Gutter cleaning in Moordown

Front, side and back runs cleared by hand on the hipped houses and bungalows of Moordown, with every downpipe run through to prove it.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Gutter cleaning in Moordown means clearing every run by hand, including the ones down the side of the house you never see, opening each outlet and flushing each downpipe until water runs clean. We price it from a free visit on a written quote that lists the runs and the pipes.

A blocked Moordown gutter shows itself when rain comes over the edge. Water sheeting off the front gutter above the bay in a downpour. A downpipe in the side passage that gurgles and then spills onto the path. Or a neighbour mentioning, politely, that your gutter is overflowing onto their side.

Thomas walks round the whole hipped roofline, front, sides and back, and says whether it needs a clear, a small repair or both. If rain is already coming through a ceiling or running down an inside wall, ring 07435 839745 and tell us which room.

The work

Hipped detached houses. A lot of Moordown's inter-war houses have hipped roofs, which means a gutter on all four sides and an outlet at more than one corner. The front run gets noticed.

The side and back runs of a Moordown house, especially the ones over a narrow passage between two houses, are where the leaves, moss and silt build up for years. We clear the lot, scooping the debris out by hand into a bag, then run water through each section and watch it reach the outlet.

Bays and porches. Many front bays in Moordown have their own short gutter under the first floor window, often draining onto a lower roof or into a small downpipe. It is easy to miss and it overflows straight onto the front door. We clear it from the ladder or a reach pole.

Bungalows. The bungalows in Moordown are quick and we can often do them from the ground with a gutter vacuum on a pole, which means no ladder leaning against a window or a conservatory roof.

Flats over the Wimborne Road shops. The gutters on the parades hang over a busy pavement, and a gutter over a shop sign is not a job for a ladder at the kerb. Where a pole vacuum reaches, we clear it early in the day before the street is busy. Where it does not, it waits for the next time a licensed scaffold or tower is up for other work. The gutter normally belongs to the freeholder, so the quote goes to them or their agent.

Downpipes and hoppers. A clear gutter is no use if the downpipe is packed. We flush each pipe from the top, check the shoe at the bottom and where it discharges, and if it is backing up at a bend we rod it or open the joint. Where a pipe still will not run, a camera down it tells us why.

Small repairs on the day. A joint that drips usually needs a new seal or union, and a sagging length needs a bracket refixed so the fall runs to the outlet again. We can do small fixes like that on the same visit and they are itemised on the quote before we start.

When we would talk you out of it. If the gutter is clean and still overflowing, clearing it again will not help: it is the fall, the joints or the brackets. And if the boards behind it are soft, that is a replacement job for our fascias, soffits and guttering in Moordown page, priced separately.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of run, the number of outlets and downpipes, any repair, and where the debris goes on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Clearing a gutter needs no permission from anyone. Moordown sits outside all of BCP's conservation areas, so even a replacement run on a house is straightforward, and if you want to check an address near the edge of one, the council keeps the list.

Cost

What decides the price of a gutter clean

Where it shows firstWater over the front edge, and a wet stripe down the wall below. Illustrative photo.

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.

Getting to it. A two storey hipped house with runs on every side, a bungalow off a quiet road, and a flat above a Wimborne Road shop with the gutter over the pavement differ more in access than in the work itself. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.

Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.

Comparing quotes? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away.

If it is overflowing now

Water coming over the gutter in heavy rain

Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect, so a blocked outlet in a wet week goes to the front of the queue.

We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. If it is the side run between two Moordown houses that is overflowing, the water is usually landing against the base of your wall, so tell us which side when you ring. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Ask for every side of the house, not just the front

Around two in three homes in Moordown are detached, and on a detached house with a hipped roof the gutters run on every side. The run most likely to cause trouble is the one down the side passage, where the gap to the next house is narrow, nobody looks up, and a downpipe or a tree drops whatever it catches straight into it.

Water that overflows there soaks the side wall at low level, runs along the path and ends up pooled against the brickwork, which is how damp gets into a wall that never gets any sun to dry it.

So when you get a price for gutter cleaning, check it covers every run and every downpipe, front, side and back, and ask how the side passage will be reached. Some cheaper cleans do the front and stop. Ours lists each run on the quote, and we take photographs of the side and back gutters before and after, because those are the ones you cannot see for yourself. Once a year, after the leaves are down, suits most houses in Moordown; more often if there is a big tree next door.

Questions

Questions about gutter cleaning in Moordown

How often should my gutters be cleared?

For a hipped Moordown house, once a year late in the autumn when the trees are bare. A side run under a neighbour's big tree may want a spring visit too, and we tell you which of your runs that is.

Do you do the gutters down the side of the house?

Yes, every run is on the quote, side passage included, and we photograph the ones you cannot see so you know they have been done.

How long does it take?

A bungalow is usually an hour or two. A hipped detached house with bays takes longer, and the time is on the quote.

Will you make a mess?

No, what comes out is bagged at the top of the ladder instead of landing on the borders, the side passage and paths are swept, and the bags leave with us.

My gutter is clean but still overflows. Why?

Usually the fall is wrong, a joint has failed or a bracket has dropped. We find which, and it can often be fixed on the same visit.
