Exterior cleaning in Moordown is mostly pebbledash and painted render on inter-war houses, block paving and patios gone green, and the fronts of the flats above the shops on Wimborne Road. Render is soft washed at low pressure with a biocide, paving gets controlled pressure and a re-sand, and roofs are cleaned by hand, as the roof cleaning page explains. Gutters are on gutter cleaning in Moordown.

What needs cleaning in Moordown tends to be walls, paving or a front with a deadline. The north side of a 1930s semi has gone green and black from the gutter down. The drive and the path to the door have turned slippery with moss and algae after a wet winter. Or a flat above a shop is being sold or let and the front needs to look right by a date.

We look at every surface first, say which will take pressure and which will not, and put each one on its own line of a written quote. The site visit and the quote are free.

The work

Pebbledash, render, paving and parade fronts

Softwash, not brute pressurePressure strips the surface off an old tile along with the moss. Illustrative photo.

Pebbledash is soft washed, never blasted. A lot of Moordown's inter-war houses are dashed, and dash holds algae and lichen in every hollow. A pressure lance would clean it, and strip loose stones with it. So we soft wash: a biocide applied at low pressure, left to kill the growth and the spores, then rinsed from the top down.

Black spot and lichen fade over the following weeks as the treatment keeps working. We mark any area where the dash is already loose before we start.

Painted and smooth render. Treated the same way, gently. The paint is the surface you are cleaning, and a jet wash takes it off in stripes. Where streaks run from a sill or a gutter joint, we show you the leak causing it, because cleaning without fixing it just resets the clock.

Brickwork. The older cottages and some later houses in Moordown have facing brick. That takes more pressure than render, but soft brick and old mortar do not take much, so we test a panel out of sight and keep the nozzle back.

Driveways and patios. Block paving and slabs come up under controlled pressure with a rotary surface cleaner that stops splash. The wash takes the jointing sand out with the moss, so the joints are re-sanded afterwards. We will tell you honestly whether a seal is worth it; on a shaded patio it can trap damp.

Roofs and gutters. We do not pressure wash tiles. Moss is scraped from the laps and off the ridge by hand and the roof treated. Clearing the gutter and downpipe outlets before the walls are washed stops the next storm staining them again.

Protecting the garden. Planting is soaked and sheeted, drains and gullies are protected so run-off does not carry biocide into them, and doors and windows are closed and covered. A house and its drive is usually a day.

When we would talk you out of it. Render that sounds hollow or paint already peeling will not survive any wash. That is a rendering job first.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the method for each surface, protection, access, and where the water and residue go on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Washing a house is maintenance and needs no permission. Moordown has no conservation area of its own; the council keeps the list. It has listed buildings, and on those a harsh clean can alter the character, so we check the listing records first. Biocides are used to the label under the HSE biocide rules, and run-off is kept out of the drains in line with pollution prevention guidance.

Cost

What decides the price of a clean

Paving brought backCleaned and re-jointed, with no new slabs needed. Photo from one of our own jobs.

No rate per square metre, because the same square metre can be twenty minutes or two, depending what is growing on it.

Getting to it. A bungalow with open access all round, a two storey semi on a side road, and a flat front above a shop on Wimborne Road with a bus stop outside are three very different access jobs. Ground level off a lance is one thing, a second storey or a roof slope is another. Reach poles do a lot of it, some of it wants a tower, and the work at height rules decide which.

The surface decides the method. Render, painted masonry, old brick, block paving and a tiled roof all want different pressure, and some want no pressure at all. Getting that wrong takes the surface off with the dirt, which is the expensive kind of clean.

How bad it has actually got. A light film comes off quickly. Years of organic growth needs treating, and often needs a second visit rather than more pressure.

Comparing quotes? Ask what method is being used on each surface, whether any treatment is included or just a rinse, whether a second visit is part of it, and where the run off is going. A quote without those details is hard to weigh.

If there is a date

A viewing, a visit or a deadline

Ring rather than use the form. This is not emergency work, but it is often work with a date on it: a property going on the market, a letting inspection, a visit, or scaffolding coming down.

Tell us the date when you ring and we will tell you honestly whether it can be done properly by then, rather than book it and rush it. If a path or step has gone slippery, put down grit or sand and keep people off it until it is treated, and do not use a household jet wash on pebbledash to get ahead of it. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Cleaning above a shop on Wimborne Road

Wimborne Road is Moordown's high street, and most of it is shops with flats above, much of it built between the wars. Some of it is striking, like the 1930s Art Deco parade at Mayfield Park Buildings and the old cinema that is now Bournemouth Community Church. Cleaning a front here is not like cleaning a semi. The pavement is busy, there are bus stops, and the shop below is trading.

So a Moordown parade job is planned around the street. A tower or a scaffold standing on the pavement needs a licence from the council under the Highways Act, and the wash water must not run across the footway or into the road gully. We work early, cone the area, contain the run-off, and agree the day with the shopkeeper so the doorway is not blocked at a busy time. On a painted Art Deco front, the soft wash matters even more, because the paint and the detail round the windows are what make it. If the flat is leasehold, the front usually belongs to the freeholder, so they need to agree to the work and see the itemised quote.

Questions

Questions about exterior cleaning in Moordown

Will a soft wash damage my pebbledash?

A soft wash will not damage sound pebbledash. It is a low pressure treatment, not a blast. Dash that is already loose may lose a few stones, which is why we mark those areas and show you before we start.

How long does the wall stay clean?

The biocide keeps working for weeks after the wash and slows regrowth. A shaded north wall under trees will green up again sooner than a sunny one, but usually over years, not months.

Do you re-sand block paving after cleaning?

Yes. Pressure washing takes the joint sand out, so we brush in kiln dried sand afterwards to lock the blocks and keep the weeds down.

Can you clean the front of a flat above a shop?

Yes, once the freeholder agrees and any licence for the pavement is in place. We plan it around the shop's opening hours.
