Lofts, sloping ceilings and walls in Moordown's inter-war houses and bungalows, done in the order that pays back first.

Insulation in Moordown usually starts in the loft of an inter-war house or a bungalow, where the layer laid years ago has settled to a fraction of the depth it needs. After that come rooms in the roof and the walls. We look at the whole house, tell you where the heat is going, and start with the job that pays back first. The detail is on loft insulation in Moordown and wall insulation in Moordown.

Moordown homes usually need insulating for a few plain reasons. The heating bill has gone up again and the upstairs never feels warm. A bungalow owner has looked through the hatch and found thin, grey wool with gaps at the edges. Or there is black mould in a bedroom corner every winter and someone has said insulation will fix it, which it may or may not.

Thomas comes out to Moordown, goes up into the roof space, measures what is there, checks the eaves and the ventilation, looks at the walls and gives you a written itemised quote in the order we would do the work. The visit and the quote are free.

The work

Topping up the loft is usually the best value and the place to start. Old mineral wool has compressed and settled over the years, and there are gaps where cables were run or boards put down.

We clear what is damaged, lay a roll between the joists, then a second layer across them, between and over, to about 270mm in all, so the joists stop acting as a cold bridge. That meets the 0.16 U-value that Approved Document L asks of a renovated loft. A standard loft is usually a day.

Keeping storage. If a Moordown loft is boarded for storage, laying boards straight onto full-depth wool squashes it flat. We lift the boarding, bring the depth up and put it back on raised legs. The tank gets a jacket, pipework gets lagging, downlighters get fire rated covers, and the hatch is insulated and draught sealed.

Ventilation at the eaves. Insulation stuffed into the eaves blocks the air that keeps the roof timbers dry, and condensation follows. We fit vent trays so the wool runs to the wall plate while the air still gets through.

Rooms in the roof. Where a Moordown loft has been converted, or a bungalow has a bedroom under a sloping ceiling or in a dormer, there is no loft floor to lay on. The work goes between and under the rafters: rigid board such as Celotex PIR, an air gap kept above it, a vapour control layer and new plasterboard. Where headroom is tight, a thinner multi-layer foil quilt such as TLX is an option. At the rafters the renovation target is 0.18. It takes several days a room because of the plastering.

Walls. Moordown houses of the 1920s and 1930s may have a cavity, and may not. We check with a borescope before saying anything. A clear cavity wall suits a fill, done by an installer registered for cavity work who leaves you the paperwork. A solid wall suits internal wall insulation room by room, or external wall insulation, EWI, on the outside. The wall insulation page covers both.

When we would talk you out of it. If the loft is damp from a leak or a bathroom fan blowing into it, more insulation makes it worse. That gets fixed first.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the survey, clearing what is there, the material and its depth, ventilation works and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing in a Moordown house is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Laying insulation in a loft is not development and needs no planning, as the Planning Portal page on insulation says, and it uses no permitted development right. Renovating a large part of a roof or wall brings in building control under regulation 23, which BCP Council handles here. Insulation fitted in a home is zero rated for VAT until 31 March 2027 under HMRC notice 708/6, and we are not VAT registered, so our quotes carry no VAT at all.

What decides the price of an insulation job

No rate per square metre, because the area is the easy part and the awkward part is everything around it.

Getting to it. A bungalow with a big open loft and a hatch in the hall, a semi with the loft boarded and full of boxes, and a flat above a shop on Wimborne Road with a tiny hatch are three different starts. A loft hatch you can stand a ladder under is one job, a crawl space or a room in the roof is another. Where boarding has to come up and go back, that is time before any material is laid.

What is already up there. Old material that has to come out, and be bagged and taken away, is a cost before anything new goes down. So is anything stored in the loft that has to be moved and put back.

Ventilation and the awkward edges. Eaves that must stay clear, downlighters that need covers, a tank and pipework that still need lagging, and getting depth right into the corners rather than just across the middle. Approved Document L sets what the work is expected to reach.

Comparing quotes? Ask what depth is actually being laid, whether the old material is being removed or covered, whether the eaves are being kept clear, and whether the hatch and the pipework are included.

If it is urgent

Ring rather than use the form. Insulation is rarely an emergency, but a loft dripping with condensation, black mould coming back faster than you can wash it off, or a room that will not hold heat before a cold snap all get looked at quickly.

The first visit is about finding out whether the problem is insulation, ventilation or both, because insulating a roof space that cannot breathe makes it worse. If the underside of the roof is wet or the loft smells musty, move anything stored against the eaves and keep the bathroom door shut with the fan running until we have looked. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

A bungalow loses more through the ceiling

Moordown has plenty of bungalows among its inter-war houses. A bungalow puts every room under the roof, so the ceiling is a far bigger share of the heat loss than it is in a two storey house, where only the bedrooms are under the loft. The same thin layer of old wool that is a nuisance in a semi is the main problem in a bungalow.

That changes the order of work. In a bungalow the loft almost always comes first, and it is a bigger job: more floor area to cover, a lower pitch at the eaves on some roofs so the edges are hard to reach, and often a boarded middle used for storage. We crawl the edges to check the depth reaches the walls, because a gap of a hand's width all round the edge of a bungalow ceiling is where the cold spots and the mould in the corners come from. Where a bungalow has had a bedroom made in the roof, the sloping ceilings get looked at as their own job.

Questions

Questions about insulation in Moordown

How much loft insulation do I need?

About 270mm of mineral wool, laid in two layers crossed over each other. If you already have 100mm that is sound, we top it up rather than strip it out. Anything under 250mm is worth looking at.

Is there VAT on insulation?

Not from us: we are not VAT registered, so there is no VAT on our quote. If another firm is VAT registered, insulation in a home is zero rated until 31 March 2027, so check it has been treated that way.

Will insulation stop the mould in my bedroom?

If the mould follows a cold ceiling edge where the wool stops short, filling the gap helps. If it is from a leak or poor ventilation, that needs fixing first. We check which at the visit.

How long does it take?

A loft top-up is usually a day. A room in the roof takes several days because it has to be lined and plastered afterwards.
