A leaking flat roof in Westbourne can usually be repaired if the deck underneath is still dry and firm. Once the boards have gone soft it needs stripping and re-covering, and we lift a corner to find out which before we quote.

Flat roofs in Westbourne sit in some awkward places. Over the back additions and kitchen extensions of the big converted villas, where the flat below is somebody's bedroom. Over the rear store rooms behind the shops, reached through a yard or up a fire escape. On top of the post-war blocks, where one split lets water into the top floor and the whole building pays for it. And as roof terraces, where the covering has a table and chairs on it.

We come out, get onto the roof, check the deck and the edges, and tell you whether it is a patch or a re-cover. If water is dripping through a ceiling right now, ring 07435 839745 and we will talk you through what to do before we get there.

The work

Extensions, terraces and block roofs

Repairs that are worth doing. A split along a lap, a blister that has burst, or an upstand where the felt has lifted away from the wall can be cut out and patched with the same material, as long as the deck underneath is dry. Most leaks start at an edge instead of the middle: at the upstand, the drip edge, the outlet, or the lead cover flashing chased into the brickwork above it.

Re-covering. When the covering is failing in several places, or the deck gives underfoot, it comes off. Wet chipboard or tired plywood is replaced with new OSB or ply, and firrings or a tapered board put back a proper fall so water heads for the outlet instead of ponding. Then the covering: a single ply EPDM rubber membrane bonded down with no seams in the middle, GRP fibreglass laid wet on a new deck, or a built up torch on felt system in three layers with a cap sheet. Each has its place, and we will say which suits your roof and why. A small extension roof is often two or three working days.

Warm roof or cold roof. Most of the older extension roofs in Westbourne are cold roofs, with a little insulation between the joists and not enough ventilation, which is where condensation and interstitial damp come from. Re-covering is the time to turn it into a warm roof, with PIR board above the deck under a vapour control layer, so the dew point sits outside the timber. Building control and Part L come in once you replace the whole covering, and we deal with that.

Terraces and walkable roofs. A Westbourne roof that doubles as a terrace needs a covering rated for foot traffic, and paving on supports rather than slabs laid straight onto the membrane. Where the terrace meets the building, the upstand has to finish under a door threshold, which is the detail that most often fails.

Block roofs. Large flat roofs on purpose-built Westbourne blocks have parapets with copings, several outlets, soil and vent pipes, a roof hatch and sometimes a lift housing, and each one is an upstand to detail. We survey them in a way a managing agent can use: what has failed, what is only tired, and what can wait a year.

When a repair is the wrong answer. If the deck is sodden, patching the surface just traps the water in it. We will tell you so, and not sell you a patch that will fail in a winter.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Replacing a flat roof covering on a house is normally permitted development, and it is usually only a raised roof, a rooflight or a new lantern that turns it into a planning matter, which Planning Portal guidance explains. Flats have no permitted development rights, and inside the Westbourne Conservation Area anything visible from the street is worth checking first, the council keeps the list. We detail to BS 6229, the code of practice for flat roofs.

What decides the price of a flat roof

Stripped back firstWhatever goes on top, what is underneath decides the price. Illustrative photo.

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. In Westbourne, a kitchen extension behind a converted villa, a store room roof behind a shop on Poole Road, and the main roof of a four storey block are three very different jobs to reach. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.

The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. If the roof is over a flat, tell the managing agent as well as ringing us, because it is their roof to repair even when it is your ceiling that is wet. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

When the flat roof belongs to the block

Most homes in Westbourne are flats, in converted houses or purpose-built blocks. On nearly all of them, the roof belongs to the freeholder, even when it sits over one flat's kitchen and nobody else can see it. So the first question when a flat roof leaks here is often not what it needs but who can instruct the work. That is the managing agent, the residents' company, or the landlord, and it is usually spelled out in your lease.

It matters for timing. Where a job would cost any one leaseholder more than a set amount, the freeholder has to consult everyone first under section 20 of the Landlord and Tenant Act 1985, and that takes weeks. A temporary repair to stop the water does not have to wait for it. So ring us, and tell the agent. We make the leak safe, then write up the permanent job in a form the agent can put to the leaseholders, with photographs, so nobody has to take a roofer's word for it.

Questions

Questions about flat roofs in Westbourne

Can you just patch my flat roof?

If the deck underneath is dry and firm, yes. If it is soft or wet, a patch traps the water in, so we lift a corner before we recommend anything.

Which is better, EPDM, GRP or felt?

It depends on the roof. EPDM suits a simple shape with few openings, GRP suits a new deck with lots of detail, and felt suits a roof that needs to take foot traffic or match a neighbour. We explain the choice on the quote.

The flat roof is over my flat. Who pays?

Usually the freeholder, through the service charge. Check your lease, tell the managing agent, and we will put what the roof needs in writing for them.

How long does a new flat roof take?

A small extension roof is often two or three working days. A block roof with parapets and several outlets takes longer, and we give you the timetable with the quote.

Will it be left open overnight?

No, we only strip what can be covered again the same day, and the site is swept before we leave.
