Kinson gutters mostly fill with leaves, moss washed off the concrete tiles, and silt packed into the outlets of the post-war semis and bungalows. They are cleared by hand or by vacuum, water is run through every downpipe to show it flows, and any joint or bracket that needs attention is pointed out.
In Kinson you usually notice it in heavy rain. Water pouring over the front of the gutter instead of down the pipe. A dark streak down the brickwork under one corner. A green patch on the wall behind a downpipe, or a plant growing out of the gutter above the front door.
We clear it, flush it, and show you photographs of what came out and of anything that needs repair. If water is running down the inside of a wall or through a ceiling because a gutter has overflowed, ring 07435 839745 instead of waiting for a dry day.
The work
What a gutter clear involves on a Kinson house

Clearing the run. On a bungalow we can usually reach the whole eaves from a ladder or with a reach pole and a gutter vacuum from the ground. On a two storey semi it is a pole vacuum or a tower. Leaves lift out quickly. The slow part is the sludge: moss off the tiles and fine silt that settles into a heavy mat at each outlet. We scoop that out by hand where the vacuum will not shift it.
Downpipes and outlets. A clean gutter with a blocked downpipe still overflows. We flush each downpipe, check the shoe or the hopper at the bottom, and see that it discharges into the gully, not onto the path. Where a pipe is blocked at a bend we rod it, and we can put a camera up it if it will not clear.
The checks while we are there. Once it is clear we run water along the whole length. That shows up a leaking union, a bracket that has dropped and put a dip in the fall, or water backing up behind the gutter onto the fascia. Small things we can fix on the spot with your agreement: resealing a joint, refixing a bracket, realigning a length. If the fascia is soft or the gutter is brittle and cracked, we say so and price it separately, see fascias, soffits and guttering in Kinson.
Moss on the roof. Concrete tiles on Kinson roofs hold moss, and every time it rains some of it washes into the gutter. Clearing the gutter treats the symptom. If there is a lot on the roof, we tell you, and you can decide whether it is worth dealing with.
Semis, pairs and council homes. On a pair of Kinson semis the front gutter often runs across both halves, and a blockage in next door's half can back water up on yours. If both owners want the clear, one visit does both with a separate price for each. If you rent from BCP Council, the gutters are theirs to maintain, so report it to them rather than booking us. Owners of flats in the low blocks go through the freeholder.
How often. Once a year once the autumn leaves are down suits most Kinson houses. Near Kinson Common, Pelhams Park or a line of big trees, add a spring visit.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of run, the number of outlets and downpipes, any repair, and where the debris goes on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Gutter cleaning does not need planning permission or building control. If your home is listed, for example one of the old buildings by St Andrew's Church, a clean is still fine, but any replacement part should match what is there. the council's listed building records will tell you whether that applies to you.
Cost
What decides the price of a gutter clean

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.
Getting to it. In Kinson a bungalow with low eaves, a semi with a porch roof and a bay to work around, and a terrace with a flat-roofed extension at the back are three different set ups. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.
What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.
Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.
Comparing quotes for a Kinson gutter clear? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away.
If it is overflowing now
Water coming over the gutter in heavy rain
Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect.
We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. If you can see the blocked outlet from a window, do not lean out to clear it: note where it is and tell us when you ring. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Houses near the common and the parks fill faster
Kinson has a lot of green space. Kinson Common, the nature reserve with its woodland, heath and ponds, has houses right up to its edges, and there are mature trees around Pelhams Park and along the Stour valley at the north end.
If your Kinson house is close to any of these, your gutters get more than a house on an open road. Leaves, seed cases, twigs and moss all end up in them, and a line of trees along the back fence can fill the rear gutter in a single autumn.
So if you back onto the common or the park, plan for two clears a year: one in late autumn when the leaves have finished, and one in spring. Do not rely on gutter guards alone. On a tree-lined plot they tend to get a mat of leaves on top, which the rain runs over. And look at your gutters in the first heavy rain of the autumn, from the ground. Water running over the front edge is the sign.

Planning at a glance
Do you need planning permission in Kinson?
Most repairs in Kinson need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about gutter cleaning in Kinson
How often should my gutters be cleaned?
Once a year after the leaves are down is right for most houses. If you are close to Kinson Common, Pelhams Park or a line of big trees, twice a year is worth it.
Do you clean the downpipes too?
Yes. We flush every downpipe and check it discharges into the gully, because a clear gutter with a blocked pipe still overflows.
A joint is dripping. Can that be sorted on the same visit?
Usually, yes. Resealing a union or refixing a bracket can be done on the day with your agreement. Bigger repairs are priced separately.
Do I need to be in?
Not always. If we can reach the back garden, we can do the work while you are out and send you the photographs.
