Plastering in Kinson

Skimming, ceilings, artex and making good in the semis, bungalows and ex-council houses of Kinson.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most plastering in Kinson is in post-war semis, bungalows and ex-council houses: skimming tired walls, replacing cracked ceilings, getting rid of old textured finishes and making good after a new kitchen or bathroom. We look at what the plaster is sitting on before we price it.

Plastering in Kinson starts from a few familiar problems. A ceiling that has cracked along the board joints and keeps cracking however often it is filled. A house bought from the council, or from someone who did, that still has its original walls and every layer of paint and patching since. An artexed ceiling nobody likes. Or a room that has had the wallpaper stripped and taken half the finish with it.

We come out, tap the walls, look at the ceilings from a step ladder, and give you a free written itemised quote. If a patch and a skim will do, that is what we price.

The work

Post-war walls, board ceilings and the textured finishes

When a skim does the job. Where the old plaster is sound but cracked, patched or rough, it gets a PVA or bonding primer, then a two coat skim trowelled to a smooth finish coat. New angle bead goes on the external corners and a stop bead where the plaster meets a frame. Most rooms are a day to skim, and then need drying time before paint.

Walls taken back. Houses built in the late forties and fifties usually have a backing coat of sand and cement or an early gypsum browning on the block or brick, with a thin finish over it. Where that has gone hollow behind the surface, or blown around an old damp patch, we cut it back to something sound, put on a new float or hardwall backing coat, and finish over the top. Tap a wall and listen: a dead sound where the rest rings solid is the part that needs to come off.

Ceilings. Early post-war ceilings are mostly plasterboard with a skim, and the cracks follow the board edges because the joints were never taped. A ceiling that is sound gets scrimmed at the joints and skimmed. One that sags between the joists, or where the nails have rusted and the board has dropped, is better taken down and boarded again with new plasterboard, taped and skimmed.

Artex. A lot of ceilings in Kinson were textured in the sixties and seventies. Artex from before the mid eighties can contain asbestos, so we have it tested before anyone sands or scrapes it. If it is clear we can take the high points off and skim; if it is not, we board over it and skim, which leaves it sealed in and undisturbed.

Dry lining and extensions. A new stud partition, a lined garage conversion or the inside of a rear extension is plasterboard on studs or on dot and dab, with tape and joint or a full skim. On an outside wall in a bungalow, insulated plasterboard is often worth the extra, and that is a question for wall insulation in Kinson.

Making good. Chases from a rewire, holes where a boiler or a fireplace came out, reveals around new windows. We patch and bring it flush, and once it has dried a mist coat goes on before you decorate.

When we would talk you out of it. If a wall is damp, a new skim will blow again. Find the cause first, whether that is a gutter, a bridged damp course or a leaking pipe. Outside walls are a separate trade: rendering in Kinson covers pebbledash, sand and cement and silicone thin coat.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: protection and prep, how many coats, the area of each wall and ceiling, beads and stop ends, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Plastering inside a house needs no planning permission, and Kinson has no conservation area. Building control only comes into it if walls are being moved or insulation added to the standard in Approved Document L. St Andrew's Church and Pelhams are among the listed buildings here, and a listed house needs listed building consent even for work inside.

Cost

No rate per square metre, because two rooms of the same size can be a day apart once you have seen the walls.

Getting to it. A bungalow with every ceiling at one height, a semi with a stairwell ceiling over the landing, and a first floor flat in a council-built block with a shared stair each take a different set-up. Ceilings and stairwells need a platform, and a room you are still living in needs protecting rather than emptying. Where the work is at height the work at height rules apply just as they do on a roof.

What is behind it. Skimming over sound plaster is a different job from taking a wall back to brick, and you often cannot tell which you have until something is tapped. Lath and lime, old bonding, dot and dab and bare block all take different preparation and a different number of coats.

The awkward parts. Reveals, beads, stop ends, arches, curved walls and getting a flat finish where an old ceiling has dropped. The middle of a wall is quick. The edges are where the day goes.

Comparing quotes? Ask how many coats are included, whether the walls are being skimmed or taken back, whether beads and making good are in the price, and who moves and protects the furniture.

Ring rather than use the form. A ceiling that is sagging, cracked in a line or dropping dust is the one thing here that will not wait, and nobody should be under it.

The first visit is about getting what is loose down safely and the room usable, and we quote the making good once we can see how far the failure goes. If a ceiling under a bathroom has dropped, turn the water off at the stop tap first, because it is usually a leaking pipe or seal rather than the roof. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Much of Kinson and the neighbouring estates at West Howe was built by the old Bournemouth Borough Council after the war, to deal with the housing shortage. Many of those houses have since been bought by their tenants and sold on, so the street you live on may be a mix of owners, council tenants and leaseholders in the blocks. That matters before any plaster comes off.

If you own the house, the walls and ceilings are yours to do as you like. If you are a council tenant, repairs to plaster are normally the landlord's, so report it to BCP Council first; and a tenant wanting to improve a room usually needs the council's permission. If you own a flat in a council-built block, the inside plaster is normally yours, but anything to a wall between flats, or to the structure, will need the freeholder's say so under your lease. Tell us which of these you are on the visit and we will write the quote so it can go straight to whoever has to agree it.

Planning at a glance

Do you need planning permission in Kinson?

Most repairs in Kinson need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about plastering in Kinson

Can you skim straight over artex?

Sometimes, once it has been tested. If it contains asbestos we do not sand or scrape it, we board over it and skim, so it stays sealed. A clear test means the high points can come off first.

Why does my ceiling keep cracking in straight lines?

Those lines are nearly always the edges of the plasterboard. Filling them does not last. Taping the joints with scrim and skimming the whole ceiling does.

How long before I can paint a new skim?

Usually a week or more, depending on the room and the weather. It goes from dark to an even pale pink when it is dry, and then it needs a mist coat before the paint.

I rent from the council. Can I get you in?

Report plaster repairs to BCP Council first, as they are normally the landlord's job. If you want to improve a room yourself, ask the council for permission, and we can give you a written quote to send them.
