Exterior cleaning in Westbourne

Render, brick, balconies and communal paving cleaned across Westbourne and BH4, priced so a managing agent or residents' company can sign it off.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most exterior cleaning in Westbourne is on buildings split into flats, so the first question is who owns the surface, and the second is what it is made of. We come and look, then price the render, brick, balconies, glass and paving one line at a time, in a form a managing agent can put to the residents.

Westbourne cleaning usually falls to leaseholders, managing agents or shop owners. A leaseholder in a converted villa off Alumhurst Road who is fed up with the green running down the side wall. A managing agent or a residents' company with a block whose render, walkways and car park all need doing before the summer. Or the owner of a shop on Poole Road or Seamoor Road whose frontage and the flats above it have gone grey.

Thomas walks the whole building, notes what each surface needs and what is holding the growth there, and sends it in writing. The visit and the quote are both free, and if you do not own the outside of your building, we will say so and tell you who does.

The work

Blocks, converted villas and the shopping parades

Render on the blocks. Westbourne has a lot of post-war and newer purpose-built flats, most of them rendered and painted. Sea air, salt and the shade of the pines keep those walls damp long after a shower, so algae, grey lichen and black spot come back quickly on the north and east faces and under balconies.

Render is soft washed: a biocide put on at low pressure through a wide nozzle, left long enough to kill the spores in the surface, then rinsed. It is the treatment that does the work, not the force. On a four or five storey elevation that means reach poles for the lower floors and a tower or a powered access platform for the rest, which we set out on the quote.

The Victorian villas. The big late Victorian houses in Westbourne, many now flats, are red brick, some painted, some partly rendered, with stone or painted cills and bays. Old brick has a fired face that keeps the weather out, and a jet wash does real damage to it. We use a low pressure and a treatment, test it on a hidden panel first, and point out any open or crumbling mortar joints, because they want repointing before they want washing.

Balconies, glass and walkways. In Westbourne, salt leaves a film on glass balustrades and window frames that a rinse will not shift, and hard mains water leaves spots behind, so glass gets purified water. Balcony floors are cleaned at low pressure with everything caught, because what comes off a third floor balcony otherwise lands on the one below. Communal paths, steps and bin stores are treated for slippery growth as well as washed.

Car parks, drives and communal paving. Block paving comes up with a rotary surface cleaner at controlled pressure, the weed and moss out of the joints, and then a full re-sand, because the wash takes the jointing sand out with the dirt. Tarmac and concrete take more pressure. Whether a seal is worth it on a busy car park is a straight conversation, not an add-on.

Roofs and gutters. Most of the pitched roofs here are slate or tile, and neither is ever pressure washed: moss is scraped out of the laps and off the ridge by hand and the slope treated, as the roof cleaning page sets out. Pine needles and moss collect in the valleys, outlets and downpipes, so clearing the gutters comes first. There is more on gutter cleaning in Westbourne.

Planting, cars and the drains. Communal beds and hedges are wetted with plain water and sheeted before any treatment goes near them, and each biocide goes on at the rate on its label, under the regime the HSE runs. A road gully is surface water, not foul drainage, so the pollution prevention guidance means nothing with product in it goes down one. On a car park that runs to a gully we screen and bag the moss and grit and catch the wash.

How long it takes. A converted villa is usually a day or two. A block with a car park is planned over several days so residents can still get in and out, and cars are moved in sections instead of all at once.

When a clean is the wrong answer. If paint is peeling or the render is cracked and letting water in, cleaning will not hold for long. We say so, and the fix belongs on the rendering side first.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the method for each surface, protection, access, and where the water and residue go on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Cleaning needs no planning permission. Painting brick for the first time, coating render or changing its colour alters how the building looks. The shopping streets sit in the Westbourne Conservation Area and the council keeps the list, so check with them before anything new goes on the outside there.

Cost

What decides the price of a clean

No rate per square metre, because the same square metre can be twenty minutes or two, depending what is growing on it.

Getting to it. A converted villa with a gravel drive, a shop with two floors of flats above it fronting Poole Road, and a purpose-built block with an undercroft car park are three quite different jobs, and on a pavement frontage the run off has to be caught rather than left to reach the road gully. Ground level off a lance is one thing, a second storey or a roof slope is another. Reach poles do a lot of it, some of it wants a tower, and the work at height rules decide which.

The surface decides the method. Render, painted masonry, old brick, block paving and a tiled roof all want different pressure, and some want no pressure at all. Getting that wrong takes the surface off with the dirt, which is the expensive kind of clean.

How bad it has actually got. A light film comes off quickly. Years of organic growth needs treating, and often needs a second visit rather than more pressure.

Comparing quotes? Ask what method is being used on each surface, whether any treatment is included or just a rinse, whether a second visit is part of it, and where the run off is going. Compare the work first, then the money.

If there is a date

A viewing, a visit or a deadline

Ring rather than use the form. This is not emergency work, but it is often work with a date on it: a property going on the market, a letting inspection, a visit, or scaffolding coming down.

Tell us the date when you ring and we will tell you honestly whether it can be done properly by then, rather than book it and rush it. In a block, tell the managing agent the date at the same time, because their go-ahead can take longer than the clean itself. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

When the flats own the freehold together

Around nine in ten homes in Westbourne are flats, and in a flat the outside walls, the roof, the paths and the car park almost always belong to the freeholder. What surprises people is who the freeholder turns out to be. In many of the converted villas it is not a distant landlord at all. It is a small residents' company that the leaseholders own between them, often with a share each and a volunteer acting as secretary.

That changes how a clean gets booked in Westbourne. Nobody can instruct the work alone, but the company can, once the directors agree, and they need a price broken down so every flat can see what it is paying for. So we quote to the company, split the shared surfaces from anything that belongs to one flat, such as a private terrace or a ground floor patio, and put the method for each on its own line. If the building is run by a managing agent instead, and the bill to any one leaseholder will pass the limit in section 20 of the Landlord and Tenant Act, the residents are consulted first, and you can ask for us to be one of the firms invited to price.

Most repairs in Westbourne need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about exterior cleaning in Westbourne

I own a flat. Can I book a clean of my part of the building?

Usually only the parts your lease gives you, such as a private terrace or balcony floor. The walls, roof and shared paving belong to the freeholder, so the residents' company or the agent books those. We will still come and look and put it in writing for you to pass on.

Do you pressure wash render?

No, render and painted walls get a low pressure soft wash with a biocide. High pressure strips paint and forces water into hairline cracks, and on an old wall it opens the joints.

How do you work around residents and parked cars?

We agree a plan with whoever runs the building: which bays are cleared on which day, which entrances stay open, and notices up in advance. Nothing is washed over a car that is still parked underneath.

Why does the render go green again so quickly near the sea?

Salt and sea air keep the surface damp for longer, and damp is what the growth needs. A rinse only moves it about, so we use a biocide that kills it in the surface, and shaded walls will still need doing more often than sunny ones.

Is the access equipment included in the quote?

Yes, as its own line. Reach poles, a tower or a powered access platform depend on the height and the ground, and you see which one before you agree anything.
