Flat roofs in Kinson are mostly the add-ons: a kitchen extension on the back of a semi, a garage, a porch, or a dormer built into a bungalow roof. When the felt on one of those fails we strip it, check the deck, and re-cover in GRP fibreglass, EPDM rubber or a modern torch-on felt, priced line by line.
On a Kinson flat roof it tends to start small. A drip in the kitchen that only shows in heavy rain. A puddle on the roof that never quite dries out. A crack along the edge where the felt meets the wall, or a bubble under the covering that gives when you press it.
We get up there, lift an edge to see what the deck is made of and how wet it is, and tell you whether it is a repair or a new roof. If water is coming through a ceiling in your Kinson home right now, ring 07435 839745 and put a bowl under it while you wait.
The work
Extensions, garages and bungalow dormers

An old felt roof gets re-covered. Most of the flat roofs added to the post-war houses in Kinson went on in built up felt, three layers with a chipping or mineral cap sheet on top. Felt of that age splits along the laps, blisters in the sun and lifts at the upstands.
We strip it to the deck, then lay the new system: GRP laid wet over a new OSB or plywood deck, a single ply EPDM rubber membrane bonded down in one sheet, or a modern torch on felt where that suits the roof better. A single storey extension is usually two or three working days.
The deck and the falls. A lot of the older decks in Kinson are chipboard. Once that has been wet it swells and goes soft, and it has to come out. While it is off we fix the falls. A flat roof that holds standing water after rain has too little fall, and tapered firrings on top of the joists put that right so the water runs to the gutter or the outlet instead of sitting in a pool.
Warm roof or cold roof. Many of these Kinson roofs have little or no insulation. When a roof is replaced, building control expects it brought up to standard, and the usual answer is a warm roof: PIR boards laid on a vapour control layer above the deck, with the membrane on top. That keeps the timber on the warm side and deals with the condensation a cold roof can suffer from.
Bungalow dormers. Bungalows are a large part of the housing here, and plenty have had the loft converted with a flat-roofed dormer. Those roofs are small, high and awkward to reach, and the leaks are usually at the edges, where the dormer cheek meets the main slope and the lead or felt apron has cracked. We re-dress the abutment flashings and fit new edge trims and drips at the same time as the covering.
Rooflights and pipes. A rooflight or a lantern over a kitchen, or a soil pipe through the roof, gets a proper upstand and a sealed collar instead of a smear of mastic.
When we would talk you out of it. A young roof with one split seam or one lifted trim needs a repair, not a new covering, and we will say so.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day, not the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Re-covering an existing flat roof on a house is repair and needs no planning permission, and Kinson has no conservation area. Raising the roof height or adding a lantern can be a different matter, and flats have no permitted development rights. Planning Portal guidance covers the rules. Building control applies when more than half of the roof is renewed, and we follow BS 6229:2025 on flat roofs on the falls and the build up.
Cost
What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.
Getting to it. A garage at the end of a drive, a kitchen extension behind a semi with a side passage, and a dormer on top of a bungalow are three very different jobs to reach and protect. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.
The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.
The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.
Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.
If it is coming through
Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.
The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. On an extension, move anything electrical away from the drip and check whether the water is near a light fitting, and tell us that when you ring. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
A bungalow's flat roof is where the loft ends up
Kinson has a lot of bungalows, and when a family outgrows one the usual move is into the roof. That often means a flat-roofed dormer across the back slope, sometimes the whole width of the house. Built well, it is fine.
But those dormer roofs sit right over a bedroom, and they were not always built with enough fall or any real insulation, so a failure shows up as a stain on a bedroom ceiling rather than in a garage you rarely use.
If you are buying or already living in a converted bungalow in Kinson, ask what the dormer roof is made of and when it was last done. When we look at one, we check the covering, the edge trims, the cheek where it meets the tiles, and inside the room for signs of condensation. Then we tell you whether it wants a repair now or a warm roof re-cover when the covering is due, so you can plan for it rather than find out in a storm.

Planning at a glance
Do you need planning permission in Kinson?
Most repairs in Kinson need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about flat roofs in Kinson
GRP, rubber or felt: which is best for my extension?
All three work when they are laid properly. EPDM rubber goes down in one sheet with no seams in the middle. GRP gives a hard surface you can walk on for maintenance. Modern torch-on felt suits roofs with a lot of detail. We recommend one for your roof and say why.
Why does water sit on my flat roof?
The roof has too little fall, or the deck has sagged. We correct it with tapered firrings when the roof is re-covered.
How long does a new flat roof take?
A single storey extension or a garage is usually two or three working days. A dormer can take longer because of the access.
Does a new flat roof need insulating?
When more than half is renewed, building control expects the roof to be brought up to the current standard. We build it as a warm roof, with boards above the deck.
