Patios in Kinson
Patios behind the semis and bungalows of Kinson, dug out and laid on a proper base with the water running the right way.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

A patio in Kinson is usually going in behind a post-war semi or a bungalow, often where an old concrete slab or a cracked path already sits. We dig out what is there, lay a proper base, set the falls away from the house and keep the paving below the damp course, then price it in writing.
Usually the trouble in Kinson is that the back of the house has stopped working. A concrete patio poured when the house was new has cracked and tipped towards the back door. Slabs from the seventies rock underfoot and go green every winter. Or somebody in the house finds the step down from the kitchen harder every year, and wants a garden they can walk straight out into.
We come round, look at the levels against the wall, see how the materials get in and out, and write a free itemised quote. Front parking is on driveways in Kinson.
The work
Back gardens behind semis and bungalows

The old one is dug out first. Behind many houses in Kinson there is a slab of concrete, a strip of paving and a coal bunker base nobody uses. It all has to be broken out and taken away, along with any soft made ground under it, before a new patio goes down. That dig and the muck away are priced by the load, and they are often a third of the job.
The base. Once the formation under a Kinson patio is firm, a sub base of MOT type 1 is laid and compacted in layers. The slabs then go down on a full mortar bed, not on dabs, because dabs leave voids that rock, crack and hold water under the slab. Porcelain is laid with a slurry primer on the back so it bonds to the bed, because it will not stick otherwise.
Falls and the damp course. A patio has to fall away from the house, so the rain runs to the lawn or a drain, not against the wall, and it has to finish at least two courses below the damp proof course. Where the garden sits higher than that allows, a channel drain along the wall or a step down takes up the difference. The channel, an ACO type or similar, runs to an existing gully or a soakaway, so the runoff has somewhere to go rather than across the neighbour's lawn. Getting this wrong is what puts damp on the inside of a back wall.
Choosing the slab. Porcelain is hard wearing, keeps its colour and does not soak up algae, so it suits the shady side of a house. Indian sandstone looks softer and warmer and wants sealing and a clean now and then. Calibrated slabs, all cut to one thickness, make for tighter levels and a flatter finish, which matters most on a path people walk every day.
Joints and edges. Joints are pointed with a mortar or brushed in with a jointing compound, depending on the slab. Edging or a haunched kerb holds the edge against the lawn, and a small retaining edge deals with a garden that slopes.
Relaying what is there. If the slabs are sound but the base has sunk, we lift them, rebuild the base and relay the same paving. That costs less than digging out and starting again.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: excavation and muck away, the sub base, the falls and where water goes, edgings and steps, the slabs themselves, and jointing on separate lines, so you can compare it properly against anyone else's.
Nothing in a Kinson garden is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
A patio at the back of a house does not normally need planning permission. Kinson has no conservation area of its own. If you live in a flat, or in one of the few listed buildings here such as The Thatched House or Kinson Vicarage, check with BCP Council first.
Cost
What decides the price of a patio

No rate per square metre, because the slabs are the part you choose and the smallest part of the price.
Getting to it. A bungalow with a side gate wide enough for a barrow, a mid terrace where everything comes through the house, and a semi with a garage blocking the side are three different amounts of carrying. Everything comes in and goes out through the garden, often through a side gate or the house. A patio you can barrow to directly is a different job from one where every slab is carried. The work at height rules matter here where a step or a dug-out edge is left open, and the programme is set with that in mind.
What is coming out before anything goes down. An old concrete slab, a raised bed, tree roots or made ground all have to be dug out and taken away, and that is priced by the load rather than by the metre. The dig is where a patio quote is won or lost.
Falls, levels and the damp course. A patio has to fall away from the house and finish at least two courses below the damp proof course, and getting that right often means steps, a retaining edge or a drainage channel. Laying a new patio up against a wall at the wrong level is the single most expensive mistake on this kind of job.
Comparing quotes for a Kinson patio? Ask how deep the dig goes and what sub base is specified, whether the slabs are laid on a full wet bed or on dabs, what the falls are and where the water goes, whether edgings and steps are included, and what the jointing compound is.
If it has become a hazard
A patio that has lifted, sunk or turned slippery
Ring rather than use the form. A slab that has lifted at one corner or a step that has dropped is a trip, and a north facing patio in winter can be genuinely dangerous.
We can usually lift and re-lay the worst of it quickly, then look properly at whether the base under the rest has gone. If the problem is a step that has dropped by the back door and somebody older lives in the house, tell us that when you ring and we will look at that part first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
A level way out from the bungalow
Kinson has a lot of bungalows, and plenty of them are lived in by people who chose one because it had no stairs. Then they find the back door has a step down of a brick or two onto the patio, and another onto the lawn. The patio is the easiest place in the whole house to fix that, and it is worth thinking about before choosing slabs, because it changes the levels.
The catch in Kinson is the damp course. You cannot simply raise the patio to the door sill, because paving that sits too close to the damp course bridges it and lets water into the wall. The way round it is a drainage channel along the house with a grating on top, so the patio can come up close to the threshold and the water still has somewhere to go. Then the patio falls gently away, the step onto the lawn becomes a shallow ramp, and a non slip porcelain or a textured sandstone keeps it safe in the wet. If that is what you are after, say so on the visit and we will set the levels around it.

Planning at a glance
Do you need planning permission in Kinson?
Most repairs in Kinson need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about patios in Kinson
Can you make the patio level with my back door?
Close to it, in most cases, with a drainage channel against the wall so the paving does not bridge the damp course. We check the levels on the visit before promising anything.
How long does a new patio take?
A typical back garden patio is about a week, depending on how much has to be dug out and whether everything has to be carried through the house.
Porcelain or sandstone?
Porcelain is harder wearing and stays cleaner, especially in shade. Sandstone has a warmer look and wants sealing and the odd clean. Both need a full mortar bed.
Will you make a mess of the house?
Where anything comes through the house, the floors are covered and the route is cleaned every evening. The spoil and the old concrete go away with us.
