Driveways in Kinson

Front gardens turned into parking, cracked concrete drives rebuilt and rutted block paving relaid across Kinson.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

About two thirds of Kinson's homes are post-war, and many were built with no drive at all, or with a narrow concrete strip to a garage. We turn front gardens into proper parking, replace drives that have cracked or sunk, and sort out where the rainwater goes, all priced in writing.

Kinson drives come to need work in a few ways. A semi on one of the estate roads with a front lawn and a car parked in the street, where the family now has two. A bungalow with a concrete drive that has cracked across and dropped by the garage door, so every shower leaves a puddle. A block paved drive from the nineties that has rutted where the wheels go and weeded up at the joints.

We look at the ground, the levels and where the water will go before we talk about the surface you want. The visit is free and the quote puts each part on its own line. Garden paving at the back is on patios in Kinson.

The work

From front lawn to parking space

New drives on old front gardens. This is how a front garden becomes a drive. The turf and topsoil come off and go away, and on a front garden that is a surprising number of skip loads.

The formation underneath is dug to a firm level, a geotextile membrane goes down, and the sub-base is built up and compacted in layers to the depth a car needs. Edges get a kerb or an edge restraint set in concrete and haunched at the back, because an unhaunched edge is why so many drives spread into the border. A typical front garden conversion is about a week on site, once the dropped kerb is agreed.

The dropped kerb. A new crossing over a Kinson pavement is a separate application to BCP Council as the highway authority, and the council builds or approves the crossing to its standard. It is usually the slowest part of the whole job, so we tell you to apply as soon as you have decided. The government guidance on dropped kerbs explains the process.

Replacing a cracked concrete drive. Post-war concrete was often laid straight on the ground, and it fails in the same order: a crack across the slab, a step where one piece has sunk, then ponding. If the slab rocks or has dropped, it comes out and the drive is rebuilt on a proper base. If it is flat and solid, resin bound over the top can be a two or three day job with very little spoil.

Block paving. Still the most practical surface for most houses in Kinson, because it can be lifted over a drain and relaid. Rutting means a thin base, so the rutted area is lifted, the base rebuilt, and the same blocks relaid on a sand bed and re-sanded with kiln dried sand. Weed in the joints is lost sand, not bad blocks.

Tarmac and concrete. Tarmac suits a wider drive or a shared run to garages behind a row, laid in two courses over a proper base with a kerb to hold it. A new concrete drive is still a fair answer if it is laid with movement joints and a fall.

Where the water goes. Under the rules on paving a front garden, more than five square metres of hard surface that drains onto the road needs planning permission. So we lay the drive permeable, or fall it onto a border or a soakaway on your own ground, and keep the water off the pavement and away from the house. A channel drain across the mouth of the drive catches what runs down it.

Repairs. A sunken patch, a lifted kerb, a gully that has stopped draining, a step at the garage door. Small jobs, and cheaper done before the rest of the base goes with them.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: excavation, muck away, the sub base, edgings, the surface itself and the drainage on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

A permeable drive on a house is permitted development; flats and anything draining to the road are not, and the permeable front gardens guidance sets out the options. Kinson has no conservation area, so the look of the drive is your choice. The dropped kerb goes to BCP Council, and we get that moving first.

Cost

What decides the price of a driveway

No rate per square metre, because what is under it decides more of the cost than what goes on top.

Getting to it. A Kinson bungalow with a wide frontage and a straight run for the lorry, a semi on an estate road with the skip on the street under a permit, and a house on Wimborne Road with traffic passing all day ask for quite different work before any digging starts. Everything arrives and everything leaves by the same route. A drive you can back a lorry onto is cheaper to build than one where every barrow goes through a side gate.

The sub base. The part you never see is the part that decides whether the surface is still flat in ten years. Ground conditions, how deep it has to be dug and how much muck goes away are the real variables.

Water, and where it is allowed to go. Surface water has to be dealt with on the property rather than run into the road, which means a permeable surface or somewhere for it to soak away. That is a design decision with a cost, not an afterthought.

Comparing quotes? Ask how deep the dig is and what sub base is going in, where the surface water is going, whether the edgings are haunched, and who takes the spoil away.

If it is urgent

A trip hazard, or a drive that floods

Ring rather than use the form. A lifted slab, a sunken bay by a doorway or a gully that has stopped taking water are the ones that will not wait, because somebody falls or water ends up against the house.

The first visit is about making it safe and getting the water going somewhere, and we quote the permanent work once the ground can be opened up. If water is sitting against the front wall or the garage door after rain, photograph it while it is there, because it shows us exactly where the fall is wrong. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

A new drive onto Wimborne Road needs more than a kerb

Edged and restrainedWithout an edge restraint a drive spreads and the edges go first. Photo from one of our own jobs.

Wimborne Road runs through the middle of Kinson, past the village green and the Kinson Hub, and at that point it is the A341. That makes it a classified road, and the rules change.

On the estate roads either side, a new access for a house is usually permitted development and the only paperwork is the dropped kerb. Onto a classified road, Part 2 of the General Permitted Development Order does not give that right, so a new or wider access needs planning permission as well.

In practice that means planning a Kinson drive around how you get off it. The council will want to know you can see along the road as you pull out, and it helps a great deal if the car can turn on the drive and leave forwards rather than reverse into the traffic. So on Wimborne Road we design in a turning space where the frontage allows, keep walls and hedges low where they block the view, and get both applications in before anything is dug. If your house is on a side road, none of that applies and we will say so.

Do you need planning permission in Kinson?

Most repairs in Kinson need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about driveways in Kinson

Do I need permission to turn my front garden into a drive?

On a house, not usually, if the surface is permeable or drains onto your own ground. You do need the dropped kerb approved by BCP Council, and planning permission for a new access onto Wimborne Road.

How long does a front garden conversion take?

About a week on site for a typical semi. The dropped kerb application often takes longer than the build, which is why it goes in first.

Can my old block paving be saved?

Often, yes. Rutted areas can be lifted, the base rebuilt and the same blocks relaid and re-sanded. If the blocks themselves are cracked or worn smooth, we will tell you.

Will the street be left in a mess?

No, the pavement is swept every evening, nothing is left as an open hole overnight, and the spoil goes away with us. A skip on the road has a council permit.
