Oakdale
Inter-war and post-war, bungalows and semis side by side
Most houses in Oakdale went up between the wars or just after, with bungalows the largest single type and detached houses and semis close behind, and the work they need now is the work an older house needs. Hips and ridges that have let go, a chimney flashing that leaks, pebbledash coming away from the brick, and a front drive that has sunk. One written quote covers all of it and tells you which parts are urgent and which can wait.
The questions people bring are usually practical ones. Whose chimney is it, when it sits on the line between two houses? Why is the ceiling in the bay damp when the roof looks fine? Can the flat top of a chalet dormer be made warm as well as dry?
If water is coming through a ceiling now, ring 07435 839745, tell us which room and whether it is near the chimney breast, and put a bowl under it. For everything else, Thomas comes out, goes up to the roof and into the loft, and gives you a written, itemised price.

The housing
Semis, bungalows and chalet bungalows
Close to half the homes in Oakdale went up between the two world wars, and roughly three in ten are bungalows. The rest are mostly post-war houses and a smaller number of flats. Almost nothing here is Victorian.
That gives Oakdale a short list of recurring jobs, and most of them come from how these houses were built rather than from anything having gone badly wrong.
- Semis built as pairs. One hipped roof covers both houses, the chimney stack sits on the party wall with flues from both homes inside it, and the front gutter often runs straight across both halves to a single downpipe. Work on the stack or the party wall can need notice to the neighbour under the Party Wall etc. Act 1996, and a new roof or gutter on one half has to be joined cleanly to the other.
- Bays with their own roofs. Many of the semis have a front bay, sometimes two storeys high, with its own small roof and its own short gutter. That little gutter blocks long before the main run, and the first sign is usually damp on the ceiling inside the bay rather than an overflow you can see.
- Chalet bungalows with dormers. Bedrooms in the roof, headroom from a flat topped dormer. That flat roof sits straight over a room you sleep in, and when it was built it was usually a cold roof with little insulation, which is where winter mould in the corner of the bedroom comes from.
- Pebbledash and dashed render. A lot of the thirties houses were dashed from new. After many winters the backing coat loses its grip on the brick, whole panels ring hollow when tapped, and a jet wash will strip the stones off in an afternoon.
Planning
No conservation area, and one listed church
None of BCP Council’s conservation areas covers Oakdale, so on an ordinary house the choice of tile, render colour or gutter is yours. The Heckford Park conservation area adjoins it, so if you are near the edge, check your address on the council’s conservation area pages before you commit to a change of look.
St George’s Church is listed at Grade II, and anything listed needs listed building consent for work that affects its character. It is the only entry on the Historic England list inside Oakdale ward, and Tatnam Farmhouse sits just over the line in Poole Town.
That leaves the ordinary rules, which still catch people out:
- Re-roofing like for like is fine. New tiles on the same roof are repair. A dormer or a rooflight on the front slope is a different matter, and the Planning Portal guidance on roofs sets out where the permitted development line falls.
- A re-roof brings in building control. Where a large part of a roof is renewed, the loft insulation has to come up to the current standard, and re-covering a dormer counts as work on a heated roof. Approved Document L is the reference, and we build it into the quote.
- A drive onto Wimborne Road needs more than a dropped kerb. A new vehicle access onto a classified road needs planning permission as well, and the council looks at sight lines, bus stops and whether you can turn on the drive rather than reverse out. On a side street it is usually just the dropped kerb application.
The one local thing
If your house is half of a pair, talk to next door
Oakdale’s semis were designed to look like one house. One hipped roof, one chimney on the line, one gutter across the front, and on many of them one dash or render finish from end to end. Nearly every outside job on one half has an effect on the other.
Re-roof your half and the new tiles meet your neighbour’s old ones along the party line, so the courses have to line up and the colour has to sit well beside theirs. Re-render your half in smooth white and keep their grey pebbledash, and the pair looks split down the middle. Replace your gutter and it may still overflow if the outlet you share is on their side and blocked.
So the most useful thing you can do before booking anything is have a word next door. If both halves are tired, one scaffold across the pair saves each of you money and leaves one even finish, with each owner quoted separately. If they would rather wait, we finish your half cleanly at the party line, fit a stop end or union so your water drains to its own outlet, and tell you where a party wall notice is needed. When the roof is stripped, we also look at the party wall in the loft, because on many thirties houses it stops short of the tiles and wants building up and fire stopping.

