Replacing fascias, soffits and guttering in Kinson usually means taking off the original timber, or the plastic capping someone fitted over it years ago, checking the rafter feet behind, and fitting new uPVC boards with a new gutter and downpipes. You get an itemised written quote first.

In Kinson the first signs are usually plain from the street. Paint peeling off a fascia that is soft to the touch. A gutter that has dropped at one end so it overflows at the corner. A soffit board sagging over the front door, or birds going in and out of a gap at the eaves.

We come and look at the whole run, not just the bit that has failed, and tell you what is sound. If a gutter has come down and water is now pouring against the wall or into the house, ring 07435 839745 and we will talk you through what to do until we get there.

The work

Rooflines on post-war semis and bungalows

Full replacement starts at the rafter feet. We strip the old fascia, soffit and bargeboards back to the rafter feet, cut out and splice in any rotten timber, and fit new uPVC fascia boards screwed to sound wood. The soffit goes back in vented board, or with over fascia vents, so the loft keeps its eaves ventilation.

A new eaves felt support tray goes under the bottom course of tiles so the old felt that has rotted at the drip no longer lets water into the fascia. A pair of Kinson semis, front and back, is usually two or three days.

Capping over, and why we take it off. A lot of Kinson houses had their timber fascias capped with thin plastic in an earlier round of home improvements. It looks tidy, but the timber underneath carries on rotting unseen, and the screws holding the gutter brackets end up in soft wood. We remove capping instead of adding another layer, because until it comes off nobody knows what is holding the gutter up.

Guttering and downpipes. The usual choices are half round, square, ogee or a deepflow profile, in uPVC or aluminium. We set the fall properly toward each outlet, fit the brackets at the right spacing, and connect the downpipe into the existing gully or soakaway. If the gully is blocked or broken, we tell you instead of bolting a new pipe into it.

Bungalow rooflines. On a Kinson bungalow the eaves run all the way round, so the run is long even though the height is low. Most of it comes off a tower. It is a good time to deal with the dry verge and the bargeboards at the gables as well, since the access is already there.

Just the gutter? If the boards are sound and it is only a leaking joint or a sagging length, we reseal the union, refix the bracket or re-hang the length. For a clean-out, see gutter cleaning in Kinson.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of each run, stripping the old boards and gutter, the fascia, soffit and any bargeboard, the gutter, outlets and downpipes, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Replacing a roofline on a house is maintenance and does not need planning permission, and Kinson has no conservation area. If your home is listed, the few old buildings near St Andrew's Church and Pelhams among them, like for like work can still need consent: check the council's listed building records first. Where the eaves course of tiles is disturbed we re-fix it in line with BS 5534.

Cost

What decides the price of a roofline

Every hip, every runA hipped roof is more eaves per house, and more to hang straight. Photo from one of our own jobs.

No rate per square metre, because a metre of fascia over a bay is not the same metre as one on a straight gable.

Getting to it. A Kinson bungalow with eaves all the way round, a semi with a bay window and a porch roof in front, and an end of terrace with a conservatory under the back gutter are not the same job at all. A bungalow run comes off a tower, a two or three storey gable wants a scaffold, and a run over a conservatory or a bay window means building the platform around it. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is behind the boards. Rotten fascia is a symptom. The question is whether the rafter feet and the wall plate behind it are still sound, and nobody knows until the old board comes off. Capping over with plastic hides that instead of fixing it, which is why we take the old boards off rather than clad them.

The run, not the metre. A straight gable is quick. Bay windows, a conservatory in the way, a corner return, a run that has to be worked around a satellite dish or a service cable, and every outlet, hopper and downpipe are priced one at a time. So is putting the fall back: a gutter hung level looks fine and holds water all year.

Comparing quotes? Ask whether the old boards are coming off or being capped over, what happens if the rafter feet or the wall plate turn out to be rotten, whether the gutter, outlets and downpipes are all being renewed or only the fascia, and whether the scaffold is in the price.

Ring rather than use the form. A length of gutter pulled off its brackets, a downpipe snapped at the bend or a fascia soft enough to put your hand through goes to the front of the queue, because the next heavy rain runs straight down the wall and into the brickwork.

The first visit is about getting it supported and discharging somewhere sensible, and we price the run properly once we can see how far the rot goes. If a length of gutter is hanging, do not try to pull it down from a ladder: prop it or leave it, and keep people from walking under it. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

The second round of fascias is due

Most of Kinson was built in a short space of years after the war, and the original rooflines were painted timber with cast iron or early plastic gutters. Many were replaced or capped in the same later wave, so a whole road can have rooflines of much the same age, and they are wearing out together now.

The plastic has gone brittle and chalky, the gutter joints leak, and where capping was used, the timber inside has had decades to rot out of sight.

So if you are pricing a roofline in Kinson, ask the question that matters: is the quote to remove the old boards or cap over them? And what happens if the rafter feet behind are rotten? We price the strip out and any timber repair as separate lines, and if we find rot once the boards are off you get a photograph before we go on. On a pair of semis, doing both halves at once can share the access and gives a gutter that runs straight across both.

Questions

Questions about fascias and guttering in Kinson

Can you just cap over my old fascias?

We would rather not. Capping hides the timber, which keeps rotting, and the gutter brackets end up screwed into soft wood. We take the old boards off and fix to sound timber.

How long does a new roofline take?

A pair of semis front and back is usually two or three days. A bungalow's run is longer, but it is lower and quicker to reach.

Do I need a scaffold?

A bungalow usually comes off a tower. A two storey house normally needs a scaffold, and it is a separate line on the quote.

Will the new soffits be vented?

Yes. The loft needs air at the eaves, so we fit vented soffit or over fascia vents, and keep the insulation clear of the airflow.
