Rendering in Kinson is mostly on post-war semis, terraces and bungalows: old pebbledash or painted sand and cement that has cracked or blown, or brick that the owner wants covered. We tap the wall, hack off what has failed, and re-render in a system that suits it, priced line by line in writing.
On a Kinson house the signs are easy to spot. A crack that runs out from the corner of a window. A patch of pebbledash that sounds hollow when you knock it, or has already fallen off and left bare block behind. Green staining down a north-facing wall that has come back every year since it was last painted.
We come out, tap every elevation, mark the hollow areas, and tell you whether it is a patch repair or a full re-render. Then you get a written quote that names the system, the coats and the finish.
The work
Pebbledash, painted render and bare brick

Patch repairs. Where most of the render is sound and one area has blown, we cut back to a firm edge, key the background, and apply a scratch coat and a finish coat to match the rest. Matching an old pebbledash or a painted texture is the hard part, and we tell you honestly when a patch will show.
Hacking off and re-rendering. When the render has parted from the wall in many places, patching only moves the problem. We hack off the whole elevation back to the blockwork or brick, clean down and stabilise the background with a primer, and fit new angle beads, stop beads and a bellcast bead above the damp proof course so the render stops clear of the ground. Then the new system goes on.
Which system. A traditional sand and cement render in two coats, painted, is still a good answer on block walls and is the easiest to patch later. A through-coloured monocouche is one thick coat, scraped to a texture, and never needs painting. A silicone thin coat over a mesh reinforced basecoat gives a fine, water-repellent finish that sheds algae better than paint. We recommend one for your wall and explain why, and we bring colour samples so you see them in daylight.
Rendering over brick. Some owners in Kinson want a plain brick house rendered. It can be done, on a cavity wall, but the brick has to be sound, the joints keyed, and the details at the sills and the eaves worked out properly first.
External wall insulation. If the wall is being taken back anyway, insulation board fixed to the wall under a render carrier is worth pricing at the same time, because the scaffold is already up. It adds to the depth of the wall at the windows and the eaves, and we show you what that means before you decide.
A single elevation on a semi is typically a week or so from hacking off to the finish coat. For the inside walls, see plastering in Kinson.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access and scaffold, protection, preparation of the existing wall, the system and number of coats, beads and stop ends, and making good on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Re-rendering in a similar finish is repair and normally needs no planning permission, and Kinson has no conservation area. Changing a brick house to render, or adding external insulation, can need permission on some houses and building control under Part L, as Planning Portal guidance on external walls explains. We check yours before we price.
Cost
What decides the price of a rendering job

No rate per square metre, because the square metres are the easy part; what is already on the wall decides the price.
Getting to it. A bungalow gable off a tower, the side of a two storey semi over a narrow passage, and an end of terrace facing the street are three different set ups. A bungalow gable comes off a tower, a three storey elevation wants a scaffold, and the platform has to stand for the whole system rather than a day. The work at height rules are why it is a priced line rather than something folded into a rate.
What is already on the wall. Rendering over sound brick is one job. Hacking off blown sand and cement, or a pebbledash that has parted from the background, is another, and it is the part nobody can see from the road. We tap the whole elevation before quoting, because the hollow areas set the hours.
The system, and what the wall behind it needs. Silicone thin coat over insulation, monocouche through-coloured, or traditional sand and cement all price differently and behave differently. On a solid wall that has to breathe, a plastic-rich modern system traps moisture and moves the problem inside, so the right system is a wall decision rather than a colour decision.
Comparing quotes for a Kinson render? Ask which system is being quoted and how many coats, whether the old render is being hacked off or overlaid, whether beads, bellcast and stop ends are included, whether the scaffold is in the price, and what happens to the existing sills and pipework.
If it has started to come away
Render that has blown or cracked open
Ring rather than use the form. A section that sounds hollow when you tap it, or a crack you can get a coin into, is letting water behind the render and the frost does the rest.
We make the loose area of a Kinson wall safe, sheet it if the weather is against us, and price the elevation once we can see how far the blown area actually goes. If a piece has already fallen, keep people away from underneath and leave the rest where it is until we have looked. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
You are rendering half a pair
Semis are the most common house in Kinson, and a semi is half of a building. When one side is re-rendered and the other is not, the two halves meet at a vertical line on the front, and a new silicone or monocouche finish next to twenty-year-old painted pebbledash looks exactly like what it is. Some owners are happy with that. Others want to know before the scaffold goes up.
So before you choose a finish in Kinson, look at the house next door and think about the join. We stop the new render on a neat stop bead on the party line, so the edge is clean and the neighbour's wall is not touched. We can also suggest a colour that sits well against theirs. And if your neighbour is thinking about theirs too, doing both halves together is cheaper for each of you, because the scaffold, the skip and the set up are shared, and the finish matches. We price each half separately so each owner sees their own figure.

Planning at a glance
Do you need planning permission in Kinson?
Most repairs in Kinson need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about rendering in Kinson
Can you patch my pebbledash?
Often, yes, if most of it is sound. Matching old pebbledash exactly is hard, so we tell you at the visit whether a patch will show.
Silicone or monocouche: which is better?
Both are good. Monocouche is one thick coloured coat that is scraped to a texture. Silicone is a thin coat over a basecoat and mesh, and sheds dirt and algae well. We recommend one for your wall.
How long does it take?
One elevation on a semi is usually a week or so, depending on how much has to be hacked off and the weather.
Can you render in winter?
Not when it is freezing, or in heavy rain. We plan around the forecast and protect the wall while it cures.