What we do in Oakdale
Each trade, as it lands on a thirties house
Every trade has its own Oakdale page. These are the short versions, with the thing that matters most on a semi or a bungalow of this age.
Roofs and flat roofs
Slipped clay and concrete tiles, hips and ridges refixed on a dry fix system, chimney leadwork, and re-roofs where the old felt has rotted at the eaves. Dormer tops and garage roofs across Oakdale re-covered in GRP, EPDM or felt, usually as a warm roof.
Roofing in Oakdale Flat roofing in OakdaleFascias, soffits and gutters
Timber boards replaced in uPVC, shared gutters joined properly at the party line, and a clean that includes the bay and porch gutters, because those are the ones that cause the damp.
Fascias and guttering Gutter cleaningBrickwork and repointing
Shared chimney stacks rebuilt or capped, front walls and piers, and repointing matched to the original. A horizontal crack every few courses can mean rusting wall ties, which are a different repair from the pointing.
Bricklaying in Oakdale Repointing in OakdaleRender and plastering
Hollow pebbledash tapped out and repaired or taken back to brick and re-rendered, with the pair in mind. Inside, skimming, patching and ceilings after a leak.
Rendering in Oakdale Plastering in OakdaleDriveways and patios
Block paving, resin bound, tarmac and porcelain. Old drives that have sunk are dug to a proper sub-base, and a new front drive over five square metres has to be permeable or drain to a border.
Driveways in Oakdale Patios in OakdaleCleaning and insulation
Pebbledash cleaned with a biocide and a gentle rinse, never a jet. Loft top-ups, suspended floors insulated between the joists with the air bricks left open, and wall ties checked before any cavity is filled.
Exterior cleaning Insulation in Oakdale Loft insulation Wall insulationHow a job runs
What happens after you ring
Thomas visits and looks at the roof from the outside and the loft from the inside, and on a semi he looks at next door’s half too, from the ground or from your side of the ridge. You get an itemised quote in writing, with the scaffold on its own line. If the job needs a party wall notice, or the neighbour is thinking about the same work, the quote says so and we can price the pair.
A roof in Oakdale is usually done from a scaffold across the front and one side, and on a bungalow a tower is often enough. We agree where the skip goes before the day, because on the side streets it usually means the drive, not the road.
Once work starts, one person is your contact from start to finish. A roof is only opened as far as it can be covered again that day, the site is swept each evening and the waste leaves with us. If something turns up that nobody could have seen, such as a rotten wall plate or failed wall ties, you get a photograph and a price before we carry on.

Planning at a glance
Do you need planning permission in Oakdale?
Most repairs in Oakdale need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.
| Question | In Oakdale |
|---|---|
| Who decides | BCP Council is the planning authority for Oakdale. BCP Council's heritage pages set out what it controls. |

Questions
Questions about building work in Oakdale
Can you re-roof just my half of a pair of semis?
Yes. We join the new tiles to next door's along the party wall line and line up the courses. If your neighbour's half is tired too, pricing the pair on one scaffold usually saves you both money, and each of you gets your own quote.
The ceiling in my bay window is damp but the roof looks fine. Why?
Often it is the small gutter over the bay rather than the main roof. It sits below the main gutter, is hard to see from the ground and blocks first. When it overflows, water runs down the face of the bay and into the joint with the main wall. We check it, and the bay roof, before blaming the tiles.
My chalet bungalow dormer smells damp every winter. Is the roof leaking?
Not always. Many Oakdale dormer tops were built as cold roofs with little insulation, so warm air from the bedroom condenses under the deck. Re-covering it as a warm roof, with insulation boards above the deck, usually cures it. That work comes under building control, and we include it in the quote.
Is Oakdale in a conservation area?
No, none of BCP Council's conservation areas covers Oakdale, although Heckford Park adjoins it. On an ordinary house the choice of tile, render or gutter colour is yours, but on a pair of semis it is worth choosing something that sits well beside next door.
Can you clean pebbledash without damaging it?
Yes, if it is done without pressure. A biocide does the cleaning and the rinse is no harder than a garden hose. We tap the wall first, and if patches are hollow we tell you, because cleaning will not fix those.
Oakdale is part of Poole, in BH15, and BCP Council handles planning and building control. Our Poole page covers the wider town, from the quay and the Old Town out to Parkstone, Hamworthy and Broadstone.
