Fascia, soffit and guttering replacement in Moordown
Rotten timber boards and tired gutters replaced on the hipped inter-war houses and bungalows of Moordown, with what is behind them checked first.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

On a Moordown house, replacing the roofline usually means taking down old painted timber fascias and soffits and a tired gutter, checking the rafter feet behind them, and putting up new uPVC boards, gutter and downpipes. On a hipped roof that runs right round the house, so it is more eaves than people expect.
Moordown fascias and soffits usually give out at the paint, a joint or the eaves. The paint has been peeling off the fascia for years and a screwdriver now goes into it. A gutter joint drips onto the front step every time it rains, however often it is cleared. Or the soffit under the eaves has dropped, and there are wasps or birds going in and out of the gap.
We come out, look along every run, push a blade into the boards and tell you how much is actually rotten. If water is pouring off a broken gutter into the house or down the inside of a wall right now, ring 07435 839745 and tell us which side of the house it is on.
The work
Timber eaves, hips and bays on the inter-war houses

Painted timber boards. Most of the 1920s and 30s houses in Moordown were built with timber fascias and boxed soffits, and plenty still have them. Timber is fine while the paint holds. Once water gets in behind the gutter brackets, the fascia goes soft along the bottom edge and the soffit board sags away from the wall.
We strip the old boards off instead of capping over them, because capping in plastic hides the rot and leaves it to spread into the rafter feet and wall plate.
What we find behind. With the boards off, we check each rafter foot, splice in new timber where the ends have gone, and fit a felt support tray at the eaves so the old underlay, or the lack of one, sheds into the gutter instead of behind it. The tilt fillet and the bottom course of tiles get looked at too, because the tiles must drip into the back of the gutter.
Hips and bays. A hipped roof has eaves on all four sides, with a corner at every hip, and the front bays usually have their own short run of fascia and gutter below the main roof. Gables, where there are any, carry bargeboards. That is why a roofline in Moordown takes longer than the frontage suggests: a detached house is often two or three days once the scaffold is up.
Gutters and downpipes. The original Moordown cast iron has mostly gone, replaced with plastic half round or ogee at some point. We fit new uPVC in half round, square or deepflow, with the fall set properly to each outlet, new unions and brackets at the right spacing, and downpipes that discharge into the gully or soakaway, not onto the path. A gutter that overflows at one spot leaves green staining down the brickwork, and in driving rain that becomes damp on the inside wall, so we trace why before we price: a sagging bracket, a run pulled away from the board, or an outlet blocked with moss and debris. Cast iron or aluminium are options if you want them, priced separately.
Ventilation. New soffits come with soffit vents or an over fascia vent, so the loft gets airflow at the eaves and condensation does not build up on the roof timbers.
Post-war houses. On Moordown houses built from the 1950s onwards, the flat soffit boards can be asbestos cement. We check before anyone cuts or breaks them, and if they need to come out, that is done safely and itemised on the quote.
When we would talk you out of it. A sound, well painted timber fascia with one soft section does not need a whole new roofline. We can splice in a length and you repaint. And if the gutter is only blocked, that is a clear, covered on our gutter cleaning in Moordown page.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of each run, stripping the old boards and gutter, the fascia, soffit and any bargeboard, the gutter, outlets and downpipes, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Moordown is not in any of BCP's conservation areas, so changing timber boards and gutters for uPVC on a house needs no planning permission. The exceptions are the two listed buildings, Old St John's Buildings on Wimborne Road and Moorside Cottage, where listed building consent comes first. The roof edge detail itself is covered by BS 5534.
Cost
What decides the price of a roofline

No rate per square metre, because a metre of fascia over a bay is not the same metre as one on a straight gable.
Getting to it. A hipped detached house on a side road, a bungalow with a glass porch, and a shop with a flat above on the Wimborne Road pavement are three very different scaffolds, and the last one needs a council licence, because scaffolding on or over a highway needs a licence in writing. A bungalow run comes off a tower, a two or three storey gable wants a scaffold, and a run over a conservatory or a bay window means building the platform around it. The work at height rules are why the access is a priced line rather than something absorbed into a rate.
What is behind the boards. Rotten fascia is a symptom. The question is whether the rafter feet and the wall plate behind it are still sound, and nobody knows until the old board comes off. Capping over with plastic hides that instead of fixing it, which is why we take the old boards off rather than clad them.
The run, not the metre. A straight gable is quick. Bay windows, a conservatory in the way, a corner return, a run that has to be worked around a satellite dish or a service cable, and every outlet, hopper and downpipe are priced one at a time. So is putting the fall back: a gutter hung level looks fine and holds water all year.
Comparing quotes? Ask whether the old boards are coming off or being capped over, what happens if the rafter feet or the wall plate turn out to be rotten, whether the gutter, outlets and downpipes are all being renewed or only the fascia, and whether the scaffold is in the price.
If a section has come away
A gutter hanging off, or a fascia gone through

A length of gutter pulled off its brackets, a downpipe snapped at the bend or a fascia soft enough to put your hand through needs a phone call rather than the form, because the next heavy rain runs straight down the wall and into the brickwork.
The first visit is about getting it supported and discharging somewhere sensible, and we price the run properly once we can see how far the rot goes. On a hipped roof a length that has come down over the front door is the usual worry, so tell us where it is and whether anyone has to walk under it. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Letting a house here? The roofline is the landlord's job
About one home in five in Moordown is privately rented. For those, the roofline is not the tenant's problem. The law says a landlord must keep the structure and exterior in repair, including gutters, and fascias, soffits and downpipes are part of that exterior. A tenant can report a dripping joint, but it is the landlord or the letting agent who instructs and pays for the repair.
So if you are a landlord, get the roofline looked at between tenancies, when access is easy and nobody is living under the scaffold, and keep the quote and the photographs with your records. If you are a tenant, report it in writing with a photo and the date. We are happy to price the job for an agent who is not local, and we send the before and after photographs so they can see what they paid for without driving over.

Planning at a glance
Do you need planning permission in Moordown?
Most repairs in Moordown need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about fascias and guttering in Moordown
Can you just cap over my old fascias?
We would rather not. Capping hides soft timber, and the rot carries on into the rafter feet where it costs far more to fix. We take the old boards off, repair what is behind and fit new.
How long does a new roofline take?
A bungalow can be a day. A hipped detached house with bays is often two or three days once the scaffold is up. The quote gives the timetable.
Do I need new gutters at the same time?
Usually, yes. The gutter has to come down to replace the fascia, and putting an old gutter back on new boards rarely makes sense. We price both so you can see the difference.
Will it make a mess?
Old boards and gutters come down into bags and a skip, the paths and drive are swept each day, and everything leaves with us.
