Flat roofing in Moordown

Flat roofs on the extensions, garages, bays and dormers of Moordown and BH9, repaired or re-covered after we have been up and tested the deck.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Flat roofs in Moordown are mostly the later additions to older houses: the kitchen extension on the back, the garage, a dormer, the small roof over a bay, and the roofs behind the shops on Wimborne Road. We repair what can be repaired, and where the deck has gone we strip it and re-cover in EPDM rubber, GRP fibreglass or torch on felt.

The trouble usually shows first on a ceiling. A damp patch in the kitchen extension that grows after every downpour. A garage roof that has sagged in the middle and now holds a pond. Or a landlord who has had a tenant send a photo of a bucket, and needs someone to look before the letting agent does.

We come out, get onto the roof, press on the deck, look at the upstands and the outlet, and tell you plainly whether it is a patch or a new roof. If water is coming through a flat roof in your Moordown home right now, ring 07435 839745 and say what is underneath it.

The work

What sits on the back of a Moordown house

Kitchen and rear extensions. Plenty of the 1920s and 30s houses in Moordown have had a single storey extension added at the back since, and most were finished with a felt roof on a chipboard or ply deck.

On Moordown roofs, felt of that kind tends to fail at the edges first: the upstand where it meets the house wall, the drip edge over the gutter, and around the soil pipe or a rooflight. If the deck is dry and firm we repair the edge or lay a new covering over it. If it gives underfoot, the deck comes up, new firrings go on to give the roof a proper fall, and it is re-covered. A typical kitchen roof is two to four working days.

Garages. Detached garages in Moordown from the same era often have a thin deck on light joists, and many have been patched so many times the patches are the roof. A garage is the one place a cheaper covering can make sense, and we will say so. If you keep anything valuable in it, or plan to turn it into a room, we price it as a proper warm roof with insulation instead.

Bays, porches and dormers. The flat roof over a front bay or a porch is small, fiddly and usually leaded or felted. We check the lead, the cover flashing chased into the wall above and the lip that sheds water into the gutter. Dormers on the Moordown bungalows and chalet style houses have a flat top that is hard to see from the ground, and the cheeks and apron flashings round them leak as often as the covering.

Warm roof or cold roof. Most older extension roofs in Moordown are cold roofs, with the insulation, if any, between the joists and a ventilated gap above. Done badly, warm air from the kitchen meets the cold deck and condensation soaks it from underneath, which is why a deck can rot with the felt still intact. When we rebuild, we make it a warm roof: a vapour control layer on the deck, PIR insulation board on top, then the membrane, so the dew point sits outside the timber and interstitial condensation has nowhere to form.

Openings and outlets. A skylight, a lantern or a Velux style rooflight, a vent pipe coming through, an access hatch: each is a hole in the membrane and each needs its own kerb and upstand. Ponding and pooling usually come from a roof laid dead level or an outlet sitting higher than the water. We check where the rainwater leaves the roof, whether the downpipe or hopper is taking it, and whether a lifted bubble or a crack by the outlet is where your leak starts.

Which system. EPDM is a single ply rubber sheet, bonded down with the seams kept to a minimum, and suits most extensions. GRP is laid as a resin and glass mat with moulded edge trims, and is good where there is foot traffic or a lot of detailing. Three layer built up felt with a mineral cap sheet still has its place on larger roofs. We follow BS 6229:2025 on flat roofs on falls and outlets, whatever the membrane.

When we would talk you out of it. A blister in the felt that is not leaking does not mean a new roof. Nor does a bit of standing water after rain, if it is gone in a day. We will say when a repair and a watchful eye are the right answer.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Moordown sits outside every one of BCP's conservation areas, so replacing the covering on a house extension or garage is normally permitted development, and re-covering like for like needs no planning at all. Flats have no permitted development rights, so a new rooflight or a raised roof over a shop is a planning question; Planning Portal guidance sets out the rules. Replace more than half of a roof and building control applies, because it must be insulated to Approved Document L.

What decides the price of a flat roof

Stripped back firstWhatever goes on top, what is underneath decides the price. Illustrative photo.

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. In Moordown, a kitchen extension reached across a back garden, a detached garage you can back a van up to, and a roof behind a shop on Wimborne Road where everything goes up past the flat above are three quite different jobs to get to. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.

The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. On a small extension roof we can usually get a temporary cover on from a ladder, so tell us how big it is and what is under it. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Flat roofs over the Wimborne Road shops belong to the freeholder

Along the shopping stretch of Wimborne Road in Moordown, many buildings have a shop on the ground floor and a flat or two above, and behind them there is usually a flat roof over the back of the shop or a rear extension.

If you rent or own one of those flats, the roof is almost never yours. It belongs to the freeholder, who is responsible for repairing it, and the cost is usually shared out through the service charge under your lease.

That changes what you should do when it leaks. Report it to the freeholder or managing agent in writing, with photographs and dates, and keep a copy. If the work will cost any one leaseholder more than a set amount, the freeholder has to consult you first under section 20 of the Landlord and Tenant Act 1985, which means estimates and a notice period before the work starts. We are happy to come and look for a leaseholder and write down what we find, so the agent has something concrete to act on, and we price the permanent job for whoever instructs it.

Questions

Questions about flat roofs in Moordown

Can a flat roof be repaired, or does it need replacing?

If the deck underneath is dry and firm, a repair to the edge, an upstand or a split usually does it. If the deck is soft or sagging, patching the covering just moves the leak, and it needs stripping.

EPDM, GRP or felt: which is best for an extension?

For most kitchen extensions EPDM rubber is a good choice. GRP suits roofs you walk on or with a lot of edges and trims. Felt is fine on a garage. We explain which we are quoting and why.

How long does it take to replace a flat roof?

A small extension or garage is usually two to four working days, depending on whether the deck has to be renewed. We give you the timetable with the quote.

Will the room underneath be affected?

We work from outside and the roof is never left open overnight. If the ceiling underneath has been soaked, we tell you, and it is best left to dry out before anyone plasters it.

I rent the flat above a shop. Can I book a repair?

The roof is usually the freeholder's, so they instruct and pay for the work. We can come and look, and put what we find in writing for you to send to them.
