Exterior cleaning in Kinson is mostly pebbledash and render on post-war semis, concrete tile roofs on bungalows, and block paving on drives. Each surface gets the pressure it can take, a biocide where something is growing, and the wash water is kept out of the drains.
Kinson houses usually need a clean because of a north wall, a mossy roof or a deadline. The side of a semi that faces north has gone green or black from the damp course up. A bungalow roof has thick moss in every channel and is shedding it into the gutters. Or the house is about to go on the market, or a tenant is moving in, and the front needs to look cared for by a certain date.
We look at each surface, tell you how each one will be cleaned, and put it in a free written quote with a line per surface. If something is beyond a clean, like render that is hollow, we tell you before we wash it.
The work
Pebbledash, bungalow roofs and block paved drives

Pebbledash and render need a gentle method. A lot of the post-war houses in Kinson are dashed or rendered on at least part of the front. Painted render takes a soft wash: low pressure through a wide nozzle, with a biocide that kills the algae and lichen in the surface instead of just rinsing off the green on top.
Pebbledash needs a lighter hand again, because a jet held close strips the stones off an older dash and leaves a bald patch you can see from the road. Where the growth is heavy, a treatment and a second visit do more than extra force.
Brickwork. Where the houses are plain facing brick, we test a patch out of sight first and keep the lance well back, so the brick face stays on and the mortar stays in the joints.
Roofs. Concrete interlocking tile is the usual covering. Moss packs into the channels and the laps and pushes water sideways under the next tile. We scrape it out by hand, brush the ridge and the hips, then treat the slope so the spores die rather than regrow by spring. A bungalow roof can often be reached with poles from the ground or a tower, which keeps the price sensible. We do not pressure wash tiles, because it takes the surface off and shortens the life of the roof.
Drives, paths and patios. Block paving comes up well under controlled pressure, but the wash takes the jointing sand with the dirt and the black spot, so it is re-sanded at the end or the weeds are back in weeks. Slabbed patios and concrete paths are quicker. Whether to seal a drive afterwards is a fair question and the honest answer is often no.
Gutters and downpipes. Moss from the roof ends up in the gutter and the outlets. We clear them before the walls are washed, so the next shower does not streak the front again. Blocked or broken runs are covered on gutter cleaning in Kinson.
When a clean is not the answer. Washing reveals whatever the green was hiding. Hollow render or dash that has parted from the wall is a job for rendering in Kinson, and it is better to know before the wash than after.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the method for each surface, protection, access, and where the water and residue go on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Cleaning is maintenance and needs no planning consent. Kinson has no conservation area, but there are nine listed entries in and around the old village, and painting or coating the walls of a listed building needs listed building consent from BCP Council first. Biocides are used to the label, as the HSE's biocides rules require.
Cost
What decides the price of a clean

No rate per square metre, because the same square metre can be twenty minutes or two, depending what is growing on it.
Getting to it. A bungalow with open access all round, a semi with a shared side path and a car in the way, and a council-built block of flats with shared parking at the front each need a different set up. Ground level off a lance is one thing, a second storey or a roof slope is another. Reach poles do a lot of it, some of it wants a tower, and the work at height rules decide which.
The surface decides the method. Render, painted masonry, old brick, block paving and a tiled roof all want different pressure, and some want no pressure at all. Getting that wrong takes the surface off with the dirt, which is the expensive kind of clean.
How bad it has actually got. A light film comes off quickly. Years of organic growth needs treating, and often needs a second visit rather than more pressure.
Comparing quotes? Ask what method is being used on each surface, whether any treatment is included or just a rinse, whether a second visit is part of it, and where the run off is going. Those details decide whether the figures can be compared at all.
If there is a date
A viewing, a visit or a deadline
Ring rather than use the form. This is not emergency work, but it is often work with a date on it: a property going on the market, a letting inspection, a visit, or scaffolding coming down.
Tell us the date when you ring and we will tell you honestly whether it can be done properly by then, rather than book it and rush it. A green, slippery path down the side of the house to the back door is the part that cannot wait, and that can usually be treated on the first visit. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Houses next to Kinson Common
Kinson Common sits right among the houses, a council nature reserve of heath, wet meadow and woodland, and its heathland is protected as a Site of Special Scientific Interest. Some of the gardens around it back straight onto it. Heathland plants live on poor, clean ground, and they do not do well with dirty wash water or a biocide running into them.
So where a house backs onto the common, we change how the job is done. Nothing is washed off a back patio or a path that drains straight onto the heath. Treatments are applied by hand on a still, dry day, to the surface that needs them, and not sprayed across a fence. Run off from a drive is caught, not sent down a gully, because road drains around Kinson run to surface water and the rules on water pollution apply. It takes a little longer, and it is the right way to clean a house with a nature reserve at the bottom of the garden.

Questions
Questions about exterior cleaning in Kinson
Will pressure washing damage my pebbledash?
Pressure washing can damage pebbledash if the jet is too close or too strong. We soft wash dash and render at low pressure with a biocide, so the stones stay on the wall.
How long does the green stay away?
Much longer when the growth is killed with a treatment instead of just rinsed off. A north facing wall near trees will come back sooner than an open one.
Do you re-sand block paving after cleaning?
Yes. The wash takes some sand out of the joints, and leaving them open is what lets the weeds back in, so re-sanding is part of the quote.
Can you have it done before a sale?
Tell us the date when you ring. We will say honestly whether it can be done properly by then, instead of rushing it.
