Bricklaying in Kinson is mostly repair and small new work on post-war houses: chimney stacks, front garden walls, piers, steps and the odd extension or porch. We match the brick and the mortar, build it on a proper footing, and give you an itemised written quote first. For joints only, see repointing in Kinson.

The faults worth checking on a Kinson house are usually visible from the road. A front wall that has started to lean, or has been clipped by a car. A chimney with the flaunching cracked and bricks loose at the top. A pier that has split where the gate hinge was fixed into it, or a crack running down a wall under a window.

We come out, look at what has moved and why, and tell you whether it can be repaired or needs taking down and rebuilding. You get it in writing before anything starts.

The work

Chimney stacks. Most post-war semis have a chimney stack on the party wall shared by the pair. After decades of weather the top courses go first: the flaunching cracks, the mortar washes out, and bricks come loose around the pots.

We take the stack down to sound brickwork, rebuild it in a matched brick with a new flaunching, and re-dress the lead flashing where it meets the roof. If the chimney is no longer used, we can take it down below the roof line and tile over, which removes the maintenance for good.

Front and garden walls. Low brick boundary walls on the front of these Kinson houses were often built with little or no footing, and tree roots, frost and the odd car bumper take them out of line. A wall that has leaned or cracked usually has to come down and be rebuilt on a new concrete footing, with a damp proof course and a proper coping or brick on edge so rain runs off rather than soaking down into it. A run along a front garden is often two or three days.

Piers and steps. Gate piers split when a heavy gate is hung off a bolt into a single brick. We rebuild them with a steel core where needed. Front steps built of brick lose their faces to frost, and we cut out and replace the spalled bricks, or rebuild the step.

Cracks and cut-outs. A crack that steps through the mortar under a window often points to a failed lintel. We check it, replace the lintel if it has gone, and stitch or cut out and replace the cracked brickwork.

Porches, extensions and new walls. New brickwork is built in brick and blockwork with a cavity and wall ties, in a bond that matches the house. The trick on a Kinson house is finding a brick that sits happily next to one that has weathered for seventy years, so we bring sample bricks and set a small panel before we order.

When we would talk you out of it. A garden wall with a few open joints does not need rebuilding. Nor does a sound stack with a cracked pot. We say so.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, raking out, the mortar mix, the area of each elevation, any brick replacement and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing on a Kinson job is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Repairs to a house need no planning permission, and Kinson has no conservation area. A new front wall over a metre high next to a road is a planning matter, as Planning Portal guidance on fences, gates and garden walls explains, and an extension may need both planning and building control.

Cost

What decides the price of a brickwork job

No rate per square metre, because the metre of wall tells you almost nothing until you know what the joints are like.

Getting to it. A Kinson bungalow chimney that comes off a tower, a two storey stack on a pair of semis, and a front wall on a corner plot facing two roads are three different set ups. A chimney or a gable wants a scaffold, a garden wall wants nothing. How long the platform stands matters as much as its size, and the work at height rules are why it is a priced line rather than an optional extra.

The joints, not the wall. Raking out by hand is slow and is the only safe way on soft old brick. How deep the joints have to come out, and whether the brick faces have already spalled, decides the hours more than the area does.

The mix, and matching. Matching an existing mortar for colour, texture and strength takes trial panels. Matching a brick means sourcing it. Neither is a line most quotes make visible, and both are why two prices for the same wall can be so far apart.

Comparing quotes? Ask how deep the joints are being raked and by hand or by disc, what the mortar mix is and whether it has been matched, how many bricks are being replaced, and whether the scaffold is included. The answers tell you whether the quotes are for the same work.

Ring rather than use the form when anything is overhead or leaning: a chimney with movement in it, a parapet, a garden wall pushed out by roots or a vehicle.

The first visit is about making it safe and stable, and we quote the permanent repair once we can see how far the movement goes. If bricks have fallen from a chimney or a wall has leaned towards the pavement, keep people away from that side and tell us when you ring. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

A shared chimney means a word with next door

Semis are the most common house in Kinson, and on most of them the chimney stack sits on the line between the two houses. It is shared. Half of it is yours and half is your neighbour's, even if only one of you still uses a fire.

That matters the moment work starts on it, because rebuilding or taking down a party stack is work to a party structure, and the Party Wall etc. Act 1996 requires notice to the adjoining owner.

In practice it is usually simple. Talk to next door first. Most neighbours are glad to share the cost of a stack that is shedding bricks onto both roofs. If they agree to the work in writing, that is normally the end of it. We will price the stack as one job, split the figure down the middle on request, and leave both sides' flashings sound. If you want to take your half down and your neighbour does not, that is a different job, and we will tell you how that would work before you commit to anything.

Questions

Questions about bricklaying in Kinson

My front wall is leaning. Can it be straightened?

A leaning wall can rarely be straightened. A wall that has leaned has usually lost its footing, so it comes down and is rebuilt on a new concrete footing. We reuse the old bricks where they are sound.

Should I take my chimney down?

If you no longer use it and it needs a big repair, taking it down below the roof line and tiling over can make sense. On a semi, the stack is usually shared, so your neighbour has to agree.

Can you match my bricks?

Usually closely: we bring samples and look at them against your wall in daylight before anything is ordered.

How long does a garden wall take?

A typical front wall is two or three days, including the footing. A long or tall wall takes longer, and we tell you at the quote.
