensible, and we price the run properly once we can see how far the rot goes. If a length of gutter is hanging off, keep people and cars away from underneath it until we get there. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
On a pair of semis, the gutter is often shared
Most of the 1930s semis in Oakdale were built as pairs, and the front gutter usually runs straight across both houses. Sometimes the water from both halves drains to one downpipe, which may be on your side or on next door's. So when your gutter overflows, the blockage or the sag can be on your neighbour's length, and a new gutter on your half alone will still overflow if their outlet is the one that is blocked.
Before you book a replacement, look at where your downpipes are and which way the water runs. Have a word next door. If both halves are tired, doing the pair together gives one continuous run at one fall, one colour, and a shared scaffold or tower. If they would rather wait, we fit a stop end or a union at the party line and make sure your half drains to its own outlet, so your water is no longer relying on theirs.

Planning at a glance
Do you need planning permission in Oakdale?
Most repairs in Oakdale need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about fascias and guttering in Oakdale
Can you just cap over my old fascias?
Only if the timber underneath is sound. If it has started to rot, capping hides it until the gutter pulls away, so we check first and show you what we found.
My neighbour does not want to replace theirs. Can you do just my half?
Yes. We finish neatly at the party line with a stop end or a union, and make sure your half drains to its own downpipe.
How long does it take?
A semi or a bungalow is usually two or three days, depending on how many rafter ends need repairing.
Do I need scaffolding for a bungalow?
Usually not: a bungalow roofline normally comes off a tower. A two storey house with a bay often needs scaffold, and either way it is a separate line on the quote.
Will you take the old boards away?
Yes. Everything that comes off leaves with us, and the ground under the eaves is swept each evening.
